    I appreciate this very much, my mother has land in DR. And I was raised in NY. I went to see her land and it has lots of platano trees, abandoned forest. I and doing some research because the next time I go back I want to fix it up nicely. Hope to leave my brother to watch the workers.

    There is absolutely a building code on any structure over 700 square feet. Although you can build by hiring day workers, if you dont want future problems, you best use a local arquitecht. Yes permits are required. You may not pay now, but you may have to pay later so why have that hanging over your head.

    I have a question for her...... when you were building did you have a hard time explaining to the workers what you wanted
    and how you wanted it ..... yer know with the language.... how about making a material list of things for the construction
    and then going to to buy the stuff..... any problems ... thanks redd

    Did you purchase the material yourself or did you leave those funds to the workers and have them deal with that portion?

    I was planning to buy land and build a house, I’m just worried about the hurricanes. Do you have to build the houses a certain way to withstand the strong winds and rain?

      Mkvine build using cement blocks. That’s what they mostly use over there

      @MKvine, If you use real material you will not have any problem. In the carabbean, they dont use what the use in america that if a fire starts, the whole block gone. Cement, cement blocks and concret.

    Of course it need building permit, it all depend where are you going to build, if the área is no regulate like most of the countryside and some very poor áreas but in most of the cities, definites you will need a permit and pay all the tax and even a proper arquitec to draw the planes or croquis of the building and pay a profesional to do all the steps that are about 15 to 18 to be able to build.

    Hi, my question is land title, around 50 percent of land I've seen is being sold without its title, most Dominicans say it's ok to purchase the land without its title and then get the title with a surveyor and lawyer after? Cheers

      Just reguest the title and stay with thise properties that has titles.

      I'm building a house in the capital. I bought the land, but I asked the realtor to show me lands with titles. The realtor came with a copy of the titles, i went to a spot to confirm that that title was clean. Im almost finishing. Just one thing, instead have crazy ppl trying to build for you, go to one of the banks out there and ask them how much it will cost build a house thru a construction company. They will give more info. The bank will lend you the money to build it even though u have the money. But they will make sure everything its okay with the title.

    This have been my main interest the price of land sizes and the cost to build a house there base on bed rooms and leaves. Great video bro I learn something today.     I have lived in the Dominican Republic but would never invest money in building a house there. The country is super corrupt and crime is out of control!!! Go there and have fun but watch you back.

      I have lived in Dominican Republic. You are the one who is a liar. DR is a very dangerous place to live. Ask any Dominican and they will tell you that crime is out of control.

    Doesn’t sound that simple, when you can purchase already built. Too many scammers in D.R. Unless you have a lot of major connections there. Good info however if you go that route. Respect!

    Hey Redd, thank for this video. Its very informative. A friend of mine mentioned that when getting a loan to buy a house if the bank gives you a loan greater than $100,000 then you have to pay annual taxes but if less than $100,000 then its a one-time 2% tax. Do you know if this true? And if not do you mind clarifying please

      Property tax is based on the cadastral value of the property as determined by the government, usually at much less than the market value. It is levied annually at a rate of 1% on the property´s cadastral value exceeding DOP6,800,000 (US$144,681). Properties with values below the threshold amount are not taxed.

    You never said how much you paid for your land and how much you paid for labor, materials and other costs.

      Hello how are you? $11k for the land and labor varies depending on how many workers you have. 500 pesos for general labor men and 1000 pesos for specialist. Thanks for watching!!

      Labor is pretty straight forward 500 pesos for general labor and 1000 for specialist like block layers. Materials vary from week to week and depends on the time of year but there relatively inexpensive
