Do you have a consulting firm in the Dominican republic, you seem like a really honest person living there, the problem is when you're a foreigner looking to invest the local tend to take advantage of this situation.. I would like to get in touch with you or a representative because I'm interested in purchasing land and building in a convenient town in DR...
Great video Norberis, very informative. We have done several renovation projects in the DR and the one thing I have notice is, just like in the US, it is very easy to go over budget once construction begins. There always seems to be changes that need to be made or that you want to make. Many upgrades that cost just a little more, but those "little bit more" changes add up... basically saying add another 10% to 20% for over budget issues. I give you an example - your contractor may tell you for a two thousand more he can add a hot tub., or for a thousand more he can make your pool a salt water pool, or you forgot to include tile or stone around the outside of the pool. Or you forgot to add security bars or an alarm system for the windows and door.... or you do not like the size or color of the tile they picked out for the interior and for a little more you can upgrade to large tile or for a little more they can put granite in the bathroom or for a little more they can tile the walls of the bathroom.. or for a few hundred more then can add stairs to the roof for a roof top terrace.. etc ..etc...
Yes this is true and I completely understand as I've done renovation to my properties here in the States. So I'm always prepared if it goes over budget and delighted when I stay under(-:

Finally,a detailed amount of how much it will cost to build in the D.R.,thank you for explaining ,have you ever though about becoming a Real Estate advisor not a agent,for a flat fee you can guide people in the right direction and you can charge say 3 to 5% fee depending on the size of the investment,just an idea.

You call that a Turn Key project. You do need to include your land preparation and infrastructure in your cost estimate. Also, every region of the island has variations in budget of construction. All in all, as someone whose family does large scale developments on the island, very good beginner video. Thumbs Up!
Yes I understand every region has a different variation of cost as to why I mentioned it in the the video description and pinned comment. I'm not an engineer or architect therefore my only goal is to provide basic information as to what im paying, my cost, and experience. People can call it what they want, im just trying to give people an idea of what to expect. Everyone needs to do their own due diligence. No need to critique as if im trying to be builder. Yes the price can change depending on the area. But its not that big of a change to be overly concerned.

Do you have, or know of a god channel to go through when I look for lots in DR, preferable close to or on a beach between Puerto plata and Las Galeras that is not too expensive? Thanks, Jonas
I don't know of any channels to go through besides working with a real estate agent to help you find property. Or check out sites like www.corotos.com.do they sometimes advertise available land there.

No, there is no property taxes unless your property is valued over $7.5 million pesos.

What was the cost of the land and size of the land? Who is supplying the water? Where is the sewer line connecting too?
The land in that area starts at around $43 per square meters. As I mentioned in the video the size is 279 square meters. We supply our own water. You have to build a cisterna which included in the budget.
Hi Norberis, Thanks for the great video! My wife and I own a piece of property in Cabrera. Is this an area that your brothers would take on a house building project? The lot is sloped so engineering the plans and developing a budget would require a site visit. We do have power and water to the site. Thank you for any info you can provide to us.

The construction for this project has not yet started. My company has access to contractors and lawyers. We can provide construction and management services for your project.
Hi Norberis. Does the total price for building homes in DR usually have to be paid in full up front, or do people finance it like a regular mortgage? I wouldn't have enough money to pay it all up front. Only monthly mortgage payments.
If you can get a bank to finance it but it's not easy getting financing here.

I have been listening to you and other you tube people in reference to investing in property in the Dominican republic. That will be depending on the size and kind of the pool. I will say an average price that I hear is around 10,000 us. and you can make it heated too.

Land in that area can cost around $34 per square meter. This land is located in Punta Cana.

Norberis, I would like to possibly have your two brothers build me a 1600 square foot, two story house in Puerto Plata. Give me an idea how much building costs I may be looking at.
A 1600 sqft house is about 149 m2. If you use the numbers I provided in this video you can take $552 USD x 149m2 = $82,384. But keep in mind my numbers include a fence and a pool. So you can probably remove $10,000 from the $82,384. So about $72k. Again this is just ball park of what you can expect.

From the day you pick your land to the day you can walk in the door of your new house, about how long does it take? Im looking to build a 30m² house with a 15m² balcony and a small pool and fence. I am renting an airbnb when we get to the DR, but am not sure how many months to confirm it. Thanks for any help!

If you have all the money to build with the size of the construction it shouldn't take more than 2 to 3 months if that long.
Hello Norberis I’m interested in building and living 🇩🇴 soon. I have seen apartment, hotels and homes that have signs that say don’t flush tissue paper down the toilet. Can you elaborate if it’s building pipes issue or 🇩🇴 plumbing and sewage system issue.
It's a pipe issue, but if you build you can build it where you can flush toilet paper down the drain pipes.
They also use the ole septic system a storage hole without a bottom without drag fields like Septic tank systems here. Salt toilet tissue can build-up.
Okay I have a question I want to ask you. I want to talk to you about buying land and square meters for what I want to buy in the future and I'm looking for land out in the Puerto Plata area mainly or between Puerto Plata/Sosua. Do you know any land that cheap to buy in the area or maybe a better location not far from the area? I can tell you this that me and friend was wanting to have a 4 BRM home or villa with a pool built.
I don't know of any available land in that area at the moment. I recommend reaching out to a realtor in that area to assist you.
Ok if you find out anything please let know something but I will do my research and ask someone I seen a recent video you posted in the area and those lots already been bought and being resold for more money

Yes the cost has changed especially since the pandemic. Some material has went up 40%.
Hello Norberis, What does the premium includes that the standard does not include?
Its typically the quality of material. For example the doors, windows, flooring, etc. So everything is included it just type material used.

I would love to learn so much more. I’m taking notes. I have a question, once you verify the ownership of the land and you have an engineer give you a blueprint. Do you have to supply the materials?
If you asking can you start building once the land is verified and you have the blueprint then the answer is yes. Now when you say supply the materials it sounds like you will be the Project Manager in that case you will need to purchase the material for the laborers. If you hire a company to build then they will purchase the material of course when you pay them. The good thing about DR you can pay as you go. Meaning you don't have to pay all up front. If you knew you were going to be on the island for 2 months you can pay for 2 months worth and manage your construction. Just an example. Unless you trust the builders I would definitely monitor spending and make sure what is being bought is being used on your construction. I hope this helps.
