This has been very helpful. I have recently decided to get enrolled into real estate school and have learned so much more through your videos. Thank you for all you do!
I watched 1, 50 minute real estate test video. Wrote down notes and whatnot. I keep watching these, “must know test question videos”, and answer 80 percent of the questions correctly from memory, based off of the first real estate video I’ve ever watched. This leads me to wonder, how are people failing this test, and also, are these really the most important questions? Just seems very weird considering how many people are failing this. Maybe I should just be grateful for the brain I have? Lol. I’ll come back after I attempt the test.
Process of elimination is obviously extremely crucial to passing this. Maybe people should just brush up on that before the test.
@@whataworld2028 These are good basic questions. They give a strong foundation to study the conceps and vocabulary. There will be a few questions just like these, but there will also be harder complicated questions too. And a few math questions. I have videos just for those math questions back in my list of videos, and the harder ones are scattered through my videos too. If you really know the vocabulary words I think you'll pass the first time.

thank you. One of the questions that comes on the national exam, is stated like this. before an appraiser starts appraising a residential property, he must check
the listing term of the sales
the asking price of the owner
the listing price of the property
sounds like the listing term of the sales. I'm assuming that's researching the comps. the asking price doesn't matter and neither does the listing price. If this appraisal is for a re-finance then the house isn't on the market, but the appraiser does need the data from comps. He needs those comparable prices and also the listing term (the date they sold) to make sure they are recent sales.

A couple are retire and had winning a championship of tenis they had save a amount of money from their winning enough to give a very high down payment, they have a very good credit score which they just need to finance a little amount of money which type of institution or loan they will qualify?

a buyer was in contract with a property they had no contingencies and he was planning on turning it into a commercial property but the zoning laws doesn't allow it is this void or voidable or enforceable

I wish the national exam was this straight forward. It seems like most of my exam was 2-3 paragraph long scenarios of specific or unique situations. I can answer every question of every RUclips video right but still failed.
ugh you got a really hard version of the exam it sounds like. hopefully on your re-take you'll get an easier version without so many long questions with unique situations. I've heard they can pull from 10,000 different questions and it just depends on the random selection of questions a person gets. those long paragraph questions make it horrible and time-consuming.
@@jonathangoforthshow7427 I retested today and passed! I got a lot less scenarios this time. Maybe 5 or 6 and around 8 or 9 math questions. Thanks for all the great content! I will definitely remember to come back and compensate the people that helped me pass once I start bringing in the money😁 thank you.

@@kristalgraham1098 more than half of my test were long scenarios questions. I failed also. I retake mine tomorrow and I’m praying I get easier questions 😩 I know all of the material so I was bummed that I didn’t pass.

no because a refrigerator is personal property. It can be removed easily and many times doesn't stay with the house anyway

lots of people don’t pass the first time. Mainly due to text anxiety. We just don’t hear about them. The success rate for the 2nd time is very high. Think of the first time as just good practice.

That’s very true. The real estate exam is pulling from more than 10,000 different kinds of real estate questions, so you could see questions just like these, or you could see totally different kinds of questions. Check out all my other videos too to get a good mix of all the different kinds of questions you might see. It’s all there to help you practice with.

What state is this test for?
These practice questions are good for all 50 states

How many questions on the test
That depends on the state you're in. You can google the real estate commission in your state and it will tell you how many questions. Most states have between 70 to 80 questions. You'll have the State portion and then the National portion. You'll need a passing score of 70% for each of them. For example Missouri is 70 questions for the state exam and we need to get 70% correct to pass. But then in addition to those 70 questions are 5 extra questions so the exam has 75 questions for the state exam. Those extra 5 questions are randomly placed throughout the exam and they don't count towards your score. those are experimental questions the Real Estate Commission is experimenting with to use for future exams. So your exam could have maybe 75 questions with only 70 of them counting if it's like Missouri. but google your real estate commission and it will tell you how many questions on the State and National exams.

I am currently taking an online real estate class. There are a lot of questions they are asking about becoming an appraiser.. Will there be much on the test on what you have to know to become an appraiser? This is getting beyond what I would think I would have to know to be a real estate licensee.
There are usually a couple of questions about valuation. as long as you know the basics, you should be able to get them correct.

I am currently taking an online course for my real estate exam . It is narration with a corresponding transcript and it is so boring and tedious. The explanations aren’t very good and i can get really confused and have to look up the definitions myself. You are a great teacher and i am finally starting to understand this material. Thank-you!
