OK, my two cents from a retired contractor. Get the exterior done first and building dried in. Which means doors, windows, paint , clear the brush, demo the old fence, and install a new fence so you can secure the property. All this some when the weather is bad, you can focus on the interior work during the winter months. For the interior, focus on your mechanicals and then the paint and finishes last. Sit down, work up a plan, and then work the plan.
Anyone just showing up at Dereks home is completely unacceptable. They may not have malicious intent but they also lack common sense, manners and proper upbringing. Intent aside, trespassing is trespassing and i wouldn't blame you for prosecution
I never thought about that, I’ve known where several people of “relevance” lived and I wouldn’t dream in a million years of entering their property without permission. But watching RUclipsrs actually make videos of having to move several times for that reason totally blew my mind…. Yeah Ive heard of more than one youtubin' guy have problems with people showing up to their work or homes. It's one thing if you bump into someone out in the wild and say hey. But inserting yourself into their private lives is shockingly disrespectful.
Get a stencil cutter and let people buy a brick in the building. $20 gets your name and town and state on a brick. That way fans get to be a permanent part of VGG.
This is a good idea. But do it as a tiered system. $20 or $50 for a brick, $100 or $200 for a 1ft X 1ft section of wall or something similar, $500+ for a larger section. That way there's something for all budgets to help and be a part of the venture.

Hi Derek, I have an idea on your museum Project. instead of a product line, maybe you could start "another brick in the wall" project or a "we the people" wall for example. if any of your subscribers donate money to this project, there name would be written on a brick in the building. it would give folks a chance to see there name if they visited the museum or maybe randomly in future videos. I know myself, i have a VGG gift certificate i would gladly give back for the project. Just food for thought, Keep up the good work Derek, you and your family are doing an awesome job.
Yep, great Idea, a wall inside with subscribers on it for a few bucks a brick - if 400K paid $3 a brick, that would raise $1.2M - should definitely get that museum up and running
The Independence Chevelle HAS to be by the front window of the museum. Other cars should rotate in and out to keep the museum fresh. How about the Vice Grip Cafe? it would add some complexity to the project, but give the place a homey vibe and attract a larger crowd of people on a daily basis. Could just be coffee and milkshakes. If you take a page from Cleetus' playbook when he first purchased the Freedom Factory and use special merchandise to raise some funds for the project, you could be pleasantly surprised at the response from your community.
I think the cafe should be a local outside company with a truck. That way he won't have to fight the city with licensing because it sounds like they already are sticklers. This way less to ask, easier to get things he want's. Plus you probably don't want coffee near the cars and shop. But I agree, Indy needs her own spot there front and center. She was a huge part of the channel until she had to go away because her time and body had gave up the ghost
I love the idea !! People don't go to Derek's house. He is a real person with a family that he deserves the ability to spend time with without random people showing up. He spends a ridiculous amount of time creating content to entertain us. He does public events where you can meet him. Let him have some time for his family.

A generous offer indeed. The importance of fire protection and suppression can't be overstated. The building is going to have rare cars in it and a workshop with flammables etc. It would be devastating to see all the hard work and history destroyed by fire. I really hope Derek takes you up on this. Either that or just go there and say you're not leaving until it's done!

We are still here,saving every obd 1 and obd 2 ,replenishing them mechanically and driving them to and from work everyday,I dont have the set up he does but all my boys drive towncars and just keeping them going and updated is my favorite thing to do,right around KC is a million of us.
Derek, I think you're underestimating your Subscribers/viewers. I think when ya get all your approvals in place, say the word, and people will come from near and far to help you rebuild this place. Kind of like an old-fashioned barn raising type thing. Also, im sure that there are a lot of places that would donate materials like windows, doors, plumbing, electrical etc. for some exposure or install collaboration in a video. Also, that front overhang is definitely needing some neon strips and VGG neon letters on top of it. 🇨🇦

Derek, 🇺🇸🇺🇸🇺🇸 I was a county building inspector for our rural farm community in Indiana. We loved when people bought old buildings in town and remodeled them. I always worked with the owners to help the building meet today’s codes. We wanted our town to look nice and for a new business to help bring people to our area. Nashville is a tourist attraction now. I heard you mention you live in southern TN. That can’t be but a hour +or- from Nashville. I don’t think you understand how many people will visit that store. You have to be close to interstate 65. Millions of People from up north use 65 to go on vacation to the Gulf Beaches yearly. I believe you will be more busy than you think. Especially if they may get a chance to meet you in person. Just look at the lines you draw at events to sign stuff. I agree you should keep business and home life separate. You are not just a RUclips creator, you are a TV star now with his own show. Build it and they will come. 🇺🇸🦅🏁🔧
As a retired Canadian Veteran, I quite may have an hour or 30 of them…I don’t know, maybe more? To spare a guy if ever he was looking for some work parties…many hands make light work. You are doing this as a thank you to the viewers. Well as a viewer for many years I would do something like this to say “Thank you, Derek” for all the pleasure you have given us. I even caught my wife talking to someone about Derek, our buddy……..I said “You have never even met the guy” to which she replied “She has watched enough to feel like she has”….anyway. If ever you need a hand I am sure there are many out there.
I was thinking the same thing. This could be a way to get the community involved in a hands on way. Set up dates, have materials and a plan ready, and use the hands that show up.
A special merch line with proceeds going to the building is a great idea, bet it would do well. Love the merch store/museum idea for sure, perhaps a feller could rotate the vehicles out every so often, keep things fresh.
Yeah I was thinking along the same lines as this myself. Maybe a fellow could set up a website where people to sign up for a certain weekend and have a place for them to list their skill set. I'd say probably twenty twenty five guys per weekend. If a fella had a few roll off boxes one site clean up of loose debris and rough landscaping could be done in a weekend with a crew that size. I think a fella could maybe provide a custom "crew" tshirt for those that help and maybe have a good feed with some cold snacks on Saturday evening as a thank you. I know a lot of guys would say it's not needed but, according to the customs of Southern hospitality....yeah...lol.

Long time business owner here. If I was face to face with a feller I’d advise you to get people to take care of this for you and get it done. You’re going to sell way more than a shirt a week on retail side. Take a look at what Maine Cabin Masfers has done with their show on Magnolia. Shop, restaurant, bar and events. It’s an entirely new, large business. When you are open you will change the fortunes of surrounding businesses - esp restaurants. I feel like you’re underestimating the passion of over 2m subs plus all the ones who don’t hit the sub button. Just my two cents. I’m not the one signing on the dotted line for a loan but think big Derek. You are a monster brand to car people. Saw a VGG sticker on a car on the highway today here in Charlotte.
I agree with that right there. It’s a great idea. But it being a DIY project, with the scope you’re talking about, you need a hood contractor to get it moving and finished.
HECK I am in New York State living between Ithaca NY and Binghamton New York, and I LOST my Vice Grip Garage Independence Chevelle hoodie, that I had gotten as a Christmas gift and replaced it with a brand new one (Thank GOD I was able to get it before they sold out)!! I'd like to see Vanishing Paint, the drag truck, Betty White(if you still have it), & maybe the black Chevy Belair in the museum. I'd buy merchandise to help support the remodel & whatnots. Engineer/house flipper/landlord/airbnb host/huge fan here weighing in... I understand the allure of doing things on the cheap, as well as bringing back a building from the edge of life. Don't do it. You will pour so much money into that place and the end result will be cool and quirky, but ultimately the geometry is so confining that it will severely restrict potential and flexibility. Hard to tell from the video what the lot capacity could be for events but it looks super tight and right on a busy road. I'd discuss with a local realtor what your options might be in terms of at least getting the building more saleable for another feller's vision. If that doesnt make sense, just pass it along as is and find a better candidate for your vision. Always happy to swap real estate war stories!
I wouldn't put a dime into that building. It may be good for storage, but that's about it. I would buy an old gas station or car dealership that actually has service bays wher real work can get done. That would also lend itself to having car shows, swap meets, etc. IMHO

Oh Derek! I so get the challenge! We bought an abandoned steam laundry in Virginia 4500 sq ft of revovation nightmare! The commenter who suggested getting it dry and secure first was right. Take it in steps and it'll work out! Definitely Milk Barn merch!
I bought a 4300 sq ft commercial building 21 years ago and have been living in it ever since. Right in the middle of my small town. Built a 3 car garage on the back of it to add to the two I already have. Had a 2,000 sq ft pole barn built behind it where there was previously a building that burnt down. I have about 100k in the whole thing!
As a building professional the one advice I can give you is this. The building department loves big words, specific words and it's our job as builders to avoid telling them those words. Rather than museum it'll be a retail display. Rather than an autoshop it's a storage and maintenance facility for the retail space. The plumbing and washrooms are going to be 'remodeled' to the existing instead of rebuilt. A lot of headaches can be avoided by reducing the amount of information and elaboration provided to the building department. This may not sound like the right thing to do, but you'd be surprised how common it is as a strategy to keep a project out of the red tape weeds. But hindsight being 20-20 you can't unsay what's already happened. But for future inquiries it's good to keep that in mind when it comes to describing plans.
That is such great advice - anything that prevents these ghouls from glomming more cash from a taxpayer with good intentions is awesome, especially if their own tactics are cleverly used against them!
Or live in a small town that doesn't overregulate! I just tore off a roof on an addition (actually two additions) on the back of a house. Took out a window and raised the header 3 feet to get more pitch and rebuilt the roof. Took the plans to get a permit and was told I didn't need one! Only need one if I am changing the "footprint". The larger towns I have property in would all require a permit. Built a 3 car garage on the back of my commercial building where I live. Got the permit, built the garage, and have never seen anybody come around to inspect it! Like you said about intent, it was for parking cars and not any commercial use so I didn't need a state permit.
Also being in construction 40+, I agree to a point... that's all good advice if you haven't had any city or county personnel on site yet... but I think, that cats outta the bag! When its a commercial space with John Q. Public involved, you can't sidestep that ADA cra...stuff. Can't un-ring that bell! If you do a fair amt of the exterior stuff, maybe you can walk-back certain parts of it... Have a new mtg... we've re-thought thru some of this and decided blah, blah, yada... Also, I would start getting bids for your mechanical stuff sooner than later, so u have a ball park idea... (plumbing, elect, etc). Try to get ur bids off season... prices are generally better, (as they may need the work!) Godspeed young man!! CHEERS!!
I love that glass brick around the front door. Looks kinda like a 50's radio station. People showing up at your house is just not acceptable. I remember when you and I were filming in Detroit, someone showed up at my house and my wife was home alone. She didn't feel safe. You helped me talk her down. Maybe having this HQ is the way to help solve that? Maybe it might be worse? Either way, cool old building, and kudos for the vision!! I'll show up if you have an open house (and I'm invited).

We bought our first commercial property in 2007. A dilapidated urban building that started life as a raincoat factory in 1953. We saw it had good bones and rehabbed it and moved our business in. It was 10,000 sq ft, which seemed vast, but that space gets eaten up quickly with equipment, tooling, furniture, office space and cars parked inside. My take-away from that is never underestimate the square-footage you need. Better to have the space and not need it vs. always wish you had more room. 15 years later we sold the place for more than 3x what we paid for it, so I firmly believe in the investment quality of real estate. Just don't go "OCC" on it and wind up with a palace nobody can afford and winds up a mini-storage. Moderation is what I'm saying.

Hello Derek, The small doors in the old milk plant were for unloading the milk cans (80 pounds). The cans moved on a series of roller decks to where the milk was dumped into a receiving tank. The millk cans were then rinsed and returned through the other door to be loaded on the milk truck to be loaded and returned to the farm. Ed - farmed for 60 years. Wish you and the family well.

Derek you have a very strong VGG community and I am sure you would have plenty of volunteers to help you with this project. You have given so much to the VGG fans and I am sure they would love to help you by lending a hand with whatever skill sets they have to bring the building to a future VGG building All you have to do is give the word and you wont believe the people that would come to help you out , plus the donation of materials needed for this project. Make it the VGG fans community building and call it the VGG Milk Shop Museum It would be a great place to hang out for events, sit downs and have some cold snacks. Heck maybe a BBQ event to give back to the community along with some car shows. I think this will be a good solid winner if you let the fans give back to you and your family.
My daughters love watching “My buddy Derek” fixing old cars. We watch at bedtime for a little while several times a week. They love the humor, sarcasm and also learn a little something. You are one of a kind man. Keep up the good work
Special merchandise to support the rescue of the building is a great idea. Old gear heads are also interested in old buildings. Making them safe and up to code would be great content. Put a grass covered patio in the alley, tables, and chairs. For the milk bar. Cars? Studibaker for sure, Independence or Liberty for another and maybe the Landspeed car or a modle A. You have no true idea of the impact you make until you're 400 or 500 steps down the road. If there are tradeschools in the area, you might consider contacting some of them to help with part of the labor. I will keep you in my prayers.
Im a retired electrical contractor (and a 100% disabled vet). As a contractor I'd say DO NOT tear down the pole barn section unless the city forces you to. You will not be able to replace it with a pole barn. At best you'll be able to replace it with something that looks like a pole barn but it's going to have to have all of the requirements for a commercial building, so if you're going to avoid tearing the existing structure down even if you rip off all of the sheathing and everything else and just replace the structure piece by piece, you're better off doing that. As long as they'll allow you to do it, I would highly recommend that. Otherwise you'll never get that part back without spending all the money needed to build a commercial structure and at the cost of that per square foot it's going to take you a very long time to get that space back.
I was checking out that part of the building. The roof will need redone and supported by the back wall of the original building, but the rest of that structure should be very salvageable.
Mr. Derek, you say things like we the fans deserve this. but truth be told YOU deserve this. I can't tell you enough how good of people you and Jess are. You do so much for everyone else and we love you guys. This is a REAL good idea. You are making great stories and adding to the history of the building and the neighborhood. I have wondered how much of VGG's success has caught you a little off-guard, and I mean that because you're pretty much a down-to-earth humble guy. It just wasn't that long ago that you were making that first video and it's grown so fast. This streetfront presence is really a good idea. Gives you some controlled visibility while letting your family have their privacy, safety, and your kids get to be kids without looky-loos intruding, even in a well-meaning way. I'm truly happy for all of your success, you earn it daily, and it brings another set of challenges. I know this is going to fly high for you, Derek and Jessica.
Derek, I think rather than using the existing framework to dictate their utility, run with your dreams and imagination. As a chiropractor, I owned, ran, and told the owner what I wanted the place to look like. I certainly couldn't do all that I wanted to, however, my touch, my comfort level and pride made my patients and my family felt like our extended and cherished family. Do be too stubborn, but don't, as you just said, "it just took the wind out of my sails". You've got the backbone and soul of a warrior. USE IT. Your customers and admirers will be glad you did. I always liked the idea of selling bricks that we as fans can have our names engraved in that can be put on the property somewhere like a sidewalk or a retaining wall. As supporters we can purchase the bricks for a set amount and have our names be a part of the VGG world headquarters forever!

Derek, Great video! Exciting things happening for sure! I know you said to bleep-bloop our ideas..so here goes! I looked at the building on a common mapping program and love the style of the old place. It really has potential! Front the front view-remove the front "walk-in" door and put a single ADA compliant glass/Lexan door and try to reuse those glass "cubes on one side of it to fill the space out and let natural light inside. It gives it a great 1950's look and still meets ADA. I agree wholeheartedly about keeping the cover/porch roof over that front door and have some ideas for that in a minute as well! The big green door thing to the left: take it completely out and replace with a big roll up door similar to the old-school garage/gas station doors from the 1950's that were wood framed with the windows in them. Again-it lets light in and if you have the area behind it as your museum or a finished car/truck behind it-well, it would look awesome from the street and maybe attract attention as a classic auto shop from the 1950's or 60's. Possibly build another rounded hood or stoop over that door to imitate the one over the walk in door. Outline the front roofline and over the doors with a neon strip lighting. Think something like from the animated movie "Cars" buildings in Radiator Springs. I think it could look sweet and add to the way you want it to look with your roadworthy restorations. - Tom

Hi Derek! I hail from Scarborough, Canada where you recently acquired the Pantera. Your idea for this place is fantastic. Just wanted to bleep bloop about the front door overhang. I am extremely pleased that you plan on keeping it. Overhangs of that nature were common with buildings from that time period. Bringing the building back to life instead of just leveling it and starting over will keep the history of the building alive while creating a new chapter. As far as the overhang goes, do it up like the 50's. Lots of small light bulbs on the underneath and what else but a neon Vice Grip Garage sign across the front of it and neon tubing in the channels. Kind of like the way the old roadside diners used to do it. Good luck and godspeed with the project. Looking forward to future episodes and updates.

I worked in historical brick restoration for 18 years and ran a restoration on an old ice and milk house here locally. That brick is an excellent structure and will save you a lot of money as long as it's fairly stable. I've done all kinds of engineered and non -engineered repairs on 100 year old buildings to get the problems fixed for situations like yours. Don't let the city get you down and get creative. I sure wish I lived closer and I'd be over there donating my time for the love of the channel and history of the building. In our neck of the woods there are a lot of historic grants for restorations which in a lot of cases just help keep up the property values and make life livable instead of old abandoned buildings everywhere. I feel much like you do for cars about old buildings (and old cars) I can't wait for the time I get to visit. With a good roof and sturdy soil a 2x4 in the right place can keep something standing safely for more than a lifetime. I've seen some crazy stuff that stood the rest of time.
I wish I lived closer to offer free labor and help with the red tape/re-zoning BS. You hit on a very valid point about getting to know the neighbors regarding the re-zoning process. Derek, love what you’re doing. I know this comment might not be welcome on this page or even by you but most of the City codes and requirements are for good reason and will help you have a safe, functional building once it’s done. You should put out a call for design professionals (architects and engineers) who could help you navigate the city permitting processes. I’d be happy to help guide you through the rezoning process you mentioned. From what you said you wanted to do with the building and property and the looks of the neighborhood, the City should be thrilled to have you and what you’re looking to bring to the community.

Derek definitely appreciates his fans but I gotta say he seemed a little stressed out in this video. Almost seems as if he was forced into this decision to try to keep people away from his house. I would imagine he had higher hopes for this same idea but people just can’t leave the man’s home and family alone.
Sounds like a great idea. If your budget allows you should think about hiring a coordinator since you're so busy. If this town is big enough you may have a local chamber of commerce, a small business assistance office or a tourism office that could have great resources for you.
I think continuing to call it "The Milk Barn" would be cool. All your fans would know that's where you might see Derek wrenching, snag some merch and have a VGG Coffee or cold snack.
Alleyway would make a cool beer garden/chill and eat ice cream spot. Mount and awning to the building so you don’t have to actually put posts in the ground… clean it up, pea gravel and pavers, patio sets… perfect.
Whichever route you go for the construction itself, a thing to consider would be adding a small coffee shop or something like it next to your museum / vehicle displays as a place for people to linger. They are going to linger anyway, because they have hopes of meeting you or your family and you don’t want them lingering too long in a retail shop. Since you’re going for a mixed use permit, now might be the time to consider it even if you don’t do anything with it until phase 2 or 3. One of a kind merchandise is a neat idea, or you could add “found this in Tennessee” to the sleeves of your existing apparel lines. Also consider carrying the clear coat and other products you frequently use on restorations there. Appreciate you and the heart you bring to your work and interactions with your viewers. Praying good success for the things you are doing and protection for your family until this is complete.
Independence absolutely perfect opportunity for everyone to see her. Rotate some others but Independence should be a main stay. Some of the rarer ones and some "long term projects", I'm on the other side of the pond 🇮🇪 but when this happens it's absolutely on my list of things to go to and see
Random fans showing up at your house is the worst... I can appreciate their viewership without wanting them in my yard. If you want Yellow Jacket and Hornet nest security systems around your property like I do at mine, I know a guy lol. Interesting concept with the museum idea.
@@ViceGripLodge turn the water valve/meter on. That will tell you pretty fast where its at on the inside. Same as the sewer, get some drain dye from a plumbing supply house and pour water and the dye down the drain, it will glow and you can pull a manhole cover to the sewer main and see where it exits or if it still exits the building.
I do art and have done lots of buildin n many town ps i also do autobody and airbrush rides .so im free of charge and love 2 help with any thing u need. Ps the towns would help redo old building threw beautifcation commity
Derek, I can tell you from personal experience that you need a specific plan. That means drawings and what type of material to be used that fits your budget. Plan a minimum of 20% over budget and get a project manager. Someone that can be there everyday to keep everything moving, that way all contractors are held accountable. Then You need to do what you do ( Vise Grip Garage) stuff and don’t micro manage. You need to keep your sanity! If there are things that you want to do on the remodel than you must work it into the schedule and relayed to your project manager. Hopefully you have someone you trust to take on the challenge! This WILL be less expensive in the long run. Good Luck.

A couple of clues to help you out. You live in SE Michigan, the Tahoe is a '99, ya got rust issues due to where you live and likely the lines are rotted out. I'd check that first and foremost and you'll know if they are rotted out. I'd also check the frame while at it. If native to the rust belt, the frame may not be in the best of shape as it is. That is first, then if the lines look good, check your master cylinder to be certain that's good, or at worst, the brake booster is shot, but do check the lines and go from there.

OK, my two cents from a retired contractor. Get the exterior done first and building dried in. Which means doors, windows, paint , clear the brush, demo the old fence, and install a new fence so you can secure the property. All this some when the weather is bad, you can focus on the interior work during the winter months. For the interior, focus on your mechanicals and then the paint and finishes last. Sit down, work up a plan, and then work the plan.

This is a good idea. But do it as a tiered system. $20 or $50 for a brick, $100 or $200 for a 1ft X 1ft section of wall or something similar, $500+ for a larger section. That way there's something for all budgets to help and be a part of the venture.

Hi Derek, I have an idea on your museum Project. instead of a product line, maybe you could start "another brick in the wall" project or a "we the people" wall for example. if any of your subscribers donate money to this project, there name would be written on a brick in the building. it would give folks a chance to see there name if they visited the museum or maybe randomly in future videos. If you take a page from Cleetus' playbook when he first purchased the Freedom Factory and use special merchandise to raise some funds for the project, you could be pleasantly surprised at the response from your community.

I was a county building inspector for our rural farm community in Indiana. We loved when people bought old buildings in town and remodeled them. I always worked with the owners to help the building meet today’s codes. We wanted our town to look nice and for a new business to help bring people to our area. Nashville is a tourist attraction now. I heard you mention you live in southern TN. That can’t be but a hour +or- from Nashville. I don’t think you understand how many people will visit that store. You have to be close to interstate 65. Millions of People from up north use 65 to go on vacation to the Gulf Beaches yearly. I believe you will be more busy than you think. Especially if they may get a chance to meet you in person. Just look at the lines you draw at events to sign stuff. I agree you should keep business and home life separate. You are not just a RUclips creator, you are a TV star now with his own show. Build it and they will come. 🇺🇸🦅🏁🔧
As a retired Canadian Veteran, I quite may have an hour or 30 of them…I don’t know, maybe more? To spare a guy if ever he was looking for some work parties…many hands make light work. You are doing this as a thank you to the viewers. Well as a viewer for many years I would do something like this to say “Thank you, Derek” for all the pleasure you have given us. I even caught my wife talking to someone about Derek, our buddy……..I said “You have never even met the guy” to which she replied “She has watched enough to feel like she has”….anyway. If ever you need a hand I am sure there are many out there.

A special merch line with proceeds going to the building is a great idea, bet it would do well. Love the merch store/museum idea for sure, perhaps a feller could rotate the vehicles out every so often, keep things fresh.

Yeah I was thinking along the same lines as this myself. Maybe a fellow could set up a website where people to sign up for a certain weekend and have a place for them to list their skill set. I'd say probably twenty twenty five guys per weekend. If a fella had a few roll off boxes one site clean up of loose debris and rough landscaping could be done in a weekend with a crew that size. I think a fella could maybe provide a custom "crew" tshirt for those that help and maybe have a good feed with some cold snacks on Saturday evening as a thank you. I know a lot of guys would say it's not needed but, according to the customs of Southern hospitality....yeah...lol.

Long time business owner here. If I was face to face with a feller I’d advise you to get people to take care of this for you and get it done. You’re going to sell way more than a shirt a week on retail side. Take a look at what Maine Cabin Masfers has done with their show on Magnolia. Shop, restaurant, bar and events. It’s an entirely new, large business. When you are open you will change the fortunes of surrounding businesses - esp restaurants. I feel like you’re underestimating the passion of over 2m subs plus all the ones who don’t hit the sub button.

HECK I am in New York State living between Ithaca NY and Binghamton New York, and I LOST my Vice Grip Garage Independence Chevelle hoodie, that I had gotten as a Christmas gift and replaced it with a brand new one (Thank GOD I was able to get it before they sold out)!! So I KNOW there are TWO of those same hoodies around my area now!! LOL!! I plan on buying more merch here soon too!! Even though I am disabled, can't really travel and I can always use the internet!! I'd like to see Vanishing Paint, the drag truck, Betty White(if you still have it), & maybe the black Chevy Belair in the museum. I'd buy merchandise to help support the remodel & whatnots. I want to come to Tennessee to check out the museum in the future. Your channels are my favorite channels to watch & I never miss your videos on a weekly basis.
Engineer/house flipper/landlord/airbnb host/huge fan here weighing in... I understand the allure of doing things on the cheap, as well as bringing back a building from the edge of life. Don't do it. You will pour so much money into that place and the end result will be cool and quirky, but ultimately the geometry is so confining that it will severely restrict potential and flexibility. Hard to tell from the video what the lot capacity could be for events but it looks super tight and right on a busy road. I'd discuss with a local realtor what your options might be in terms of at least getting the building more saleable for another feller's vision. If that doesnt make sense, just pass it along as is and find a better candidate for your vision. Always happy to swap real estate war stories!
I wouldn't put a dime into that building. It may be good for storage, but that's about it. I would buy an old gas station or car dealership that actually has service bays wher real work can get done. That would also lend itself to having car shows, swap meets, etc. IMHO
I believe you need to make something there thats going to pay you some money. Because you are going to spend some/a lot of money.

I bought a 4300 sq ft commercial building 21 years ago and have been living in it ever since. Right in the middle of my small town. Built a 3 car garage on the back of it to add to the two I already have. Had a 2,000 sq ft pole barn built behind it where there was previously a building that burnt down. I have about 100k in the whole thing!

As a building professional the one advice I can give you is this. The building department loves big words, specific words and it's our job as builders to avoid telling them those words. Rather than museum it'll be a retail display. Rather than an autoshop it's a storage and maintenance facility for the retail space. The plumbing and washrooms are going to be 'remodeled' to the existing instead of rebuilt. A lot of headaches can be avoided by reducing the amount of information and elaboration provided to the building department. This may not sound like the right thing to do, but you'd be surprised how common it is as a strategy to keep a project out of the red tape weeds. But hindsight being 20-20 you can't unsay what's already happened. But for future inquiries it's good to keep that in mind when it comes to describing plans.

Or live in a small town that doesn't overregulate! I just tore off a roof on an addition (actually two additions) on the back of a house. Took out a window and raised the header 3 feet to get more pitch and rebuilt the roof. Took the plans to get a permit and was told I didn't need one! Only need one if I am changing the "footprint". The larger towns I have property in would all require a permit. Built a 3 car garage on the back of my commercial building where I live. Got the permit, built the garage, and have never seen anybody come around to inspect it! Like you said about intent, it was for parking cars and not any commercial use so I didn't need a state permit.

When its a commercial space with John Q. Public involved, you can't sidestep that ADA cra...stuff. Can't un-ring that bell! If you do a fair amt of the exterior stuff, maybe you can walk-back certain parts of it... Have a new mtg... we've re-thought thru some of this and decided blah, blah, yada... Also, I would start getting bids for your mechanical stuff sooner than later, so u have a ball park idea... (plumbing, elect, etc). Try to get ur bids off season... prices are generally better, (as they may need the work!) Godspeed young man!! CHEERS!!
I love that glass brick around the front door. Looks kinda like a 50's radio station. People showing up at your house is just not acceptable. I remember when you and I were filming in Detroit, someone showed up at my house and my wife was home alone. She didn't feel safe. You helped me talk her down. We bought our first commercial property in 2007. A dilapidated urban building that started life as a raincoat factory in 1953. We saw it had good bones and rehabbed it and moved our business in. It was 10,000 sq ft, which seemed vast, but that space gets eaten up quickly with equipment, tooling, furniture, office space and cars parked inside. My take-away from that is never underestimate the square-footage you need. Better to have the space and not need it vs. always wish you had more room. 15 years later we sold the place for more than 3x what we paid for it, so I firmly believe in the investment quality of real estate. Just don't go "OCC" on it and wind up with a palace nobody can afford and winds up a mini-storage. Moderation is what I'm saying.

Hello Derek, The small doors in the old milk plant were for unloading the milk cans (80 pounds). The cans moved on a series of roller decks to where the milk was dumped into a receiving tank. The millk cans were then rinsed and returned through the other door to be loaded on the milk truck to be loaded and returned to the farm. Ed - farmed for 60 years. Wish you and the family well.

Special merchandise to support the rescue of the building is a great idea. Old gear heads are also interested in old buildings. Making them safe and up to code would be great content. Put a grass covered patio in the alley, tables, and chairs. For the milk bar.
Cars? Studibaker for sure, Independence or Liberty for another and maybe the Landspeed car or a modle A.
You have no true idea of the impact you make until you're 400 or 500 steps down the road.
If there are tradeschools in the area, you might consider contacting some of them to help with part of the labor.

Im a retired electrical contractor (and a 100% disabled vet). As a contractor I'd say DO NOT tear down the pole barn section unless the city forces you to. You will not be able to replace it with a pole barn. At best you'll be able to replace it with something that looks like a pole barn but it's going to have to have all of the requirements for a commercial building, so if you're going to avoid tearing the existing structure down even if you rip off all of the sheathing and everything else and just replace the structure piece by piece, you're better off doing that. As long as they'll allow you to do it, I would highly recommend that. Otherwise you'll never get that part back without spending all the money needed to build a commercial structure and at the cost of that per square foot it's going to take you a very long time to get that space back.
I was checking out that part of the building. The roof will need redone and supported by the back wall of the original building, but the rest of that structure should be very salvageable.
Mr. Derek, you say things like we the fans deserve this. but truth be told YOU deserve this. I can't tell you enough how good of people you and Jess are. You do so much for everyone else and we love you guys. This is a REAL good idea. You are making great stories and adding to the history of the building and the neighborhood. I have wondered how much of VGG's success has caught you a little off-guard, and I mean that because you're pretty much a down-to-earth humble guy. It just wasn't that long ago that you were making that first video and it's grown so fast. This streetfront presence is really a good idea. Gives you some controlled visibility while letting your family have their privacy, safety, and your kids get to be kids without looky-loos intruding, even in a well-meaning way. I'm truly happy for all of your success, you earn it daily, and it brings another set of challenges. I know this is going to fly high for you, Derek and Jessica.

Derek, I think rather than using the existing framework to dictate their utility, run with your dreams and imagination.
As a chiropractor, I owned, ran, and told the owner what I wanted the place to look like. I certainly couldn't do all that I wanted to, however, my touch, my comfort level and pride made my patients and my family felt like our extended and cherished family. Do be too stubborn, but don't, as you just said, "it just took the wind out of my sails". You've got the backbone and soul of a warrior. USE IT. Your customers and admirers will be glad you did. I always liked the idea of selling bricks that we as fans can have our names engraved in that can be put on the property somewhere like a sidewalk or a retaining wall. As supporters we can purchase the bricks for a set amount and have our names be a part of the VGG world headquarters forever!

Great video! Exciting things happening for sure! I know you said to bleep-bloop our ideas..so here goes! I looked at the building on a common mapping program and love the style of the old place. It really has potential! Front the front view-remove the front "walk-in" door and put a single ADA compliant glass/Lexan door and try to reuse those glass "cubes on one side of it to fill the space out and let natural light inside. It gives it a great 1950's look and still meets ADA. I agree wholeheartedly about keeping the cover/porch roof over that front door and have some ideas for that in a minute as well! The big green door thing to the left: take it completely out and replace with a big roll up door similar to the old-school garage/gas station doors from the 1950's that were wood framed with the windows in them. Again-it lets light in and if you have the area behind it as your museum or a finished car/truck behind it-well, it would look awesome from the street and maybe attract attention as a classic auto shop from the 1950's or 60's. Possibly build another rounded hood or stoop over that door to imitate the one over the walk in door. Outline the front roofline and over the doors with a neon strip lighting. Think something like from the animated movie "Cars" buildings in Radiator Springs. I think it could look sweet and add to the way you want it to look with your roadworthy restorations. - Tom
Great idea! Protect the family is priority. A destination is needed, the city should be behind you, the local dinners should be behind you, the local gas stations/convenient stores should be behind you. You have the best plan figured out.

Hi Derek! I hail from Scarborough, Canada where you recently acquired the Pantera. Your idea for this place is fantastic. Just wanted to bleep bloop about the front door overhang. I am extremely pleased that you plan on keeping it. Overhangs of that nature were common with buildings from that time period. Bringing the building back to life instead of just leveling it and starting over will keep the history of the building alive while creating a new chapter. As far as the overhang goes, do it up like the 50's. Lots of small light bulbs on the underneath and what else but a neon Vice Grip Garage sign across the front of it and neon tubing in the channels. Kind of like the way the old roadside diners used to do it. Good luck and godspeed with the project. Looking forward to future episodes and updates.

I worked in historical brick restoration for 18 years and ran a restoration on an old ice and milk house here locally. That brick is an excellent structure and will save you a lot of money as long as it's fairly stable. I've done all kinds of engineered and non -engineered repairs on 100 year old buildings to get the problems fixed for situations like yours. Don't let the city get you down and get creative. I sure wish I lived closer and I'd be over there donating my time for the love of the channel and history of the building. In our neck of the woods there are a lot of historic grants for restorations which in a lot of cases just help keep up the property values and make life livable instead of old abandoned buildings everywhere. I feel much like you do for cars about old buildings (and old cars) I can't wait for the time I get to visit.
With a good roof and sturdy soil a 2x4 in the right place can keep something standing safely for more than a lifetime. I've seen some crazy stuff that stood the rest of time.
I wish I lived closer to offer free labor and help with the red tape/re-zoning BS. You hit on a very valid point about getting to know the neighbors regarding the re-zoning process. Talk with them and let them get to know you and your plan - getting them on your side for city council meetings is key. Best of luck and can’t wait to see the progress! Derek, love what you’re doing. I know this comment might not be welcome on this page or even by you but most of the City codes and requirements are for good reason and will help you have a safe, functional building once it’s done. You should put out a call for design professionals (architects and engineers) who could help you navigate the city permitting processes. I’d be happy to help guide you through the rezoning process you mentioned. From what you said you wanted to do with the building and property and the looks of the neighborhood, the City should be thrilled to have you and what you’re looking to bring to the community.

Derek definitely appreciates his fans but I gotta say he seemed a little stressed out in this video. Almost seems as if he was forced into this decision to try to keep people away from his house. I would imagine he had higher hopes for this same idea but people just can’t leave the man’s home and family alone.

If your budget allows you should think about hiring a coordinator since you're so busy.
If this town is big enough you may have a local chamber of commerce, a small business assistance office or a tourism office that could have great resources for you.
I think continuing to call it "The Milk Barn" would be cool. All your fans would know that's where you might see Derek wrenching, snag some merch and have a VGG Coffee or cold snack.
Actually they were called a creamery. Had one across the street from my house growing up.
The '35 Ford pickup would be cool in there. Could even toss some milk crates with bottles in the bed.

Alleyway would make a cool beer garden/chill and eat ice cream spot. Mount and awning to the building so you don’t have to actually put posts in the ground… clean it up, pea gravel and pavers, patio sets… perfect.
Whichever route you go for the construction itself, a thing to consider would be adding a small coffee shop or something like it next to your museum / vehicle displays as a place for people to linger. They are going to linger anyway, because they have hopes of meeting you or your family and you don’t want them lingering too long in a retail shop. Since you’re going for a mixed use permit, now might be the time to consider it even if you don’t do anything with it until phase 2 or 3. One of a kind merchandise is a neat idea, or you could add “found this in Tennessee” to the sleeves of your existing apparel lines. Also consider carrying the clear coat and other products you frequently use on restorations there.

@@ViceGripLodge turn the water valve/meter on. That will tell you pretty fast where its at on the inside. Same as the sewer, get some drain dye from a plumbing supply house and pour water and the dye down the drain, it will glow and you can pull a manhole cover to the sewer main and see where it exits or if it still exits the building.
I do art and have done lots of buildin n many town ps i also do autobody and airbrush rides .so im free of charge and love 2 help with any thing u need. Ps the towns would help redo old building threw beautifcation commity

Derek, I can tell you from personal experience that you need a specific plan. That means drawings and what type of material to be used that fits your budget. Plan a minimum of 20% over budget and get a project manager. Someone that can be there everyday to keep everything moving, that way all contractors are held accountable. Then You need to do what you do ( Vise Grip Garage) stuff and don’t micro manage. You need to keep your sanity! If there are things that you want to do on the remodel than you must work it into the schedule and relayed to your project manager. Hopefully you have someone you trust to take on the challenge! This WILL be less expensive in the long run. Good Luck.

Current situation; I Need to dive into my '99 Tahoe....you know...brakes...you know...I know you do....still...not even sure what is wrong...they worked great one day, and the next? NOPE...I have no clue where to even look, but you know...a feller is going to dive in anyway. Would never have done that before finding your channel.

@@oghaz3y7 Well, first, you're wrong, and 2nd, I don't care that if he is or isn't a millionaire. He gives back way more than others. Other creators that are doing WAY better than Derek haven't done ANYTHING compared to Derek. One brags that he bought $500K worth of cars, but "he is just a regular guy", after going on $100K vacations. No, Derek is very humble. Don't like him? Leave the channel, I'm sure Derek wouldn't care.
A couple of clues to help you out. You live in SE Michigan, the Tahoe is a '99, ya got rust issues due to where you live and likely the lines are rotted out. I'd check that first and foremost and you'll know if they are rotted out. I'd also check the frame while at it. If native to the rust belt, the frame may not be in the best of shape as it is. That is first, then if the lines look good, check your master cylinder to be certain that's good, or at worst, the brake booster is shot, but do check the lines and go from there.
