Everyone deserves operating heating and cooling. Regardless whether you own or rent your home there is still an amount of maintenance the resident is responsible for. There’s no need to be living in squalor.
I dont understand the mindset. Used to work with housing programs and the majority are like this. No care to the property, no care when someone comes over, they just living life dirty.
And a smart landlord is a person who pops around once every couple of months to change the filter and check and make sure things are working, cause it will save them money in service calls, preserve their equipment and allows them to "quietly" keep an eye on their investment, and a provision for such can easily be incorporated in any rental agreement.
I used to rent a house that the owner used to come to collect the rent with an air filter in hand and will change it monthly religiously. That washer will keep the air conditioner clean all the time

This is not some apartment complex with maintenance on staff. You pay more for that. Its a single family home. You got to mow the yard, take out your trash, clean your gutters etc. Landlord not your parents.

I take care of office buildings and recreational facilities with swimming pools and ice rinks. I have also worked Residential too. Popping into a home to change a filter only takes a few minutes and small landlords can easily do it. When your small, keeping an eye on your investment is a good thing. A larger landlord scales staffing to their needs. As for the mowing, you hire a crew, cause they have the equipment and it's a business expense. When Curtis got out of his van you can see several mobile homes and a lot of grass to cut, so definitely contracted out.
When I saw that filter, it was a give me that the evap was clogged. For ice problems like that is the reason I carry a pump up sprayer. Spraying hot water on the coils speeds up the defrost. Time is money . Especially when you have more than one customer for that day.
I always left a Case of Furnace Filters at my Condo and asked my “Professional” Tenants I Rented my Condo to, to Change the Filters as Needed. Never had Issues.
Now you know why some people don't have nice things! I admire someone who can work in that environment and see how some people live in filthy conditions and worse.

Things today are very different, just like everyone's financial situation and their family support situation is different. This is a low income family in a poor area of Georgia. Their disposable income is going out taking care of the kids, feeding them and putting a roof over their heads, cause that's the priority and I doubt they have anything left to buy nice things. I never wrote a word about the cleanliness of their home. Why? Cause I'm sure we're all in agreement on that issue, but you chose to include it.

Gotta change those filters... I once pulled the filter out of my home's furnace after 4 months and it was literally totally plugged. When I rinsed it out in the shower with the magic wand, the water was literally coming out coal black. Never did understand how the furnace/air conditioner was still working with it like that.

4:59 Those filters are awful. That plastic backing. Pretty sure they had a recall at one point. They collapse in and really reduce the airflow. You wont always notice it depending on the system but I had those in my house and one for my kids.. Both collapsed in. It reduced the airflow enough to cause my pressure switch to constantly trip off for the humidifier. Maybe they fixed now

That place was messy but I've seen a lot worse. When I was a young man I worked maintenance at a new 200-unit subsidized apartment complex in Texas. Management decided to supply the AC filters which we changed for the tenants on a regular basis. The AC systems were builder grade but by maintaining them ourselves we kept most running well. However, after about six months I refused to enter some of the units because they were so nasty inside. Being a young naive guy I was not prepared when I saw how some people live. Windows and doors were propped open, the screens were gone, the AC was set on 60 degrees, and the pantry was full to the top with trash, seriously completely full of smelly trash and gross liquid running out from under the door. Little kids living in there. The kids had no clue and that broke my heart so I had to get out of there. Not everyone lived that way, maybe one out of ten but those tenants affected everyone around them and infestations of mice, roaches, and flies became a problem. When I watch your videos and see similar situations I get that same feeling. Kudos to you for getting the job done and helping them out. I expect you have your limits and have passed on jobs because of unsanitary conditions but we probably don't see those videos, and that's fine with me! I like your channel and have learned a lot!
These houses just continue to get worse…landlords obviously don’t care about the conditions because they’re going to get paid by government either way…guaranteed income If you get the job, the coil will be the cleanest part of the home 🤦🏻♂️
What more can the landlords do? Get on the tenant and they will sue you. This is why landlords want a deposit + first months rent. If tenant had to pay for repairs they might act different.

That deposit on that house is not going to cover half of that damage and the government pay is usually lower then the average rent. They always try to cheap it because you get kickbacks if you get a landlord to agree to cheaper costs. You will also almost never be able to sue these tenants or get your money from damages.. generally its alot harder. Oh and Government housing is legal and people illegally here. (Yup its absurd) Its a cluster of who knows who. I used to work in this field. Probably over 90% should not be on the program due to either destroying every property they enter and/or the fact they can work but refuse. Back in the day being on welfare was considered shameful.. Today people are proud of it. Sad
