      That house is most likely on a pagadi system like many old houses of South Mumbai are . That means the so called Owner is also not a owner & he is paying a miniscule amount of may be less than 5 k as rent to the original owner or in Small Causes Court.
      Usually in such cases original owner is long dead & the renter from his days is protected by the Rent laws that existed upto 1970s . That renter cannot be told to vacate the flat. And as there is no stringent rule on sub letting such houses these renters make a lot of money by renting out the place for hefty amounts

      This guy said it -- he gets a no signal road to the Airport . The Mhrstra Govt is totally focused since last few years on developing the infra in South Mumbai to make lives of the wealthy & the top Ministers living there even better . The business people & the rich provide funds to the political parties & are a source of funds for the Govt. .
      As you go further & further towards North Mumbai thats where the cattle class of people live at least for the Govt. These are people who vote.
      These areas lack good quality , well planned & aesthetically appealing Infra . Any development is haphazard & super slow. . There is no easy access to long distance Railway Stations & Airport . Main arterial roads are narrow with pot holes & often further choked with traffic coz of Metro & Flyover pillars right in the middle of the road.
      Worse rarely ever will anybody hear of South Mumbai getting water logged . But suburbs & further North of Mumbai this is a nightmare every rainy season.

    As an Indian in third class flats, with worst views, a millionaire is happy and satisfied, this is the 8th wonder of the world. I salute this great person as he accepted the truth about India and Life.
    I never imagine myself living in such a place at such ridiculous rates, better I will retire early at this wealth and live in tier2 city a king size life.
    I worked in churchgate and travelled from Andheri, My mindset was always against Govt, system, policies which exploited Mumbaikars, the best thing I did was moving out of Mumbai.

      I can't defend politicians, system and govt. They do exploit tax payers.
      I too hate these babus.
      But it is personal preference where people wants to stay.
      This guy is very dynamic and wants to make as big as possible while he is still very young.
      And mumbai is perfect place for such people.
      Also, If you go to tier 2 city and decide to live king size, then trust me you will be judge by lot of people, they will see your wealth and get jealous, they may also trouble you.
      So if you decide to move in tier 2 with such net worth, then make sure not to show too much of wealth, you will put your life in danger and your peace will be gone.

      Hopefully, newer cities are designed with work and life balance in mind. Work and education hubs being just a few minutes of walking distance away from your residence and these walking pathways dotted with beautiful greenery and small shops for relaxation after working hours with family and friends. What is the point of all these technological advancements if we are not making the human life better? When are we evolving from being a cog in the system (labor) to living the human life wistfully with pride and passion? Much like how it used to happen in the past and still continues, it's a shame that this societal structure just works for those on the top. Anyway, let's hope for a better upheaval in the future!

      A middle class person saves their income & for them buying a house is an asset that adds to their savings . For a high net worth individual esp a business owner , a large part of their wealth is best kept fluid & invested further to generate more wealth .
      Thinking of both groups is different .
      Also, a high networth individual can easily afford rental in prime location or any location and still may be able to buy a house coz of the high level investments & their business worth .
      While a Middle class will think abt rent of flat increasing 10% each year & even renting becoming unaffordable as it starts to take away a large part of their income.

And in our country as rent is much cheaper than relative house cost, rent of a house is much lower than its emi. The difference in the value, when invested becomes crores in some years. And talking about so called ' stability', the biggest difference between poor and wealthy people is the mindset. If you think a risk-free life like 99% people, your life will be like 99% people. It's the 1% mindset which gets you into top 1%

      This is the same mindset a poor person puts money into Fixed deposit as it's 'stress free' over mutual fund (while the banks using your FD money for mutual fund themselves😂). The biggest difference between poor and wealthy people is the mindset. If you think a risk-free life like 99% people, your life will be like 99% people. It's the 1% mindset which gets you into top 1%. You ignore this advice thinking it's stupid, but if you can think openly you know it's a fact

      Residential property is a big scam (( only big burden on middle class..trapped in the cycle of loan payments.
      1cr residential property will earn max 25/30k rent. Commercial min 50k .theres a big difference! Res property have big vacant periods. Maintenance cost is higher due to furnish and fittings etc
      Logic over pride

    Sorry, but what was so special about that balcony? I didn't find the views appealing and zero privacy. I live in a Tier-2 city in China, my rent is barely 60000 Rs a month and the views from my balcony are spectacular. My Tier-2 city in China has world class hospitals, schools, universities, stunning infrastructure. Mumbai looks like a slum in front Chinese Tier-2 cities.

    12 saal pehele 10k sip, 7 years back networth of 2 cr, in 7 years 2cr to 50 cr, i think he had divested his business in assam into mutual funds
    I don't agree with his thought process of renting but it's his choice

    When I lived in Bengaluru, the rent for 3 BHK (1500 sq ft) was around 30k (equivalent to 80k today) without parking in a bad location. I never thought a 3 bhk without parking could cost more than that anywhere in India. However, the Mumbai house has several perks, like (1) excellent location, (2) a bit more area, (3) fewer power cut-offs, (4)better connectivity to airport, (5) better buildings nearby. I think the flat is worth every rupee.

    I live in a 3000sft 3bhk in Hyderabad and rent is 60k per month. Dont understand why mumbai has such high rents for 1800sft flat!

    Today Vishal was in different mood ,first of all he also find hard to digest that he's net worth 50cr and he's throwing quite of tough questions to tenant unlike to Vishal and that's make this episode bit different.       On 1st January, Nifty was at 1800 / 6000 / 21000 and
      PE ratios were 21 / 18 / 21...means Nifty levels are higher but valuations are stable, not excessive.
      Ab bhi 'market upar hai' aisa lag raha hai?

    When you are young and working you need to stay somewhere at the heart of the city.
    When you retire you move to a quiet place which is well connected but may not be at the heart of the city

    I guess he invested 7.5 crores in a FD at 7% interest, so after tax on the interest he gets 36 lakhs per year, which he uses for the rent. Humble and smart investor.

    That means he does not have 50 cr by himself ...it belongs to.his family his net worth is around 15cr...these are joint families so net worth is wromg to say 50cr.
