    Love the other guy. His groans and commentary about the letter was hilarious! 😂😂 thanks for the chuckle. What would be funnier is if it came out that you owned the lane and the neighbor could not use it. I think we should get a fund together so that you can buy it. That would be a hoot.

    I marvel at how hard people of my age (64) can work as hard as men half our age, and Dave is no exception. He's an inspiration to all men everywhere of the resilience that most people have in their bodies,. If men would only embrace that reality, they too could accomplish great feats of beautiful work

    I’m a copper here in Canada in Toronto. We deal with the neighbour issue all the time, they have been there so long they think they own. Surprising is how much the lawyers screw them over knowing they have no legal right.🇨🇦

      Yeah.. I’m with you in that one.. solicitors & lawyers will happily take their money with not much to go off 🤷🏼‍♂️

      I live in the US and I use to be shocked by things like this. But I'm not anymore. And the lawyer who represents them is laughing in his easy chair right now. They give him money for nothing but the right to say we got a lawyer and gave him some worthless papers.

      And when they go to court and lose the lawyers just shrug and say it was never a certainty that we would come out on top, here's my invoice! Any legal advice you take is only based on the opinion of your legal advisor unless you can prove negligence they are not responsible for the the outcome, but they won't tell you that when they advise you to proceed.

    One of the neighbours we had worked on his house every day from eight until late at night for three years. Ended up his wife had enough, they parted, sold the house. Now these new neighbours are friendly, lovely, we just get along. Of course they do things to the house but within sensible hours and not on a continuous basis. We all work on our homes, it’s expected but not to the extreme. I have lived in my home for 48 years, many have come and gone. I am a down to earth person, not an interfering person, live and let live. Some are just nasty, driven by jealousy. Do not let anyone get you down lad. 👍👍👍

      Cheers for commenting! Yeah I think there a bit bored with their retirement and need something or someone to hate.. We usually do 8-7.. sometimes earlier but quiet jobs..
      Had allot of noise within a short period but being over the winter they can all enjoy their summer in peace :)

      Many many years ago my wife and I started a large renovation project in the back patio and yard. We were young energetic and able to put in many hours of labor when we came home from our day jobs. Well one night about 10pm our neighbor came out and commented (in a funny way ) about us working so late.
      We hadn't realized we were being bothersome to the neighbors. Going forward we stopped working when it started to get dark. Everyone was happy with that.

    Sue is a keeper of a neighbor. I'm retired and not a fan of construction noise, but I'm like Sue and treat my neighbor's well who are having construction done. Do unto others as you would have them do unto you. I love the bright colors that you painted the front. It's so cheerful.

    ‘Neighbours from hell’ are usually jealous tossers. Had a lot of trouble with people like that whilst working in North Wales in these small villages when I was a sub contractor.

    Most neighbours would agree that the soonest finished to sooner quiet. Whining about the work just drags it out.

      To be fair nobody my has complained about the work.. they all say it is what it is.. it’s only one neighbour that opposes the wall 😁

      It can look nice if done well with the right plants, trims etc. , but that's rare and usually runs the risk of looking cheap and gaudy. Especially if the paint is shiny.

      As a side note, my neighbours are fantastic! On one side they built a fence without asking for a contribution. The other side permitted access through their yard to construct and large outbuilding. I repaid their kindness by landscaping their yard after the work as it got dug up a fair bit. Left it better than we found it!

    You guys are quite the gourmets - bar-b-que looked delicious as did the cake - what a kind lady - imagine the state of the world if everyone had neighbors like her, so sweet! It's amazing how such huge trucks can get themselves down tight spaces with cars parked all around, super driving from these guys. Back yard is going to be fantastic as are the upstairs beams when they're waxed! Charlie was a great help - hire this kid full time haha, I know he's still in school so just teasing. Stone wall looks great.

    When I first started watching, I thought OMG somebody vandalized your work space in a bad way. Then I realized y’all are just highly unorganized and a bit messy … yet progress is huge. I like what you are doing. Invite the neighbors over for a bit of bar-be-que and beer. Get them fed good. They will lighten up.

    Hi Matthew - local living in Bryn here loving the progress! For those who joined the series later on, maybe you could give an update on what the plans are for the property? I know it was originally 1 house with the outbuilding, is it being split into 3 dwellings now? Also interested to hear whether you will just sell once finished, rent, holiday home etc. cheers!

      Hi mate, thanks for commenting! Yeah where looking to let them out as holiday let’s or at least try them.. If that doesn’t work out then we’ll be getting out the paint and either let them out as an AST and a last resort we will sell them - one is currently has an offer!
      So yeah I’ll update with the next video, so we had one house that had been knocked through without any prior planning consent / building regs so for the safety aspect we did a full renovation / refurbishment to keep them as two original properties
      The outbuilding is classed as a separate bedroom but is a part of the one house
      You’d be more than welcome come check them out, where thinking of having an open day! Come say hi Amy time 😁👍🏼

    I watched a video a few years ago, where some residents found there was a piece of land that no one owned, and everyone in the neighborhood parked on. A new neighbor started “maintaining” it for seven years, and then claimed ownership of it. This annoyed the neighbors, and they went to court, but apparently it was legal. So you might want to check that out.

    Just stumbled across your channel. WOW everything looks amazing! You boys are doing great. I ❤ the exposed beams, and the loft idea. Being a girl my only complaint would be closet space, lol. That little closet would only hold my shoes and handbags 👜. It will look lovely. Keep up the great work, and don’t worry about the neighbours.     My new neighbours on both sides reckoned they could tell me what to do on my own property…….I put up with it for a few years and found after threatening letters from their solicitors enough was enough and found the two magical words of Fxxx Off worked very well! - the previous neighbours thought I was the best neighbour they ever had!

    I'm in the US. Behind my garage is public access alleyway, which appears to have basically the same setup as where you're working, but where I live, the alleys aren't paved. I would have been very surprised if that lane was private property. These were specifically created to access the rear of the property. Here, all of our garages are at the back of the lots. How else would we access those garages if not for a public use alley? As far as the neighbor, they have too much time on their hands and need a new hobby. Keep the letters since you may need them for court, and keep doing what you're doing. I love watching how a property in need of a little work ends up being so transformed. Lookin' good!

      Yep where building towards a thriving economy, did you know 1 in 5 people work in the hospitality industry on the island?
      It’s the life blood of Anglesey, with it being the most dependent part of the United Kingdom we rely on tourism 😁👍🏼

      Exactly what I was thinking, we have the same problem in Llanbedrog/Abersorch. Most 30 odd year olds I know are still living at home, they can't afford to buy a house, there are no council houses and meanwhile, loads of empty holiday homes.

    Just a thought f any future renovations like this.....have watched a few....n some folk 'raise the roof level' by couple of feet at gable ends ( masonry) prior t fitting new roof...which makes things easier re stairs/ mesamine floors...n also put skylights...which " design-wise" gives much more 'bright,open' feel! They don't appear t have any probs with planning permission...as it means buildings easier t comply with regulations etc..

    You need to get a letter from the group who told you that you have a legal right to use the lane and have it sent to the council and the neighbor.

      Hi, yeah in terms of legality it’s a public right of way - it’s an unadopted road with no owner - and we have paperwork from the council to say that they don’t have any trace of the owner dating back to the 1800’s - also the highways agency have acknowledged that we can use it as a parking space so that the ground is non permeable 😁👍🏼

      Just in case this escalates, and given your neighbor has instructed solicitors, you need to respond in writing with the evidence you have disputing their assertions of the right of way. How you handle this is important because if your evidence is correct I’m fairly sure their solicitor will advise them to drop the case unless they have something that contradicts your claims, in which case they will advise you accordingly. But please don’t underestimate their motivation to drag you into a legal dispute because it’ll start to get very expensive if you have to bring in a solicitor yourself. So best try to resolve this now and in good faith.

      Yea soon as water gets under there you have a nice crazy patio. Iv always put sand down till it all settles then it's nice and flat an water passes thro it my next door done what you done and he's got a pond now an no way to fix it .

    I would make sure you have all that contact in writing. Then have a lawyer write up something. It’s absurd someone would say you can’t use a road. It’s BS for sure but honestly it would put it to bed. I had a neighbor issue she was so mean 95 so I knew time would solve things. But finally after not being able to be in my backyard for her yelling and throwing things-I called a surveyor. I did throw some money at it but when she found out I owned half her drive way she shut up. It was 100% worth it.

    If you’ve done your due diligence on access rights then you’ve got the perfect attitude!…keep it friendly as you can and just laugh it off yourself rather than getting stressed (worse things happen at sea and all that!)
    I’ll always be thankful for the skills I have from being in the building trade and what I have built for myself and family but glad I’m not working on site anymore….especially cos of all the over the top H&S crap needing “tickets “ for changing grinder blades etc 😖 and CIS money making scam! 😞

      Their easement / right of access is written in their deeds. It simple means nobody can stop them from accessing their property, should a land owner turn up. It’s pretty much over with now, just moved on 👍🏼

    Send your own letter. Explain the lane is in disrepair and your large delivery trucks are taking unnecessary damage. let him know he could be held responsible. Let him know you would like to discuss this with his homeowners insurance.

    The property doesn't have a front access? If it does maybe alternate between them, or schedule works later, sounds like your causing alot of noise and the person on that laneway doesn't deserve the constant disrespect. Also I've been in similar with a neighbour blocking bins pick-up, are you sure you didn't impact that?

      The property has front access, we’ve been respectful having materials delivered from the front and hand balled 7 tonne bags of sand, and 15 sections of concrete fencing that could have just been dropped around the back?
      Watching other videos will give you a greater context, as far as constant disrespect Ive put up with 3 threatening letters, and been shouted at on 3 separate occasions.
      No bins are being blocked, no access is being blocked, I’m minding my own busienss rebuilding a property that’s falling into disrepair.
      I have never spoken ill of any neighbour, they each got a bottle of wine off me when I turned up. A letter at the beginning through me using the lane that I would contribute and maintain the upkeep. I ordered a truck of road plannings to be tipped and a days labour to help the guy at the bottom of the lane as the track gets so muddy in winter his truck slides into the ditch..
      There’s no acknowledgment, hello or good morning and the fact I’ve aired out the letters is for public opinion.
      I try my best, where not here most weekends 4 days at the most so they can’t complain. At some point everyone’s house they live in was built and caused noise. Their house was built long after mine and blocks a lovely view of the fields.
      I’m ranting, but in a nutshell - people that meddle and interfere in others busienss when it has nothing to do with them 👍🏼

    My neighbor pitched a fit when I put a gate on our shared fence. He said he owned it because the person that use to own his house built the fence.(all the fences are the same, block concrete walls) I don’t care who built them.
    I had the property surveyed and oops it’s more on my side than his. They harassed me and cussed me out regularly. They sent me a threatening letter that was certified and they signed it. I couldn’t even open it. I took it to my lawyer, he laughed for a good 20 minutes and then apologized for laughing at my discomfort. He wrote a letter explaining my rights and that they had to stop their harassment. So far so good, but I decided to call my realtor and ask her if any of the previous owners had problems with these same neighbors and low and behold every single family had documented run ins with these neighbors and the harassment they endured. They even called the police on a toddler who stepped onto their yard. Yes a 3 year old toddler was also a victim of harassment. Then the realtor confessed that this information should have been disclosed to any potential buyer prior to purchasing. I told her that I don’t have the time for their harassment and my kids are grown so if they continue their nonsense I’ll direct them to my attorney and I will su for the legal fees at that point. They also have their security cameras aimed into my backyard and I occasionally catch his head popping up over the top of the fence to spy on me. Pathetic fools have no life so they have to spy on mine.

    I really recommend sending your documentation to that attorney sending you the letters. Show them the interactions. Its not worth the grief. Your video reply isn't sufficient. Take the time to reply. Its a hassle yes, but less than dealing with a court date and an injunction.

      And if they get an injunction then you will never be allowed to finish. It doesn't matter how you feel about it. Send a proper reply. Send copies of the documentation that proves your case. 5$ and an hours effort now might save you 10k+ in legal fees later. If they get an injunction then they will send you a legal bill that you will have to spend time and effort fighting. Take the simplest road and send them the information formally via whatever registered mail system you have there.

    It’s practically a new build, where are you running the air conditioning and heating from and to? I couldn’t see any ductwork/ spacing for ducts even upstairs in the mezzanine. If it’s not too late remember to future proof, summers are going to get worse ( watching from down under). Get a heat pump system ( even if it’s just for upstairs ) and you’ll be set for the future.

    The courts will decide if there is a right of way through the back or not. However it is always best to respond to solicitors proving you are in the right rather than not replying and letting costs rack up. Where I live (Conservation area) works on a bank holidays are completely banned by the way so people should check their local council website before proceedings - in our area you have to stop even outside the conservation area by about 1.30pm on Saturday.

    It sounds as if your horrible neighbour was planning a land grab of the lane! My advice is to ensure that they don’t carry out any repairs to the lane of any kind! The other option would be to talk to the local council to see if they would adopt the lane! Sight the reason four your requests is a possible restriction of a public right of way.

      It’s definitely not for everyone, but in person they look quite pretty.. we’ve had a few different suggestions - black & white traditional, the yellow instead of the lilac..
      What would you had preferred? A lick of paint is an easy change one sunny day and a tin of £50 paint 😁👍🏼

      There’s only a couple in the village that are painted and one that is next door is Cornish cream colour.. The cottage was previously painted yellow that faded with a green boarder
      Admittedly it won’t be for everyone
      Allot of people say it reminds them of Beaumaris in general I’d say Anglesey is a seaside destination with most buildings named Menai cottage haha

    Document, get evidence, send a formal letter in reponse with the documentation. If possible get all the other property owners to write their support. Don’t pretend it’s not happening, it’s not about how ‘strong you are’ or what a nice person you are. Don’t be naive. Shut it down properly and shut it down now. Don’t let it keep going and never underestimate someone’s determination to drag you into an expensive legal process, even if at the end they lose. Then they appeal. Shut it down and shut it down now.

      Not sure this is the best advice. Responding can keep this going and may also get him in hot water…unless he gets a lawyer behind him. He said he is representing himself….IF they have no legal right and it is just bullying, intimidation and harassment….that lawyers letter would be gathering dust with no response.

    End the conflict quickly, send the details you have received to their solicitors. Instruct that if they want to process legally they will incur your legal costs, these costs will include the minimum fee to review any correspondence and this fee will be (chose a reasonable sum) Turn the tide on people who dont have all the facts and solicitors who have not done due diligence investigating but are happy to charge for each letter sent....

    There are two sides to every story. Sounds like they could be trespassing. That is why we have courts to resolve disputes.

    I am from the United States and a bank holiday here it’s only a holiday for government federal/state/bank employees everybody else has to work sostreets, cities are still loud.

    oh i know this legal game 😂.
    I bought a house on a shared lane that has no owner and one of the neighbours believed she owned it by way of living there the longest.
    I sought legal advice.Providing said neighbour does not have deeds which shows complete ownership of the road then they dont have a legal leg to stand on. Access rights yes but thats not the same as ownership, registered access rights just means should an owner of the road turn up they cant stop them from accessing the lane.
    In regards to injunction threat, yes ive had one. Costs £10,000-£12,000 to do it. If they win you pay it. If they lose they pay it.
    So if they dont have ownership deed please let them apply😂. These people need a lesson in you cant claim ownership to what isnt yours.

    Well you’re not the only city/country to have this problem with neighbors, they’re everywhere and as you know we usually call them “Karen’s”. Here in the states we have homeowners associations they tell you what you can do and can’t do with your property and you pay them every year or every month for that privilege. The good thing is is it keeps your neighborhood looking pretty decent, no cars on blocks they have to take care of their yards things like that. And I don’t mind homeowners associations but I have to laugh at the last one I had because they came in to check some out in our backyard because our backyard was going to be just a total swimming pool and we had a wood pergola I guess you could call it and on top was solar pipes not a solid blanket looking thing but just the pipes that were right on top of the actual wood so you couldn’t even see him looking up through the holes of the Pergola the only way you could see him is if you were right on top of this 10 foot high awning. When they walked in back they saw a wood retaining wall that was about oh 2 1/2 to 3 foot high because our road on our street came from the top of the hill to the bottom of the hill and they actually complained that we had a retaining wall which had plants on top of it for about 3 feet before it hit the wooden fence that separated us from our neighbor who also had a retaining wall and the one next to him had a retaining wall and they said you have to take that out. We had to inform them that we didn’t put in the retaining wall that the builders of the subdivision put in the retaining wall because otherwise the houses would’ve just had mud coming down if they had no retaining walls. We looked at them like they were the stupidest people on earth and told them to check their information before they make a statement like that. Of course we never heard from him again. Just keep your chin up there’s always Karen’s out there like that they complain whether they’re male Karen’s or female Karen’s.

      I just work on the basis that everyone is good, just there’s the odd one who has a bad day.. gives me some faith in humanity!

      Thanks for highlighting that, yeah we’ve carried out thorough due diligence on our side crossed the t’s dotted the i’s.. The track use to belong to a farm that was at the bottom of the lane
