It's a beautiful property. Thank you for hiking up to show that gorgeous landscape. I first found your channel back in 2019, through a property video RUclips recommended. Until I binge-watched your transition to Portugal, I thought you and Gina were estate agents! So I appreciate that you often have to remind sometimes judgy or demanding viewers that you're not an estate agent and you're not a home inspector. You're a videographer. You're either hired by a person interested in buying the property or an agent showing it off. And you do a great job of it!

I could live there. I do hills almost every day. I could make such a nice trail running course right out my door. Spectacular! I would definitely hire a geotechnical engineer to give the property a once over before an offer. But it seems to be stable. Just have to think of the 100 year rain fall event and how that would affect the property. Love the views, the fruit and olives, the outdoor spaces, everything. Nice place.

You should. Have a look at the insurance-therms. Bet, rock-damage is excluded.
If you buy & own the house and the property, you can remove or repurpose all of those large rocks 💙

This property has so much potential. With lots of updating, and the right furniture it would be lovely. Plus lots of exterior cleaning or painting. Seems that is common in Portugal because of damp wet conditions.
The acreage is beautiful. Although you can’t use it agriculturally, It would be an artist paradise. Not to mention, as Ken said, great for hiking
The boulders can be a bit worrisome with the house sitting below. Probably a good idea to put up a barrier to prevent one from damaging the house.
The price is awesome for this house. You can’t get even close to that where I live in the states, for that size property.

I don't understand the comments that the price is too high - this house is very reasonably priced, there is a lot of house there and it is in excellent condition. With fresh paint and one's own furnishings this will be a stunner!

Nice house and stones, Ken. But no arable land. Just back after 10 days looking at property but didn’t realise how huge Portugal is. Will need another trip to Guarda area - love the goat cheeses from there.
Make sure you try the Soalheira cheese from our region as some of the milk comes from the grass on our farm through Joaquims sheep 😊

16,000 sq. meters.That's approximately 4 acres.. looks a lovely property except for all those huge amounts of boulders behind the house. I know how you like granite. I'd like a bit more arable land. Gina's got the right idea for today. 👏
Yes I think that's the main issue with this house. The majority of the land is on a steep hill and very difficult to use for anything. The flat terraces with the olives would make a good space for growing your own food and small animals like chickens, ducks, geese and rabbits though 😊

Nice house, you could always Net the back of the house to hold it in place. It seems a very damp area in general with all the moss growing on the rocks. ?
Yes good idea. I think the granite sand is pretty stable but that could be a good ifea. Everything in Portugal at this wintery time of year is wet and damp. Summer will be glorious and dry though 😊

Good wildlife shelters amongst the rocks. Any idea what kind of wildlife are there? I dont hear any birds in thd background?
Im using a special cardiod pattern lavalier mic thats designed to only pickup my voice and ignore exterior noises... In this region of portugal there will be badgers, foxes, mongoose, wild boar, small deer, genets... um... my brain isnt remembering them all but theres a bunch of cool animals... and of course loads of reptiles, amphibians, birds, and big birds of prey too.
@@OKportugal that's the reason for no other sounds. Good for keeping out the random cockadoodle do that we can hear on other channels in any country. There was a channel from a german couple in 'central portugal' that lived in a rural mountainous area who indicated that they heard no bird sounds around their house because of eucalyptus trees didn't support wildlife in PT. (Central Portugal being a large swath including Coimbra to Castelo Branco...not sure if their area was near Guarda area where you were.) I'm not sure I could tell a Eucalyptus tree if I saw it. Interesting that badgers are still present in the wild there...that is the representative animal of my state in US and they have long been hunted out of existence. Beavers, muskrat, raccoons, opossums, squirrels, chipmunks, rabbits, fox, coyote, deer, woodchuck are the natural wildlife in these parts.

I inadvertently learned them in a wildlife museum in the city of Sines 30+ years ago. I was visiting Sines over a holiday and one of the places open was this museum. No English translations (of course...local museum) but they had stuffed replicas of the animals in cases...as animals that either once inhabitated that area or still did...don't remember...so I learned many words that day. I was living in Lisboa area at that time and the only possibility of wildlife was a pigeon...that I knew about or had observed. Even a city where I am now...we observe the wildlife on a daily basis in summer...including wild turkey and chicks eating from my blueberry bush. I knew birds were helping themselves but had no idea the turkeys were too (and that was with a 4 ft fence around the bushes.)
Are the changes and extension to the original house all registered and approved for habitation?
You should always get your lawyer to check through all the paperwork when buying property. I'm only focused on filming video tours, not the legal side as im not a lawyer, but any reputable property agency should be able to provide you with all the documentation and proof.

Don't worry there's a lot of hot dry summer sunshine. The cold months are short lived in portugal. This region and altitude will be cooler than most of central portugal but I'm sure a lot of people will prefer that to the scorching summer heat I get on my farm in castelo branco 😅

Do they get snow at that elevation of the mountain? Or at least frost?
Im not sure the elevation of this property as I was there a few weeks back and cant remember, but it will snow a couple of days at around 800 metres up the mountain in winter every year, but it will only be thick and lay at around 1500 metres and above.
Orange, lemon and olive trees don't mix well with snow 😀😀😀

@@leeboss373 I couldn't believe it either, and it does sound funny 😅 but they are one of the few dangerous animals in portugal. Fortunately they are only mobile in March and April and aren't too much of an issue for the rest of the year in this part of Europe.

How far away are shops?
I was in Portugal as a teen. There was contest type event called “Bike Across Portugal.” Pointing out one can bike across Portugal in a day. I kind of think it’s about the size of the state of New Jersey if you are familiar that state in America.
From West to East (from coast to Spain) is not so far away. About 200 km , 125 miles. But mountains and hills. 2 hours or more by car.
From North to South it's 550 km, 340 miles. Across Portugal in a day on a bike, it can be done probably, but definitely not for every one.

The hillside can be easily secured for all that are unsure slope protection BUT I think that’s not even necessary….wonderful place ❤❤❤by the way you doing a very very good job showing details and so on.You should definitely check out being a real estate agent 🎉🎉🎉🎉🎉🎉

THOSE ROCKS GIVE ME CHILL
Nice area, house is in good condition but is old-fashioned. It would require quite bit of money to update the house for higher standard but it is not easy job and expensive. I think many people would like this house as it is, but in my opinion is not very well designed. House is full of cheap furnitures such as plastic chairs which makes complete picture of it. For me this is kind of holiday place without providing self sufficiently for long period of time easily, but it is possible.
The price of building a house brand new has skyrocketed here, and I think you'll find its much cheaper to buy and renovate something like this, than to try and build it from scratch.
It also takes a few years to build a house, versus buying something liveable and renovating it over time.
I've been looking at modular homes recently that seem to be a great way to build a brand new house in a couple of months. This seems to be a good option for someone wanting a new modern home without spending a fortune.
@@OKportugal This is one is way better than modular home in my opinion. Thick walls and underground floors should provide good insulation in hot summers. Nothing is wrong in stone house if builders keep attention to the details. In my opinion in such house should be loft area to provide good insulation. Bathrooms are very basic and lack of bath hub. But area is nice as holiday place, far enough to the neighbours, so privacy is good.

@@OKportugal I think in the hilly area is enough room to build small secret building as rest place and make few benches with in the shade and there should be also paths for walking.
With the Hills so close behind the House you always most be aware of a Landslide. Thats the reason I would not buy it. The House itself has lots of possebility. The Mountain Spring for sore is an eye catcher.
Too bad there is no heating, it must be very cold in winter in this house and must be very wet...

Talk about inflation, nice house but still…
It would be best not to "do" anything on the hill behind the house as your water mine would cease to operate. The trees and granite hold water back to release slowly the water slowly, too much mucking around with the hill and the house would be a flood during rains. We took out too many trees in similar situations in Oz and have created drought/flood situations.
Its like paradice. Could I have enoght money I would buy it.

Hi David, anyone can buy property in Portugal but to live here as a resident you will need either an EU Passport or a Visa.
If you are retiring then have a look at the D7 visa which is for people who receive a pension or have another form of passive income.
Just google "Portugal D7 visa" and i'm sure you will find lots of info on it.

I can tell by the way you just walked into their house that people don’t take off shoes in the home. Which leaves the floors dirty. We don’t wear shoes in the home. Babies can crawl on our floors. It is a nice house and Portugal is very nice. Needs pressure washing outside stones. Question where do they hang clothing if not in the bedrooms?
You have to buy cabinets that they call wardrobes for hanging clothes. Traditionally speaking most Portuguese did not have closets built in or built in shelving. Instead the ppl had to buy furniture that would hold the clothes.
Usually you don't take your shoes off in a tiled floor house 😀😀😀
Yes, there are hard tiles on the floor. Many houses in Portugal and Spain have that. So you can easily clean with water and soap or whatever.
When you have carpet or "soft" material on the floor, you will have to be more careful with dirt.
(and what about pets in the house? some people don't wear shoes inside the house and also no pets). ).
Goats could manage the terrain. If they borrowed some goats, fencing off areas that they dont want them to eat....but it would be a great way to get the land areas grazed, esp for the fire management.
A very sad state of affairs with these Portuguese properties they all need so much money spent not an ideal situation when your not from there. Your a sitting duck for price gauging on Reno costs paying double the price for every piece of work done. A reality check is just around the corner for this market
I'm not sure I agree. Building a 4 bedroom house like this from scratch, on a building plot like this one would cost many times more.
The house it completely liveable to me and if you wanted to modernise it you would still spend a way less money (and time) than building it brand new.
I guess we all have differing ideas on what's livable, but for me a house like this is just perfect 😊
@@OKportugal I can talk from experience that is totally incorrect a build from scratch on most of these dumps is a more cost effective option especially when it comes to resale.
He is right , There’s one price for locals and another for expats, Also they prioritise work for Locals leaving your site in the lurch, Even abandoning them at time after being paid, I have clients that have been ripped off and overcharged, Also builders over order materials so they can use the materials on other Jobs, So you end up paying for materials that’s being used on a Locals house , For free . Personally i would stay well away from the country side and buy new builds near the coast.. It ends up cheaper in the end,

The dump there is nothing compared to the houses in England .
You are quite rude. No one is forcing you to go and live there. If you don't like what you're hearing there are other channels mate.
When you look around across Europe. England doesn't have the most modern houses (also not the best roads).
Germany, Netherlands, Sweden, Norway, Denmark, have more modern houses. Even in London you still see apartments with single glass windows.
Elsewhere in Europe they have double or triple glass.
In Portugal there are beautiful houses, but also for some reason a lot of abandoned houses (ruins).
This is a nice house, if you ask me. Big enough at least. But a little old fashioned maybe.
Portugal was a very poor country until they joined the eu. I dont know why because it is beautiful. There must have been a political reason I suppose. I doubt a good one but hey ho there you go.
