Failed National by 6 points the other day. Started doing more prep exam questions and getting in the 80 range on CompuCram. And 75-77 on prep agent, started watching ur videos and I have answered every question right so far. Praying about taking it and passing it tonight.

I watched several of your exam prep videos. I live in SoCal and took the state exam yesterday. I passed on my first attempt. There were no math or land measurement questions. Thanks for your awesome videos. ❤

Lead Paint reports on a home built before 1978 D. The reason the sellers are moving is that they are getting a divorce. I'm in Florida I think it was C Can you please explain why is not C. I appreciate any help you can provide
excellent question. Any home built anywhere in the nation prior to 1978 is to disclose any knowledge of Lead Based Paint. and the disclosure of lead paint doesn't vary from state to state. so the answer can't be C. "answer B" however does vary from state to state. Some states require that a suicide or a murder that took place inside of a home must be disclosed while other states stay silent on this issue. So "B" is the answer because state laws operate differently regarding the disclosure of suicides.

Not only is this a good question for the exam, but also in real life after you get licensed. The listing agent must ALWAYS disclose everything they know. Even if the seller asks their listing agent not to disclose, the listing agent must still disclose. And the seller needs to disclose too on the "Seller's Disclosure Form". If the seller refuses to disclose, then the listing agent should refuse the listing.
I think the wording in the second question is faulty but am wondering if that is one of the test "tricks". I would argue that a borrower who is receiving public assistance CAN be denied but they cannot be denied BECAUSE they are receiving public assistance. For example, if their credit is absolutely horrible (high risk) and they don't have a job (more risk), it would seem that they COULD be denied a loan BUT it cannot be just because their income source is partially or solely public assistance (as long as the formula for how much they earn, their credit rating, employment, how much they are trying to borrow, etc. checks out, they should be approved). Am I missing something here?

What you might do to get more state specific questions for Texas is ask the broker of the real estate company you are thinking of joining, and get their recommendation of where you can find those. You could also try doing a search on RUclips for Texas real estate exam questions. And maybe some RUclipsrs are loading specific questions on some other videos. My questions are good for all 50 states but maybe you can find some more specific Texas questions on some other people’s RUclips videos.

Not only is this a good question for the exam, but also in real life after you get licensed. The listing agent must ALWAYS disclose everything they know. Even if the seller asks their listing agent not to disclose, the listing agent must still disclose. And the seller needs to disclose too on the "Seller's Disclosure Form". If the seller refuses to disclose, then the listing agent should refuse the listing.
