    My first property I'm getting ready to list this spring is a camper on half acre by a creekside, I have some outdoors amenities and will add more later but I have nothing but faith for it ♥

    Hey Sean, truly inspiring video's my man... I'm just getting into the space and looking to get 3 units under contract before the end of April. I love the video's and have learned a ton from watching them. It's extremely exciting and also terrifying at the same time. I'm just not a big fan of spending big $$ on trainings and such which is why I've loved watching your tutorial video's.     No one can survive in our market making $14 to $16 an hour. I have hired 100 house keepers. Rates like that in our world is asking for more problems than it is yielding solutions. Would love to hear how you can actually make that work and where...

    You should have a drawing for subscribers are you come to their property and making improvements to their property and listing. You can make a whole video on this it would also give the hosts some exposure on your RUclips channel. You could do a Hands-On training on how to utilize the pricing techniques and professional tools Etc

    Painting walls is a bandaid. It can be easily copied and is not "a moat". Everything is gonna come down to price. If you bought the property a while ago and have room to drop price you will make money. If you bought recently and have higher overhead you will get squeezed out. I agree that having a truly unique property will be a big help in survival.

    Hi Sean, I am in a big City which is not only over saturated with small 1 bedroom apartments with a kingsize bed but there are 3 different taxes that you must pay and you can have only 3 apartments as a private person . Plus the rent if you start as an arbitrage. I was suggested to look into leasing an apartment instead of borrowing money from a bank. What do you think about it? Due to a very long divorce I won’t put my hands on my assets any time soon.
    So, which is better?
    1) Rent from a private person but you need not only the owner’s but the entire condos permission for airbnb
    2) Take bank loan but what if you don’t have a regular job, like you were a stay at home house wife
    3) leasing the property from a private owner, usually they say No as they don’t know what it is
    4) leasing from a bank, is it different than borrowing from the same bank?

    I purchased your closers crash course and am trying to schedule the 1 on 1 call that comes with the course. However on the clarity link the dates I schedule continue to expire, I try to schedule ahead of time as i'm sure you're busy making things happen.     It seems that in the US it is way easier to get good cleaners then everywhere else in the world. I mean Germany is a mess especially the prices for housekeeping are going through the roof. When Sean tells he gets a cleaning for 50-60 $ in the most expensive case. Compared to my area in Germany this is not even possible. I had cleaners calling me with offerings starting from 200,-€, per clean. I mean this 50-60 € an hour. Which is insane.

    Why do you state that you don't want to pay the 10% on long term reservations? Correction- you are not paying it- the guest pays it and happily too. Guest is getting a rate of 10% which matches what private rental companies charge the property owner and the property owner jacks up the rent 10% to cover this charge. Airbnb used for long term monthly rental is a wonderful alternative to the conventional market place- it allows the renter guest to place their money with Airbnb to hold and distribute and keep records of payments perfectly. Owner gets the wonderful position of not touching the money but having it run through Airbnb for a mere 3% is a steal! I never do what you say you are doing! The monthly stay product, which used to be a product offering of Airbnb 2 years ago was wonderful and when COVID hit the public grabbed onto it for places to live and work in the post COVID world- then inexplicably Airbnb removed the entire product and replaced it with the disaster we have all suffered ever since. I am confused by you not seeing this opportunity to have 100% occupancy 2023.

    I have an ADA 6 bedroom poolside home in California and I should technically be fully booked.
    I wanted to ask you if you’re seeing bookings in May and June yet because I am not seeing it. Also I’m getting a majority of bookings through Vrbo and I have a housekeeping fee. I actually get paid more through VRBO as well. The only problem is VRBO insurance is not great to say the least.

    The properties that will survive are the ones that are in actual vacation areas and are appropriate and in demand. Beach houses and condos at the beach, log cabins in the mountains, chalets at ski resorts, and very unique stays. Hotels can not compete with my mountain cabins.

      @@AirbnbAutomated I guess I could have just said cabins vs my but the end is the same. They can not offer the experience, privacy, uniqueness, etc of a well done Airbnb cabin in a strong vacation market. It's not their business model to do those things either.

    Hi Sean, thank you for the very helpful videos! I binged hours and hours of them before opening up our Airbnb just over two years ago. Not sure if this is the forum for my question but any suggestions of how to incorporate my other business into my Airbnb? I am an independent consultant for a company that sells healthy/clean options of meal solutions, seasonings, spices, dessert ingredients, dip ingredients and dessert toppings as well as silicone cookware and non-stick cookware. I would love to somehow offer our guests my products to purchase, gift them my products instead of maybe wines or chips... Just don't know how to properly offer/promote the items through my Airbnb during their stays. Thank you, again, for the awesome videos and helpful details!

      You should create a separate LLC, bank account, wesbite and brand for each of your businesses. Don't lump them all together. I own an LLC for my AirBNB business (4 doors) and a separate LLC for my Vending machine business.

    Help me understand this "$0 cleaning fee." Does this mean rolling the fee into the nightly rate? If so, why not say that? Or does it really mean $0 cleaning fee and no rolling it into nightly rate? $100/n + $100 cleaning fee = $200. No cleaning fee = $100/n and my cleaner charges me $100 and now I'm in the negative after fees. If I roll my cleaning fee into my nightly rate, my listing that was on page 3 is on page 7.

      Why? Cause I have not yet gone live because something was scaring me.... scared that my listing was too "out there".
      You have just made me super excited to "just do it already"!!!!!!!!!
      My hero photo is the outside of my house. I want to it to you to get your honest reaction. I'll email to you - can I do that??? Where do I find your email?
      I have a pool. Last year, I bought an Egg Chair, specifically to give guests a "selfie station". They can share on their own IG wall (I will be asking if they would be kind enough to share our link when posting their selfie".
      I have a Christmas tree photo of the living room, complete with mock boxes under the tree.
      I have hard-top gazebo with of course the egg chair, a BT lantern speaker, a glider love seat and a tree with fairy lights, AND a propane firepit feature with copper and bright blue glass rocks.
      Cedar deck and matching cedar wood chips on the ground to avoid maintenance and to absorb odour as we are pet-friendly.
      We have a black-out room for nightshift workers (travelling nurses).
      I am able to check off 75 amenities! (Have full laundry room on main floor). Oh I also have an art station with easel and canvases and paint supplies set up.
      And yes... free parking ;)

      @@AirbnbAutomated Quick question Sean... I registered my AIRBB in February but quickly realized that I needed more time to fine tune several elements and descriptions and amenity checkmarks.
      I selected the standard 20% off for new pages. That's good for the first month only (and they feature you, correct?)
      Issue at hand: im STILL PLAYING WITH MY PRICING STRATEGY and more research.
      It's showing my page as "New" yet I have not opened dates cause im still working in the background.
      IS THERE A WAY for me to start at square One With the whole "New" place advantage?
      Im afraid this period (strike while the iron is hot) will expire and I will have lost my beginner's promo advantage
      Pls if you have a loophole to start over (near expiry), I would so very appreciate

    I am done with airbnb. I use booking and stay at hotels when I go to Vietnam. There is no coverage or support for the renter's.

    Airbnb is is declining a lot. Arbitrage is not the same as the last 2 years. These guys only want to sell you their course. I’ve been a Superhost for 5 years with 14 properties half a block from the beach in Miami. Business was really good until this year. People are NOT booking this is the first time this happens in 5 years. Now I have to clean half of my properties myself just to make the rent. The world economy is hitting people’s pockets and since rents are up all across the country and the supply of Airbnb has increased drastically. More supply , less demand. He just makes it sound good to sell his course and doesn’t care about your profits after he sells it. So make your own research and don’t buy into these sales guys. I’m in one of the hottest markets of the country. My salary got cut in half. I’d would go for special listings. Not condo arbitraging. That shit is dead as drop-shipping.

      Same. 6 years in, 4 doors... We only do mid-term for folks relocating (mostly) to Charlotte, NC. Business has fallen off a cliff. I own three of my units outright (no mortgage) which will probably be my saving grace. I can't imagine having 20-30 apartment rentals trying to navigate this mess. It is going to bankrupt people.

    I see so many ugly properties on Air bnb. I teach out to an owenerand we was interested in my services but the stupid app don't even let me share my phone number with him or email .
    I believe the cleaning fee is going to affect the air bnb . but lest see only the people that are excellent may maintain the air bnb properties wil survive

    That Air BnB is a scourge on condo so-sigh-i-tee.
    It's one thing if you have a house out in the boonies you want to short-term rent out to randos who'll glom up the ketchup in your fridge, but to subject your condo neighbors to a conga line of the unwashed masses is just a massive dick move, and the people who do that shit should be taken to the gallows by the respectful condo residents.
    I've also been hearing talk about how Air BnB "fees" are getting ridiculous, probably in an attempt to price out the savages who will rent your place, throw a Glo Sticks and Big Bootie Hoes party, invite the whole hood, and completely trash your unit.
    The result seems to be that Air BnBs are getting so expensive, you might as well just stay at a hotel and avoid all the Air BnB tomfoolery.

    I respectfully disagree with some of your statements. In my opinion, standing out from the masses in terms of interior design does not necessarily require doing something drastically different. Instead, it simply requires executing a well-designed space. For instance, I believe that the photos you've shared from your listings would receive a maximum score of 6-7 out of 10 from me. Please don't take offense, as this is just my personal opinion. However, I do acknowledge that your examples are already far superior to the majority of listings on Airbnb, as many of them have terribly designed interiors.

      I think Sean operates in very crowded markets where click-through rates determine your ranking a lot. But I do agree I'm not a fan of the dark walls, I think you can stand out with good execution and photography while not turning some people off by making a design statement.

    Why are you not suggesting to us hosts that if your area is regulating STR out of existence that the smart response is to offer Long Term Rentals only, i.e. 31 night minimum, and why does Airbnb jump on this opportunity to rescue their listings in the places where STR is under assault and promote the LTR product, advertise it to hosts, promote it to the public, and serve the remote worker world, the contract worker market, the Travel Nurse market, the travel worker market, Student Internships rotations! All hungrey for a few months time reservation custom tailored to their lodging housing needs, when and where they need it Just asking why your instincts for an opportunity to covert loosing money STR to always booked LTR through the Airbnb platform totally and loyally and make it work for everyone! Just asking.

      To operate in a market with a lot of inventory, where it’s all 30 day minimum is highly risky. The supply and demand curve, where stabilized for short term rentals, will be heavily oversupplied if everybody went midterm

Easy to navigate. Not distracting or manipulative or steering. That is what made it popular and trusted. Now all that is decaying, class action lawsuits piling up. Just saying....

    Sean. Wonderful advice. Terrible painting in the background. I would NOT book the unit you're standing in simply because of that LARGE painting with so many disturbing images. Is that a devil angel descending from above giving life to a white angel from the underworld? It's referencing Michelangelo's "The Creation of Adam" panel from the Sistine Chapel -- which I find disrespectful of religious iconography. Seeing such a wallhanging makes me question your decorating taste. I'd rather see a blank wall than a semi-Satanic image. It's not thought provoking or daring -- it's just a real turn-off.

I will come clean and tell you that I'm a theater critic, not an interior design critic, who reacts strongly to images as theater critics are prone to do. Thanks for your polite response to my somewhat presumptuous comments. You offer very practical advice and I agree with 99% of your recommendations. I'm just sensitive to art. Keep up the great work. My little one-room AIRBNB generates up to $25K yearly in L.A. because I've applied some of your very helpful advice. However, I do believe that the main key to successful short-term rentals is: location, location, location.
