I found myself nodding and saying "uh huh" a lot while watching because I either do the bad habit things, like accepting when a prospect says "can you call me back later", or nodding because I do the good things, like "hey let's get you penciled in at least, and if you find that it doesn't work for you, we can always change the time/day". I will watch again, and probably a third time, and I'm going to freakin' nail it.

it is all about providing value for your customers. when you provide value you are creating trust! Look for ways where you can provide more value and then put together a system and plan for success.

This guy is not a trainer, he's a talker. I agree with Mike Burns below. He is enthusiastic and would probably be a good sales person if not a bit OTT. His approach (if it can actually be defined) might work for him, but is not practical enough to work for the majority. Real trainers with real ability to train are more focused on delivering practical, simple, step-by-step methodology with the exact, proven words to use. They then drill that method with the students after establishing belief in exactly why it works. No one will try a technique for long enough for it to become a skill unless they first believe in the speaker and the methods taught. What pre-selling should be done before the call? What are the words to say when the prospect first picks up the phone? How do you grab their interest and attention? How do you move that interest towards arranging a time to get together? These are just a couple of the practicalities not taught here.
John Greenbury Thinking about setting appointments instead of making calls has worked for me tremendously. Focus is key. I do agree that word choice and phrasing is also important. I’m not a realtor, but this actually helped me as a Salesperson.
