We own the incredibox down the road from this home on the end. The rain comes in at xx miles per hour, and our door seal to the front door needed extra caulking/sealing around the base that ITH employees came out to our home and added to ours at no cost when we had leaks from the rain the last week. We also had a window leak only on the same side as the door. They came out with 3 employees and got on ladders and added more caulking. We used two towels to clean up the water, so I would bet this home has had the same situation and need for just more caulking around the door edges and it is all well and dandy. Our home is awesome! Only issues we have had was some leaks in the door/window. Everything else has functioned as expected and well.

Are those places built to code? Will insurance companies cover them? In case of a tornado or fire. The small town I live in here in Missouri (Misery) doesn't allow tiny homes. Mobile homes haven't been allowed for about 20 years. Before then, you had to have all 4 surrounding neighbors vote to approve one. These tiny homes are very much needed nowadays because it's almost impossible to find decent rental prices and new home prices are way too high for most people. Low wages everywhere around the country. Large companies are buying up all of the decent rental properties and charging crazy high rent. I'm glad I already own property. The town controls what people can and can't build on these lots though.
Maybe sell for 20400 dollars and add flashing and sill wrap. People saying you can see light through the sides of openings after hundreds being built is no bueno

The policy has changed recently to asking. People to pay for his infrastructure with lot rent starting as soon as you get your house if. You take one of their lots. I am not sure if that is even legal to ask for renters to pay that 10K unless it is a gift. I. Would not do it. I feel like used mobile homes are a far better idea. There is so many nice solid used 3 bed 2 baths under 30k across the country. Charging $10,000 plus $200 a month for the lot is just insane. Most trailer parks I have seen have much larger lots and are only $200 to $300 a month lot rent.

2 years 'free' rent? Might as well be a HOA! If you & your CLOSE CLOSE neighbor are in dispute or the community doesn't like you will you & your house be evicted? When rent goes up & you can't afford it you'll have to move the house onto another lot or buy land that is CURRENTLY out of price range for most people looking at tiny homes. @@anonymous-ir3tf - Okay I'm glad you remembered. I don't know where I got the idea he was going to put sheds behind the homes. I must have gotten that mixed up with something else. Thanks so very much for letting me know and for letting everyone else know too. 🙂
@@anonymous-ir3tfactually, the 12x20 fully loaded home came with a shed, and there is an option to purchase one. I know because I purchased a 12x20 DIY on the Grove and paid for a shed and mini-split. I could have also added a ramp with landing, or a deck, or a covered porch at an additional cost . They may make some of those options available for whomever buys it, but that is a guess.
@@raysun2be - Thanks Dennis, I wasn't off base then. I was postitive I heard something about a shed. Finally I came across the video that mentions a shed and it was for the 12 x 20 home like you said. Randy mentioned that it will come with a 4 x 8 shed. I'm not sure if the other sizes come with a shed. ruclips.net/video/zpg4q-xEC6Q/видео.html
Could you leave that one window at the end out and put a murphy bed with the couch underneath it on that wall so that you could bold the Murphy bed down at night and fold it up during the day and have a couch there that's what seems to me would be a good idea that way you could have the best of both worlds. How much space is from the wall to where that little snack bar thing flips up how much space is there? I still think a built-in Murphy bed is the way to go
No oven no cook top no microwave What exactly are you supposed to cook on?
Did anyone else notice the puddle on the floor by where the refrigerator goes?
I thought I saw that, you too! Maybe they can address that and pin below the video. These are good people building quality homes and their name is EVERYTHING!!
To me, it looks like Ace had an accident. The home is probably not even even connected to water yet.
@@inthesunbythebeach I thought that too. I hope it's not some sort of leak from the water tank or something
@@inthesunbythebeach Ace was laying on the floor the whole time other when Randy hit wall. So he didn’t pee on the floor. I’m pretty sure he goes potty outside, not in the houses
When does the 2 years start? Upon completion of the community?
I would do a Murphy bed on the back wall with a permanent couch
I think that would Be perfect for 1 personI love it just wish I had the money but don't have it due to health reasons and can't work
Where exactly is this located?
So the house is $20k, and $10k goes to the land? Then you pay $200/ month after 2yrs...for the lot?
That tiny house has everything you need except a washer/dryer. Find a space for that and I am all in. I will buy more than one.
How high are the privacy fences?
What city state is this community located ? Do buyers eventually own the piece of land ? How much is the down payment on this home ?
WE DONT WANNA BE HOMELESS
AND NOW..... well,...
WE FEEL LIKE THIS IS OUR LAST DITCH EFFORT
Soon I be ready to get one
Hi Randy! Still love the in red-I-box but just can’t move to Tennessee after all the terrible things your legislature is doing. I was still hoping to buy one and move it out west, but I even have second thoughts about spending my money with a Tennessee company. Not a fan of turning back the clock and restricting the rights of women.
I am with you on the terrible laws in Tennessee and how they are hurting women. Yes, Tennessee is turning back the clock. A disgrace! But I think there are good people in Tennessee, including Randy. The same things are going on in Florida and too many other states. And don't get me started on the horrible members of the Supreme Court of the United States.
@@inthesunbythebeach Actually stopping the murdering of babies will help women. They be lots of women who would have otherwise not been here.
@@jarateman6427 Sounds like you are a man. No one is murdering babies. A baby has to be born.
@@jarateman6427 Apparently you do not know anything about biology: When egg and sperm meet, a zygote is formed and quickly begins dividing to become an embryo. As pregnancy progresses the embryo becomes a fetus. The fetus becomes a neonate or newborn at birth.
This is exactly the reason that I can't move there. TN has not opted into the Medicaid expansion and I can't afford healthcare there.
$20K, STOP IT!!!......... lol............ cracks me up, Randy does.........
They insure them like modular or manufactured homes. We have insurance on ours that is on their property.
Maybe sell for 20400 dollars and add flashing and sill wrap.
People saying you can see light through the sides of openings after hundreds being built is no bueno
😊Can there be a sink made for on the back of the toilet? This is a awusome deal. 🐕
To much money ! 30 thou. No upper cabnit, no closets ,no bathroom sink , no frig , no stove, no oven , those screws all showing looks awful . That's alot of money .
$30K by itself is a lot of money, but for a place to live that is cheaper than most new cars is quite a deal.
@@SharonUK yeah it's 30 k !!!!!!!!!!
Little stronger wind and the thing falls apart. Common
I remember when you sold the 8 times16 with two years free for 15K and there was no 10K additional free non refundable gift to you. You have come a long way People are loving it.
That isn't an additional, it's the higher cost now. He can't sell $15K homes anymore. You're thinking of the mountain anyway, it cost more to develop that property and that's where the money goes as land doesn't develop itself...
@@persebra Are you buying. Since when do you pay for infrastructure on property you do not own. And are you buying. Most of the people who make these comments are not buyers. They are just wish I could buy people. Randy has just now dropped the price of the RJO 8x16 to 16K to be built this coming October if he can get 100 buyers.Stop trying to bully people when you do not like their opinions. It is n o y b.🤔
@@persebra You are the one contacting me with your nonesence when I was pointing something out to the office. It was only about two years ago he was still giving 2 years free rent to start when you get your house for putting some money up front. It was not a long time ago. The policy has changed recently to asking. People to pay for his infrastructure with lot rent starting as soon as you get your house if. You take one of their lots. I am not sure if that is even legal to ask for renters to pay that 10K unless it is a gift. I. Would not do it. I might at some point but something to pull out but no way would I pay 10K to pay for someone's business but you come around calling me a clown for expressing my opinion. You are a bully. I have the money to pay cash for what I buy. I doubt you do. By the way. Smart businesses want to hear people's opinions good or bad. That is how they stay in business. So your not buying? You think it is a good deal for everyone else? Who is the clown. Take a look in the mirror Evidently he is now offering the RJO at the old price and still making a profit but Amanda said not as much. As far as the Mt.property the are asking one hundred dollars more a month so that should take care of any inflation for taking a tractor and cutting a dirt road etc.

Any kind of Fallout shelter in the event that a tornado is heading your way?
I'm thinking about a decked out cottage in the mountain area your developing.
Could you dig a hole place a concrete bunker than put the cottage on top with a secret hatch? Just thinking out loud...✌♥️🙏🇺🇸
Great idea
It's not really a tornado-prone area.
@@chezmoi42 are you sure?
@@Sarahdrybones You can do what I did, google it. I live in central France, and we have had some high winds in the thirty years I've lived here, but never to the point where I felt I needed a shelter, even when it blew the neighbor's old cedar tree into our yard, or the stone steeple off a church ten minutes from here.
I need this!!
I wish you could start this in Ontario Canada
What state is this located in? Sorry if this is a dumb question but I just saw your video for the first time and didn't see it anywhere
Tennessee
Hi Randy! How's the tiny cottage coming along?
I want a 10x40’ with dormers and 2 bedrooms with stairs and a catwalk. I just need the $125K to do it.
Those seem stacked on each other.
It's a feature of this section, and the homeowners chose to buy there. The next stage of development will be in the woods, with much larger lots.
Do they have any communities in Arizona or California
I'm sorry, I don't understand: you are paying 20k for the box house itself, 10k for the lot (it's your lot), then you get two years of free rent (what are you renting if the lot is yours???)
@@american_woman thank you for your explanation
Awesome value!!!😊❤
So if you're paying $10,000 for the lot is the $200 lot rent for electricity and water?????? Yard maintenance?
I think it's $200/mo after 2 yrs, which gives you some of your key money back that way. I think that's how I've heard it explained.
@@AbbyD_TN thank you...has anything been said about water and sewage?...Or how far they are from hospitals, stores ECT...I love the mountains but I wouldn't want to travel an hour to town...

what im wondering is dose anyone know where i can buy just the sink cabinet i have been on the hunt for something just simple like that but can't find it
Ace's such a good dog. Is he an Irish Wolfhound ?
i think I heard that he's a Korthals Griffon (Wirehaired Pointing Griffon). Irish Wolfhounds are tall/big dogs.
How do you do that for such a low price. Amazing!
Welcome to Sunnyvale
2 years 'free' rent?
Might as well be a HOA!
If you & your CLOSE CLOSE neighbor are in dispute or the community doesn't like you will you & your house be evicted?
When rent goes up & you can't afford it you'll have to move the house onto another lot or buy land that is CURRENTLY out of price range for most people looking at tiny homes. This isn't home ownership it's a land owners permanent income, probably with many losing their homes, to said landlord as rent goes up....Good for Randy!
No offense just business,
I hope everyone realizes this is a trailer! Also the "community" that he is talking about is a trailer park! I don't ever want to be made fun of the growing up in a trailer or living in a trailer ever again in my life😅 it is amazing how you can wrap up the same idea put a bow on it and sell it for more!!!😂😂😂
I don't think I want an air conditioner up so high that I need a ladder to change the settings. Nor do I want it over the electric lights! 😁
Some people put a window air conditioner in the bathroom window. That way, you don't need to cut into the wall.
