  • This is a really strange yet powerful pricing strategy technique I came up with for optimizing pricing strategy for houses in the short term rental market. Use this if you Use VRBO or if you have a house on airbnb with a minimum length of stay.

    I must say this content is incredible, not only your thesis: but most importantly the way your drilling down with the examples. The Graphics, pace and pitch it's a masterclass on delivery as well.

    Very nice! I started the same strategy a couple months ago to keep turn over wxpenses down. This helps validate I was on the right track.

    Sunday is my absolute worst day for bookings. I get holiday bookings Friday & Saturday and workers 2 days Monday-Thursday. Wish I could have an automatic 1.5 x pricing for occasional one nighters …

    Amazing as always! You are an inspiration!
    The problem i am facing in my city that is located in Europe is very very saturated, we are talking about 10.000 airbnbs in a city that is 3.5x less the size of Miami. So, unfortunately, when you go up in prices by the slightest, airbnb stops promoting you in the first page. By testing i saw that 65€/night is the best possible night rate for a specific month that leads you to 1st page.
    And i am banging my head on the wall on how to aproach this haha. Because if i move up my prices on the weekend i am nowhere to be found.
    Any help will be awesome.

    I get the concept. It is good to note that the economy is not favorable to have many if any 5 or 6 days. I feel lucky to get one and 2 day bookings right now. Precovid your logic would have worked. I had many 5 to7 day bookings then. People simply do not have the funds to travel as much. I am only getting week ends bookings now and T day and xmas. that's about it.

    So interesting, thank you! I'm wondering if this will increase 3 day stays, or could I end up attracting 2 night stays to include a Thursday & Friday night, instead of Fri& Sat stays (the two highest rate days) instead? Thnx!

    I have one large apartment that is divided into two entrances, and can actually be used as 2 separate apartments. I want to put this apartment on airbnb, but I also want to have the option of two separate apartments if someone wants to book a smaller one in the future. The idea is that if someone books one of the apartments, the large apartment (combined from two apartments) is no longer displayed in the search for that period.
    Is it possible to do it and how?

      There is an option to link calendars in Airbnb by selecting which one is the main one. I have the same setup as yours and whole apartment is linked to both separate ones. This way when on of the smallest is booked, the bigger one is blocked. Good luck!

    I am about 80% occupancy in my property . I am not sure I want to be any more busier than I already am ! The down time is when we fix things , better things , paint , restock . etc ... But I know there are people who go for everything possible at all times .... I just don't have that much energy and I am doing quite well $123k last year with ONE property

I bought my first AirBNB last year in Coachella, CA (The Festival Capital area), completely gutted the property, and left it nicely furnished. The occupancy rate is my issue. The pricing strategy is whats quite a challenge for me. Any tips? I’ve looked at quite a few video regarding pricing such as pricelabs.

      @@alexisc.quinonez8890 i have a house manager who is worth his weight in gold. . As far as pricing your property , I say look at your local competition is charging. I'll check comparable properties in Puerto Vallarta every week or so to find my niche. I make sure that I offer a outstanding value to my guests. you don't need pricelabs or the like.

    Hi Sean, I'm a new short term renter with a 2 bdr bath condo in El Coco, Guanacaste, Costa Rica. I use a property manager as I live in Montreal, Canada but am highly involved in customer communications, bookings, promotions, pricing customization, etc. I've appreciated your videos including this one.
    I am confused though. You are saying that my Airbnb pricing cannot be customized by day. But I am doing just that. I am changing pricing each day within each month's calendar depending on new intelligence that I gain about my market and as the vacant dates get closer. What am I missing here? Why are you saying I cannot input customized daily pricing on Airbnb? Cheers!!

    Ive been using Beyond Pricing, and wanted to check out wheelhouse. Well, now without a management software, they will not log you directly into airbnb. So I was unable to use the system.

    As a hotel revenue manager, I really appreciate tuning into this and seeing your unique and creative perspective based on your experience.
    But this doesn’t take into account customer segmentation for all types of travelers.
    This example 3 minutes in, so far fits the weekend leisure traveler who may or may not extend onto Thursday or Sunday
    And with the right MLOS can capture the full week types
    Lots of customers won’t fit these patterns so this can’t be the center of a total strategy

      This strategy is really just a starting point. And just a novel school of thought on that’s starting point. Seasonal adjustments and dynamic pricing still applies on top

    This only work with country that has mass internal tourism, If you are working in a market that rely on outside tourism than weekend bookings is not really a thing !!

      Indeed, I have students in Colombia, Watar, Malta, UK, Germany, Mexico, Costa Rica, Canada, Serbia/Croatia, Dubai, Japan.
      And though pricing strategy does vary per market. What I teach my private students is much more thorough and specific to their markets. This is just RUclips level free stuff
