      Do you think 78% of the market being booked by the next upcoming weekend with no guest count specified is good? Do you shoot for a designated number like 85% ?

      I don’t have a designated number for this search. That initial search is more about proving demand in general. Not getting into the nitty gritty yet.

    This is great! I'm having to break down this video in smaller sections (as you said, it's not easy to get this info all at once), to be able to put into practice for my unit. I'm going to start with the "supply and demand" info to see where my unit stands against the comps and I'll take it from there. For me to be able to apply the "Price bar chart" and the "missing info" I'd have to watch the video again, but I'll get there eventually.

    I love this. I take a similar approach. You’re giving the game away! Kidding. Great explanation! The trend analysis part by week is great. Wheelhouse is also good for telling you in great detail on the characteristics of a successful rental. I did my first Knox/Henderson Airbnb last year and did 70% occupancy by serving the underrepresented population of groups of 7+ (and using dynamic pricing). Much less host to host competition there. Much easier to get bookings.

    Absolutely mind blowing stuff Sean (and take it from someone who did buy one of the other guru's courses)! I know this was new, even for you, but did not get anywhere near this sort of quality and depth from that course. I did pay for a subscription to Mashvisor and will definitely use what I learned in this video to sharpen my market analysis (and perhaps not renew said subscription) as I am working on obtaining my first property (was looking at standalone homes, but have shifted towards apartments from watching your stuff (whether large complexes or direct from a landlord). Thank you for being you!

    Hi Sean, I have a question regarding the analysis that starts at 5:25. You advise retrieving 12 data points for 1-,2-, 3-day stays in each week of a certain month, then average the sample so that we get 3 averages for those 1-,2-, 3-day stays. Got it. But then, you say that those 3 averages are already the results of min length of stays in the area. However, shouldn't those 3 averages be subtracted from each other first i.e. 'Avg of 3day stay' - 'Avg of 2day stay', then 'Avg of 2day stay' - 'Avg of 1day stay' (as you showcase in 5:14)? If I understood correctly we get the min length stay requirements by calculating those divisions between 3 vs 2 and 2 vs 1 types of stays. Please let me know if my understanding is correct?

    Sean, you always start with a popular areas. How we make a call to arbitrage for a super small market? The market I’m looking at has a beautiful apartment but it is in a super small market (70 in a radius of 5miles radius, 2 weeks out it drops by 50%).

    Great info as always Sean! On the west coast here, everything is way more expensive than Dallas or Philly, but I've been able to carve out a cool niche as a unique Superhost, adding my 7th property soon, and having a blast!

    This is my analysis according to your video, master.
    Bodrum market analysis: 27th Feb.
    1) inst book, ent plc, 3 pers, no date: 300+
    2) Same parameters 2 days weekend: 271
    3) same parameters 3 day stay: 300+
    4) June 14th one day: 267
    5) June 14th & 15th: 267 ad.
    6) 4 guests, no date other parameters same: 300+
    7) Same parameters 5 guests: 272 & 6 guests 179 ad.
    8) this time all same only 4 guests: 228 ad. 1 day / 300+ 3 day
    9) March 4th, 3 days stay other parameters same: seems 300+ means 100% unbooked.
    What a market is mine 😭
    But I have 5 properties and 2 of them are booked from other platforms. 😇

    how do you hedge against a landlords concern around market rates in a 30 month lease? I've come across this hurdle before, when a landlord says how/when during the contract could we increase the rent.

    I have noticed that you average around a 4 star rating on your portfolio. It seems that in the comments you get whacked for cleaning issues. It also seems that you are not a super host, due to these reviews. As I scale up, currently 12 doors, I wonder is it possible to keep a high user rating or is it part of the territory when sizing up to lose some levels of quality? It seems this is common with large operations like yours and Sonder for example. Sorry off topic, but I have learned so much from your channel and I just want your thoughts on this.

      It’s true. I haven’t run my business directly for over a year. My personal biggest challenges are working through leadership teams now. It’s a fun phase. I’ve made some structural improvements that have increased our average 5 star ratings from 65% to 90% if that stays consistent I’ll do videos on those changes in the future

    Unfortunately Airbnb caught onto a trick I have been using for years to see the profile picture of guests who send inquiries or request to book. Up till last week, you can see their pictures by finding their review on their previous hosts page. Now, Airbnb programmers figured it out and hide their image. That will make profiling a bit harder :(

      You can still get to see your guests pictures by copying the link to their profile in an incognito window and using your wife’s account or any other random account that is not a host to that property and this way the picture will be revealed. Too much work though

    I had to turn off same day bookings as I learned it attracted the wrong type of guests. Their reasons for travel would be "Looks like a very comfortable place to stay" Lol. Good guests usually know their plans ahead of time and give a good, legitimate reason for travel.

    I just bought my first property to Airbnb and it closes in 30 days. It's very clean so all I need to do is the furniture and then list it. While I wait the 30 days what should I do besides ordering the furniture? Which videos of yours should I watch?

      interview cleaners, handyman, landscaper, pool guy,get your furniture list perfected, find best internet prices, determine based on internet speed and house layout if you should buy a mesh router system, position every piece of art and furniture into a mood board so it's ready to unpack properly once stuff is there. Tee up 3 of your friends to book your place within the first week for 1 night so you can get your first 3 reviews fast. get photographer queued up. build your digital guide book. learn your pricing and messaging software ahead of time. etc

      @@AirbnbAutomated I've been in the commercial real estate and finance industry for a few decades and I would pay for this ;) You can always step your game up. On diff note, without getting too detailed, do you think the outer areas of the Metroplex like McKinney, Frisco or Plano are okay or say Hill country 30 min to 1 hr outside of Austin? Or are they too risky since they're further out from city center? Thanks in advance!

    Hey Sean, you are amazing and I was very scared to start in this business because I don’t have much money. With your videos I am getting more confident. I am in a orlando and I was wondering if I can make a profit in properties not so great… not so expensive… you know what I mean.

      You can compete on price. There are “value hotels” all over the place.
      But lower quality is a slippery slope. Be wary of lazy landlords
