For construction materials: COCHEZ or FRANKLIN JURADO (both on the Panamericana road). Use WAZE to get everywhere here and it will be easy. There is a NOVEY store, near the Doit Center, that also has a lot of things. For the roof and all the metal you need, METALPAN. Also you have HOPSA store for other materials, like PVC windows . There is a place called SANJUE, for materials for the ceiling and floors, like PVC, which is excelent for this weather. My House was made of M2, covered with cement. It has resulted very good with the sismic movements proper of this area. I didn’t use concrete. And LUMICENTRO for lamps. These are just some sugestions, from a panamanian who moved to Boquete and built a tiny house. Hope this will be useful. Good luck!

Definitely consider concrete for your house, you can still build with wood in the interior, but the concrete has thermal mass that will help keep it cool during the day, then the heat will release at night. You can insulate inside the house too, and build regular wood walls against concrete block on the inside.

Agree with Michael B. I have stayed in Borneo Island (Sarawak), Alabama in the US, and Vancouver BC. They all have different house structure, some are concrete and masonry, some are timber frame. The locals use them for a reason. It is best to follow the locals. Rain in BC is drizzle all day. Rain in Borneo Island is heavy downpour, more like rain during hurricane in southeast US.

Also, if you are planning on homeowner insurance, it may not be available for wood framed home. Luckily, Panama is not a litigious country, and the possibility of a lawsuit is rare, since the plaintiff is required to post a bond for half of what they hope to acquire before the court will schedule a hearing. We opted out of homeowners insurance because of this, and our house is all wood. The wood you use is very important as there is treated lumber that is basically just painted on with no penetration, and at least 2 stages of pressure treated lumber, more expensive, but worth the cost. I am a 40 year journeyman carpenter ( I just seriously aged myself ), and have built hundreds of custom homes in my career, but Panama has definitely presented it’s challenges. I am enjoying the hell out of it. Keep living lite, and kind

You cannot go on that land and even dig a hole without the owner's consent so you cannot drill for a well or even drive a point.... and you cannot run a perk test. Those things are expensive anyway so....you should put in the sales agreement that prior to purchase that the seller drills for and finds a well that you can test the water from to make sure that it is potable ( safe /drinkable) and he runs a perk test to make sure that you can have a septic system and that the seller can assure you that the price of electricity can be run to your home, will be reasonable in price not only for installation but for monthly charges and he must inform you of the price of what all costs for the electricity would be prior to sell. All of those things have to be done at the seller's expense without raising the initial offered price. Also you need to go to the nearest city clerk office and find out if that land can have a building permit or not and what are the limitations on the building permits in that area.... what are the average taxes for homes in that area...
Sorry you guys...but building a comfortable, sensible, affordable, resellable home on a pretty piece of land takes SMARTS...if you don't want to lose your shirt to some charlatan who wants to unload land they got duped into buying because it was "pretty" only to find out later it was uninhabitable.

    • @Linda-9037
      @Linda-9037 4 года назад

Talk to neighbors in the area...sometimes they know where the water fishers are underground..some might even know where the buyer would best do a test dig for a good well...... every time you get a well-digger to punch into the ground to search for a well it costs big money every dig even if they come up dry or if they come up with undrinkable sulfur water...
The neighbors might know based on where their own well is located the best first bet is if they have a good well a driller could do their first dig attempt in a straight line from and at the same depth as the neighbor. or...neighbors....on each side... but even that.... believe it or not is not a guarantee it's just the sellers best bet at a likely source..Good well.water is unpredictable though. For example..I have superb water two of my close by neighbors have water that is discolored and has a sulfer smell they can't drink their own homes water..I wouldn't give them a dime for either of their houses....(why pay the taxes and keep up repairs on a house with bad water when I could just as easily keep searching and find a home with good water that I can drink right from the tap ) that is a lesson also to anybody who wants to buy an established home in any rural area that has wells...when looking to buy always turn on the tap see how good the flow of the water is bring a clear glass fill it with water see how clean and clear the water is ...smell it and taste it and see if you could live with what it's like that's more important than anything... you should ask the homeowner if their water has been tested lately and passed a potable.(drinkable) lab test.

He guys !! Be sure you get your building PERMITS without having water and an official water meter with water card ? (In Costa Rica that's called the Constancia de Aqua) or inscribed water well? I hear your rainwater solution BUT if the government doesn't accept that- you have the chance to get a visit while or after building and even the chance exists to break down all you've to build so far.
We just bought our property in Costa Rica en went through the same water rules stuff. Not sure how the rules are there...just want to help you prevent a disaster and buying useless land you cant build on neither can you sell it for that reason.
What we did is buying it through an attorney - escrow - to give yourself time for Due Diligence first, pay 10% of the whole land price and make the conditions before you pay the 10% and make full buy promise that there HAS to be a way to get official water cards FIRST (with that your realization for your future community)- only if that's set you pay the rest. If they don't make official water cards happen they have to give you back your 10% because they aren't able to deliver their water promise and you don't have to pay the full price and can pull back and walk away. Good legit attorney is VERY important.
    Hope that helps
    X Muriel

I think you should not spend money on a well and go all in on rainwater harvesting. There is a RUclips channel I watch called HANDEEMAN, and they live on acreage in Arizona where they only get a few inches of rain, but they have a 3000 sq ft rain roof that collects 16000 gallons in a few days which lasts all year. Recently they put in a shop with a larger 28000 gallon system because they will be having more people for workshops.
You could start smaller since there is a lot more rain and a shorter dry season to get through and save a lot more money than drilling wells to try to find good water. I would at least look at the costs. I think I would put the cisterns up higher on the hill and rely more on gravity over pumps.
I am looking forward to seeing you guys build this place out on video. That area has been on my list of places to visit and maybe move to eventually, so I am happy to see it in your videos.

Initial costs may be lower but operational costs higher; after the break even date the well water is cheaper never mind the more beneficial mineral quality. Rainwater is great for plant water, suitable for washing, but painful to purify for consumption. Why not have both systems? A high cap well isn't required for consumption only, so it wouldn't have to be as deep and expensive as a full service well.

If you want to build to last, use cement foundation and steel construction. Fiber board on both sides with foam insulation between. Stucco your outside fiberboard with acrylic base. Use the steel roof, but make sure you get the thicker and bonded steel that doesn’t require another coat of paint, make sure you insulate your roof from your ceiling (more styrofoam). Fill and block ALl holes are you will get bats, rats, and critters. Cut all large trees that WILL eventually fall and cause damage. Sit and watch during the rain and plan your drainage appropriately, better to work with what you have than put tons of energy to change Pachamama.

If you build home into containers you can close the containers during bad storms with no worries. The containers are waterproof. I would look at cost of trucking water to the area for the dry months so you know what that cost would be for your little homestead. I know I would love to visit once you finish the area.

I hear you when you say you don't want to do everything with concrete but, you should pour a slab for your buss. and one for each house and do the rest with wood. If you do rain catchment you'll have the water you need....If.....you can get cisterns to hold the water. Solar will be good too so you might look into how much and how many panels you can buy. As for the rain, look up what it takes to do a DIY filtration system. Go cheep till you have the money to invest and don't forget to make room for other van life visitors who might be willing to help you guys out while their there.

Rain water can work. We stay on a small island in the FWI and most of the houses there have underground cisterns that stores rain water from the roof. Since you plan to have several buildings, you should have enough sq/ft roof area to collect plenty of water. It certainly looks like the area gets significant rainfall. I imagine you could pump excess collected water to above ground tank(s) that would in turn provide decent water pressure for the house.

what about a spring, in the vicinity - could be tapped. those windmills you see in westerns; their job is to pump water. the plan is super simple. if a dowser were to strike water and a local guy dug you a well; add the windmill and fill hose tanks...

Check with a local well driller about the average depth and cost of wells in the area. If the cost isn't prohibitive you could put up a wind mill to pump it into a tank on a tower to give you pressure and chlorinate it as you use it.

With regard to the water situation, have you guys know about the phrase, "Does it perk?" It refers to the ability of the land to absorb and drain water. If you were to be planning on putting in a septic system, you would need to do a perk test. I don't know what you're planning to do about sanitation, but this might be something to consider. And this is not referring to the ability for water to run off, this refers to water draining deep down in the soil.
Anyway, this was an issue I ran into when I was trying to buy some land a while back, and the parcel I wanted didn't "perk" so it was a no go. Wishing you guys all the luck and hope your project works out.

I lived in Boquete for 6 weeks, house-sitting for a couple who bought land, built their house and 3 casitas only to find out they couldn't legally rent them out. There are lots of business regs for non-citizens you may not hear about from a realtor. Also, building with concrete there is best due to moisture and bugs. Just be sure if your contractor wants to put the house water lines inside the concrete that they actually glue the joints together. Common practice there to assume the concrete will hold and seal the lines. Not true!!! 😮

Keep your life simple drill for water! Yes, you can still set up a rain water catch. But, a well water system is much easier & you will always have water. In the US drilling starts at about $3000 depending on how deep you drill. Check with a Drilling Well company first before you buy...they can tell you if the property is to rocky etc. In the USA if you live in the country, you most likely have well water. It’s a simple system since it’s way to expensive to bring in City water. Nothing to do except turn on your facet. Install a filtration system.

Guys nothing wrong with rain water but you need a LOT of roof space and STORAGE. The main problem is trying to grow anything. Without irrigation water your self-sufficiency thing won't work But, look into option of buying a water truck/vehicle/trailer to cart irrigation water from a river or lake, doesn't have to be great quality. Can you get a truck to your site? Can you get water access extraction rights!
I've been on rain water 25 years, trying to grow stuff is the biggest problem until I sunk a bore. Get a second quote, that price is CRAZY! CUPLA GRAND MAX! You will also want a dam. You'll need that for sure, and you'll need to move soil around to catch the water off you land to direct it. What's that cost and are you allowed? You'll need that for irrigation to grow anything. Also septic? That is never cheep. Think about it. Also off-grid usually requires gas for heating cooking can you access that? Sorry for bringing all this up but in a country where there is a big gap between haves and have nots, you might find your $10000 in solar was stollen overnight etc, pumps, gear. Is that an issue there? I'm just saying...

When you start remember this. Without the grass the dirt will disappear with the rain. Don't kill the grass. As the roots below are holding the dirt there water is flowing over it.
You can't use Cement without pillion in the ground or the hill side can slide down in time . The weight. Unless you use that very light foam hybrid concrete.
The best way to do the rain collection using fiber glass corrugated color long sheet they sell at the hardware store, as the land too small for separate housing and farming land and a water collection system. We're talking double duty as a water collection system i It's about organizations that easiest way as they have stock fitting to work with corgated & Chanel the water collected together is Easyier and can be surface level.
You can also do a fancy design of your. Do it so it 4 square dwelling each lower and Chanel the water to the next square lower. This is so the water keep going lower. You can make the roof round but you have to make your own custom rain gutter in round. But Maybe you can use a fire and bend plastic rain gutter in a slight curve. Possible.
this would work perfect as you can use one side of the land and it's naturally the next ground level dwelling is lower. And etc. But you need a pump to pump the water back to a top storage tank. Then you got nature water tap water pressure.
You can also do a septic sewer tank at the bottom useing 5" lines and get a flushing system useing natural water flow also . Logically best to work with material characteristics and here is gravity flow.

Gas leaks are pretty scary. You don't want to mess around with those. Even the fumes can start a fire. One time I was pumping gas at a gas station and a guy in a Porsche drove in to the gas station and stopped his car about 20 feet in front of me. I didn't think anything of it at all but then whooooooosh... his whole car suddenly and instantly was in a big ball of flames. It was stunning and the guy was barely able to shoot out of his car in time to not get burned. The gas station attendant was in a total panic about the situation of having a burning car not far away from the gas pumps. The guy in the Porsche was lamenting about all the thousands of dollars he had just spent on upgrades to his car and I was saying "Hey man, forget about all that, you are lucky to be alive." I have to admit.... I cringed in the part of the video where he said "gas is shooting all over the electrical connections but we are in the guy's driveway so we have no choice but to move the bus." Stay safe.

Hello Jesus here, there are many ways to get water. You can use your solar panels electricity to generate cold refrigerator, which will turn air into solid ice and from there heat it up and as it turns from solid ice to liquid you then have to purify it, to get rid of other air molecules and gasses that was trapped in them, air comprises of oxygen, nitrogen, hydrogen (which is water the one you wanna drink) and other gaseous form. You can also try to locate a spring that's releasing water and collect and store those water for future/later use, this is natures most natural form of water. You can definitely use the water from the river stream but you'd have to get permission from using such a thing for other purposes and river water is pretty polluted with animal poop and other dangerous bacteria (of course purifying the water is a must), plus if everyone were to use the river water it'd have devastating impact on the surrounding ecosystem of other animals that lives there or probably humans as well. And of course you can definitely collect rain water, although make sure to also purify them as much as you can to separate the h2o(water) from other gases that are caught up on those droplets.
You should get a property near a river or something, that'd supply can help you with of course water but also you can use the river to generate electricity, now you have 2 sources of electricity generation (solar and river streams)
As for food, I'd recommend getting a herbivorous animal like sheep or rabbits to graze the grasses and eat them as a source of food instead of growing crops for food, it's more efficient and does the least amount of damage to the properties soil which hosts thousands of beneficial microbes that help keep the ecosystem in tact. Not only that the poop from these animals you raise helps the ecosystem thrive and build top soil quality. But I'd go with raising chickens instead, they eat the insects there and they don't really destroy much of those beautiful lush green grasses at that place you're staying at, of course you're going to have to attract insects through growing crops so the wild insects can come and eat while the chicken eats them.
    Beautiful place btw! Jesus out!

The moment I stopped talking about it we bought a house a month after haha!

Why not have a Company come and test the land for Water. Many places in the US use well water. It’s Free and when you are irrigating it’s a must.
Remember Water will be an expense when you have 8-10 full time Tenants.
In the US wells are between 3k-10k
    based upon my experience.
The Property is not worth nearly
the amount probably about 1/2 maybe 2/3 .
    I have been a R.E. Broker & Company
Owner for over 35 years and if you love the Property go for it.
The other thing you could do would be to pay the agreed upon price with the installation of a Well included.
One more thing you appear to have a pretty definite plot plan for placement of your dwellings. Mark them exactly where you want them then look to see if your plan is practical check for drainage in the Farm Area ( you may have to locate it in another place). Select alternative placement so you will not be disappointed. Are you able to fence with Cattle next door?
Last... It appears with what you are attempting to build a great deal of your land will be absorbed with buildings. Do you really want be located right next to your Temporary Campers? There will be a great deal of noise and probably Pets. Do you want your personal view to be focused on your Campground? Not me. I would put those people as far away from my Res as possible.
I hope you succeed so best wishes.
    Peace
