The Second perk is solid and unique, the first one can maybe be a 5-15% speed boost to sprinting, 10-30% boost to walking, and 25-50% boost in crouching in a certain radius, maybe 10 meters. Large Baggage: Your purse, which can carrying anything imaginable, worries the survivors. After a generator is completed a survivor can hear aura. Asylum Night Watch: Every time a survivor is unhooked you see their aura for five seconds.
