Unless this is a recent change, I was using the last minute discount Feb 2022, then started using your suggestion and using the long stay discounts in June, come to find out the long stay discount even if it's less it's a priority in their system. Meaning they don't add them together or use the higher of the 2. So since then I've been manually doing last minute discount so I can offer both. Thank you for all your tips as we have been over 90% occupancy in Williams, Az!

Hey Sean. Can you elaborate on the 20% discount at the 21-day mark? Do you mean that any unbooked dates that are 21 days away or sooner will be discounted by 20%?
Sean, great video, but running into an issue with Wheelhouse when setting up the pricing strategy…everything is rules based (using a lot of the discount schema from your videos & not using Wheelhouse market based suggestions), but when I go to the calendar to preview how that looks 90% of the days show the wheelhouse recommendation at my minimum price, not what I set in the rule sets. It’s like Wheelhouse is saying, "yeah I know we told you that you had total control on your prices and you entered a lot of nifty rules here, but forget all that, we think this instead…rock bottom.” Not sure what I am messing up there. (This is in the free plan, not paid so maybe that’s why?)
Has anyone experienced airbnb re-adjusting all the rates in your calendar randomly? It happened to me this week and to a friend of mine also. I caught it on time and reset everything luckily! My friend did not have the same luck and got a booking at a very low rate that had been set by abnb. We are both in a snowbird area so we get bookings pretty much a year ahead for the winter so it could have been really bad if not caught in time.
Do you recommended adding a hair straightener and hair dryer in the post stating its for longer stays? Or just adding them once longer stay guests book and surprise them?
Sean, will Airbnb pricing rule sets tack onto wheelhouse/pricelab pricing? For instance, dynamic pricing says $100 then one has a 20% discount through Airbnb. Would the result be $80 or will the dynamic pricing continually update to $100? I apologize if I missed this in the video or another one.
Great content. Thanks Sean. I will have to watch again. I used Pricelabs. So I can uptick the Pricelabs price by 25% and overlay Airbnb discounts using the method you described even if I don't have rule sets applied? If I schedule a one-on-one, could we use that time to review my pricing?

Interesting, I played with this a bit, but the early bird discount doesn't appear unless I remove my long stay discounts. They seem to take priority over the early bird, even though they are smaller

I'm using the 20 percent discount but it's been two weeks and no bookings 😢. I spoke with a rep at Airbnb and they said my listing set up looks good so I'm not sure what the issue is. Hopefully, I will get one soon. Maybe I'm just rushing things a bit

Hey Sean, I just want to let you know, a couple months ago, I started implementing many of the tips you provide in your videos. As a result, my "slow season" has seen record occupancy and earning. (Dec. 90%, Jan. 93%, previously 40-50%).
On question about the photo algorithm option you mentioned. I'm working with previously uploaded photos, but I can't seem to locate this option. Is this option only available when uploading photos to a new listing?

Same here. January 37% occupancy near a ski resort. April , usually the slowest month , 90% ,and even raised the price ! I quit my job to do airbnb full time and Sean saved me from having to go back to work
Well, as far as I can see on my end, Airbnb takes the last 90-days average price as a base for discounts, no matter what price I set up manually. So I cannot see how this strategy of increasing a price just to decrease it could work…
Sean if watch most of your videos and really learn seriously, is it still possible i can have chances in AirBnb now?
The algorithm is set up to protect its best performing listings. Make sure you do your homework on what airbnb likes before creating the listing and you should be just fine.
When upping the price for far out booking on pricelabs/wheelhouse, how many days do you put as a far out booking?
120 for houses 75 for apartments
I think the only flaw to this if youre using a PMS system that manages mulitple listing platform but some listing platform doesnt allow you to give you a early bird discount such as VRBO. VRBO only give you first 3 guest intro 20% discount.
Do not assume that you would run the same pricing model on two separate OTAs

If I set let’s say a 2o % discount on Airbnb for 7 days bookings would this even work ? Is PriceLabs going to override it ? And what happens with all the discounts I have in PriceLabs? Are they all going to kick in on top of the 20%?
You need to start your education without pricelabs. Forget they exist.
Then, eventually, with an understanding of pricing you can ask
“Can pricelabs do what I need them to do?”
When you increase your prices by 25%, do you do that manually or do you use a rule set to do that?
That is an automation with wheelhouse

Hey Sean, I think there's a discrepancy on your screen and what you mentioned about multiple discounts. I've been trying to figure that out from my listing. Is it that two discounts are taking the difference, or are they being added together? I had a week discount on my listing along with a discount for month long stays. I never got a booking for it, so I couldn't test it out, but I'm a little confused about your explanation.
It will choose the monthly discount. Which you can raise or lower with a rule set. It will add that discount to any other discounts that don’t involve length of stay
@Sean Rakidzich ohhh I see.. so if it DID involve another length of stay discount (for instance, a week discount) it would take the difference instead of adding them together?

Hi Sean, I´ve watched almost of your videos here (doint it in chronological order so almost there :D) and I am also a member of your facebook page. Currently at 3 properties, expanding this month to 5 (cohosting these 2) and just checking how regulations are changing this month in Portugal so I know how to move forward. I integrate you pricing strategy using also pricelabs inflating prices customizations and discounting on the OTAs and I follow your suggestions. I believe it´s 1st time you´re talking about the 21 day mark here, right? For last minute I use your suggestion of start discounting 10% last week for 1 BR, 2 weeks for 2 BR and longer on 3BR+ properties and then very agressive on discounting last 3 days. I use all that and get 90%+ for my units. So now I am seeing this 21 days and got confused. Can you clarify on that? (I have a few other questions regarding details on you pricing strategy that i posted on the facebook group but didn´t have much feedback even DMing Alberto and other member of your staff) Though comprehend, it´s many people and it´s hard to keep up with everyone. I would love to have answers for my doubts. I finish with my big THANK YOU MAN! :)
Sean, when will you admit Airbnb has changed its platform totally, it's search functions, it's algorithmum, and no matter what a host does to make perfection with their listing the AI does not choose their property. I know because I have 2 perfect gesthouses and they were always booked, 97% occupancy last hear, now totally vacant, zero, like so many others like me who have been with ABB for many years. Read the host reports to the community forum. Vacancy is up, occupancy is down, true growth data is negative, since the new rollout-never beta tested program, which has proven itself to be a disaster.
How were you able to get a success manager from Airbnb? We have 70 listing and need a contact at Airbnb
