It's hard to know who to trust online. Everyone is selling something. Even I one day hope to mentor some of you. There are fake gurus out there that claim to know how to teach airbnb, business, and real estate. Phonies like Chi Ta trying to sell his course BNB university or Brian Page trying to sell BNB formula. Inexperienced hosts like Stayly with only a few properties and a year of airbnb experience, they claim to make millions on airbnb bust don't reveal those million are all course sales that come from ad campaign and a free webinar that they misrepresent as a paid webinar that is free just for you. Coaches with No airbnb arbitrage or business leaderhip experience like Robuilt. There are no-name hosts with barely any properties trying to claim they're successful, such as vacation rental machine or bnb riches, or the 10xbnb system. None of these "gurus" have a decade and a half of sales experience or business leadership under their belt in addition to having over 100 properties. Only Sean Rakidzich, who has created almost all of the other airbnb coaches you see today on the internet. Airbnb penalizes hosts who report parties or events. I was shocked when they didn’t penalize the party guests but instead removed my security camera information, claiming it wasn’t listed. They even blocked the calendars of all my listings.
For context, I copied all information from my first listing to my second one. While the second listing still has the security camera details, the first listing had its camera information removed after I reported the party.
DO NOT report parties or events to Airbnb-they only end up penalizing you 😂😂
This video is important for people to see and understand. I've been doing this for many years, even before Airbnb. The key for small investors is to purchase homes that offer something that people can't get in the homes they are living in, or get from a hotel. This means you need unique vacation properties in great areas that offer proximity to activities (beach, mountain, lake, etc.) that offer amenities and views. Contrary to what most people think - bigger homes do better in down markets than smaller homes.
As a host I will never commit to just one platform. I use Airbnb, Vrbo, Direct bookings and google vacations
Any advice on managing this? I’ve been only using Airbnb and it’s been killing it - but I want to diversify and not have my eggs all in one basket…
At the start of 2024 I asked myself “why would someone book my airbnbs vs a hotel and what can I do to be more desirable. But because I manage for others it had to be cheap/free.
Some of this are things Sean has preached for a while, others I’ve been toying with
For me it looked like
-changing my cancellation policy to 5 days out a.k.a. Moderate instead of strict
-hiding the cleaning fee in the management fee a la Sean’s advice
-allowing guests to drop off luggage or groceries as early as 12
-advertising a chore-less check out. Our check out is take your stuff, lock up, if you want to be a hero start a load of towels. What we’ve found is clean people will do more, dirty people don’t read your instructions
-we offer free early check in with the asterisk that it’s when possible.
Basically take everything your friends hate about airbnb and invert them.
The economy as a whole and pricing still seems weaker than the last but we are doing fine
True. Great ideas. If only we could build new. I'm trying to build a house now so I can make it useful. Lots of work tho and hard to finance 😢
yep, i do all these as well. in fact I promise "no checkout chores" as a feature. too many other hosts clearly don't travel enough to know how tiresome it is to get a list of chores on checkout day.

Hey Mr. Sean! Just wanted to let you know that out of the 6 I pitched 3 said No, 2 said Yes and 1 Maybe. I went with what was most convenient for me, of course 😊 I got the keys last week and just finished furnishing and decorating it. Thank you so much, I've learned a lot from you, I'm forever grateful 🙂 I'm so happy and excited to explore a new state and meet some of my guests 🤩 I'm only doing direct bookings/LTRs for now, but I do want to continue learning and be updated on what's going on with STR platforms just in case I do transition from LTRs to STRs or do both 🤔
I was the host of an Airbnb experience over the past six years 200 plus reviews 4.7. out of nowhere I get a message saying I no longer meet Airbnb customer standards and I must appeal to reactivate the ad. However when you call Airbnb nobody seems to know or want to tell you the reason for the removal. That's like going to court getting a sentence with the judge not explaining to you why you're going to jail. Is it just me or is Airbnb running a dictatorship capitalist model? It's nearly impossible to find an Airbnb customer agent who can look at a problem with common sense and reasonability and determine that there was a AI issue or admit that a ginuine bad decision made. If you ask me getting rid of great hosts is not a good business model.
I got the same message about one of my experiences. I appealed and before getting a "NO" to my appeal they sent me another message saying the same as the first support agent for the same experience. I get direct bookings and more advertising from my own website though Airbnb guests don't tend to go for experiences. Probably because Airbnb doesn't market to users looking at places to stay.
Yes. It's a dictatorship. You were lazy. You could have made a fb page or website and learned fb and Google ads.
Better hurry up and hopefully you kept all your customers contact info. Start marketing to previous guests.
It's not called common sense when you want them to think the way that you're thinking.
It's their business they get to decide what common sense is .
Airbnb is no longer what it used to be. It’s got protocols and no one in authority when you have an issue.

Don’t get me wrong I am not a fan of Airbnb however so far I haven’t met anyone who is very successful with STR not using a Airbnb.

I did not use a channel manager until ABNB forced me to use one to get some features.
I'm an airbnb host with property in Jamaica. Hurricane Beryl left massive property damage to the yard. Our area is still without electricity and water. Our guests are asking for a refund. Are we covered, what should we do?
Booking has 3-4 days discounts. You can create these on policies.
If you are unlucky enough to have a string of bad guests who are either looking for things to complain about to get refunds or just have no idea how Airbnb works and gives you bad ratings, your listing will be suspended by Airbnb and they could quite possibly remove the listing entirely off the platform eventually without a single recourse. Now looks like even if you try to delete the property and relist it on Airbnb you’ll be tracked down and canceled. Airbnb has fallen so far from where they first started and the quality of the guests have gone down the toilet with their host support.
I hate all the updates, i wish they would spend there money on discounts for travelers on Frees

I'm still a Co-host with zero decison making as regards to what the what kind of experience should we provide with our property. But when I become a host, I will love to priotise experience the most.
BTW: This is the reason I would chose any property if I am a guest.
It is interesting that guests bring service animals and the animal seems to sit in our cottages for 16+ hours a day. I don't think I fully understand the AirBnB rule on this.

The last time Airbnb was good was 2019.
They out sourced all their customer service out of the country raise their prices and changed a bunch of stuff that didn’t mean anything to the traveler or the host. Basically they just pissed off the travelers and the host by gouging spending on ridiculous stupid updates. I’d say Airbnb is being ran different than the United States of America right now…: we are all at a loss for what’s going on.
Used Airbnb 10 times or more! The 11th time they refunded me my money and banned me talking about afflictions. I haven’t been in trouble since 1995 domestic battery I was 17 years old 😅

Cleaning fees mean you clean, not me. It seems hosts don't get this.
I really hope there are more competing platforms with Airbnb cuz they think they could do whatever they want. Boycott Airbnb!
I like the idea of airBNB but cities need to limit the amount of short term rentals in their cities because of the housing crisis. also I wouldn't rent a airBnB because they are overpriced and under deliver on what you actually get. I am not paying a cleaning charge. paying a cleaning charge for a cat or dog is normal even at hotels. There are 4 people in my family, one cat and one dog. without my pets it only takes 2 hours to clean up after my family with basic housekeeping. my husband and I clean up after our pets at hotels and our children. When we stayed overnight in Nashville I got lost . we stayed at a random hotel near downtown. The problem I see with AirBnB is you can't just stay at a random one at any time. I am not a planner, that has helped us with traveling! I suppose I am not a airBnB person unless I am staying near Disney world or the coast.
The government doesn’t need to get involved with how you can use your property. Let the market sort it out. We are already seeing it.
