    Both my wife and I started right out of college working our 9-5s thinking we could save our way to financial freedom and success. We were wrong, and we needed go figure out a strategy to have our money start working for us. We came across short term rentals and took the leap.     Feeding realtors the information on what you want rarely works in my experience. Many will try to sell you anything that is slightly over your budget, regardless of your criteria. Even if your criteria is fairly simple, like "needs to be centrally located and have either a terrace, porch, balcony or yard".

    I never rely on real estate agents or brokers to find deals as most don’t know how to find great deals or off market or under market properties. Most have a HS education and are not business savvy.

    It’s very local and depends on saturation. I’m in Austin City Limits and in some areas closer to downtown vacation rentals are saturated and the owners are slashing rents to keep them rented. Most owners bought their properties at the hyper inflated prices of the past five years and properties are declining in value. The peak was May 2022 so anyone buying in 2021-2022 are probably upside down.

    My superhost manager tells me that her 2/2 units stay booked out. Her large houses with lots of beds and amenities rent for a lot but don’t stay booked out. My 2 cents.

      Yeah you are right - typically larger properties have less occupancy as it is more challenging to fill mid week dates. Really comes down to the total revenue potential
