To be honest, hindi po ako familiar sa course program nung pareho. It’s best po na manghingi ka ng course program ng both schools tapos tignan niyo kung anong mas okay na courses. Although, kahit anong school naman pwede niyo pong piliin kasi, at the end of the day, ang goal ay makapasa ng licensure examination and you are equipped with the knowledge you need. The school doesn’t matter much sa tingin ko 😊
Contact with “colorum broker” is void. That means the contract isn’t legally enforceable. An owner may opt not give payment to the colorum broker and the colorum broker is not legally allowed to collect any commission or fee for the service he rendered. Hope this helps 😊

Hi 🙂 If you want a stable job with stable source of income, it's better to apply as an appraiser or an assessor. Pwede ring mag-apply sa mga realty firm as admin staff (may salary) o assistant. Kasi kapag mag-wowork ka under a real estate developer, hindi stable ang source ng income dahil kapag hindi na-reach ang quota, hindi nila ibibigay ang sales allowance. Hindi lang naman brokerage ang pwedeng path kapag BS REM. Iyon nga lang mas malaki ang potential income kapag broker :)
Hi, title transfer is just added service (meaning different payment) but not all real estate brokers offer it. So you won’t be able to compel the real estate broker unless it is also included in your written agreement with him/her. Pero kung licensed talaga po yung broker niyo, kadalasan gnguide nila client nila po so magagawa niyo iyon 😊

Hi, if i am a real estate broker and i am not really full time like only sell very seldom, how do you get a receipt to issue when you are able to sell something? like you only make a sale when the opportunity comes to you but i don't actively look for a sale since i have another job. do you know how to have a receipt without paying an accountant monthly since i have zero sales in 2 years. with developers, they are asking for receipts whenever a broker make a sale, without a receipt, commission will not be released.
Hello, you need to get a BIR Form 2303 (Certificate of Registration) and BIR 1906 (Authority to Print receipt). But just ensure that your license and payment for Professional Taxes are up to date so you will be able to get those requirements. Indeed, you won’t be able to get your commission if you don’t issue a receipt to the real estate developers. Every time they give you your commission, they will also give you a BIR Form 2307 (Certificate of Creditable Tax Withheld at Source) which you may use to file for tax credits through a Summary Alphalist of Witholding Taxes at Source. Filing for taxes can be quite tedious if you don’t have the time. Plus paying for an accountant can be costly especially when you don’t do real estate brokerage full time. So I recommend using Taxumo (an online tax compliance tool in the Philippines). Their subscription plan is way cheaper than hiring an accountant and you can get 10% discount for any subscription plan if you use the code: ownpropertyph. Hoping this helps 😊
Ask lang po, urgent lang po, for transfer of tittle, may deed of absolute sale na po (settled all taxes and already released the eCAR), natatakan na ng BIR yung deed of sales para sa cgt at doc stamp but the RD said magpagawa daw po ng Extrajudicial settlement with sale (since pumanaw na yung asawa). Tanong lang po, yung extra judicial settlement with sale kailangan po ba same date dun sa deed of sales. (May 05, 2022) or current date po and dapat, this coming Monday po kami magpapagawa July 04, 2022) . Ano pong date ang ilalagay sa extra judicial settlement estate with absolute sale. All heirs are agree to sign, DATE lang ang concern namin. Current po ba or May 05, 2022. Please advise po. Thank you

John Daniel Are you going to be a licensed real estate broker or a licensed real estate appraiser? 😊 Kung real estate broker path ang pinili mo, it’s either maging in-house real estate broker ka or independent real estate broker (“not freelance” kasi profession ang pagiging broker. iyan ang term usually ng mga colorum broker). I agree sa sabi ng iba. Mahirap magsimula ng walang experience or walang real estate mentor. If you want work independently agad, be sure to have funds dahil hindi agad makakabenta at join an organization like PAREB or REBAP para matuto lalo. If you don’t have the funds yet, work for a real estate developer or a brokerage firm 😊

Can the developer get payment already your approved Bank Condo Loan without signing the Certificate of Acceptance of the Condo and without Turn Over Date ? Also does the developer needs to present to the Bank the Certificate of Acceptance signed by the buyer before being paid by the bank ?
From my experience po, the real estate developer gets the release of the loan proceeds first before the turnover of the unit plus documentation of turnover. The real estate developer only needs to present the Contract to Sell 😊

I think ok din talaga na BS REM ang course, more equipped in pursuing the real estate brokerage profession. Kasi ang real estate broker, hindi lang benta ang ginagawa ha. Need ng strong background in law din 😊

Usually kapag walang proof of income, ang advise is to get a co-owner for the property. Dapat yung co-owner should have a good financial standing. Walang pki-alam yung bank kung nag-eaearn yung property or not, mas concern nila yung capacity to pay ng borrower 😊

Im a real estate sales person for 16 yrs legal salesperson my prc id rin isue at pag nakabenta ako ibinibigay ng owner ang profesional pay sakin. Na di kasama broker ko. Nag siminar din ang salesperson para mabuo ang 120 units para sa accreditation ng salespetson.

To be honest, hindi po ako familiar sa course program nung pareho. It’s best po na manghingi ka ng course program ng both schools tapos tignan niyo kung anong mas okay na courses. Although, kahit anong school naman pwede niyo pong piliin kasi, at the end of the day, ang goal ay makapasa ng licensure examination and you are equipped with the knowledge you need. The school doesn’t matter much sa tingin ko 😊
Good day Mam what happened to a contract if it was dealt with colurom broker?
Contact with “colorum broker” is void. That means the contract isn’t legally enforceable. An owner may opt not give payment to the colorum broker and the colorum broker is not legally allowed to collect any commission or fee for the service he rendered. Hope this helps 😊

Hi 🙂 If you want a stable job with stable source of income, it's better to apply as an appraiser or an assessor. Pwede ring mag-apply sa mga realty firm as admin staff (may salary) o assistant. Kasi kapag mag-wowork ka under a real estate developer, hindi stable ang source ng income dahil kapag hindi na-reach ang quota, hindi nila ibibigay ang sales allowance. Hindi lang naman brokerage ang pwedeng path kapag BS REM. Iyon nga lang mas malaki ang potential income kapag broker :)

Hi, title transfer is just added service (meaning different payment) but not all real estate brokers offer it. So you won’t be able to compel the real estate broker unless it is also included in your written agreement with him/her.

Hello po! Mag 2nd year na po ako next school year taking real estate management. Kinakabahan po ako kasi wala pa po akong any idea in the field of real estate hahaha. May mga marerecommend po ba kayo na mga readings or gawa po sana kayo ng vids about mga basic concepts na dapat malaman sa real estate world.
In the past, we just studied fundamentals of property ownership, legal requirements for real estate service, subdivision development, real estate laws and taxation, and may more 😊 I guess you can start diyan sa mga nabanggit ko.
P.S. Naabutan ko yung batch na hindi kailangan mag-B.S. REM pero I'll be taking B.S. REM this year para makapag-exam ako ng real estate consultancy in four years. Balitaan kita kung anong readings namin. 😊

Naghahanda po ako para sa board exam ng appraisers 😊 At kung sino mang mag-authorize sayo, siya ang mgsusupervise sayo at ang trabaho mo related sa work niya po. So kung Amaia binebenta niyang projects, Amaia ka rin po. Kung Megaworld, Megaworld din. Mas ideal din yun kasi iba iba ang markets ng bawat developer po 😊

Hello po, sa batas po, isang broker pang po ang makakapag-accredit sa isang salesperson. Pwede po yung salesperson makitrabaho sa ibang brokers kapag hindi sila matulungan ng broker nila 😊 Pero pag nagkaproblema, ang lisensya na hahabulin ay yung sa broker na nag-accredit doon sa salesperson.

Hi, if i am a real estate broker and i am not really full time like only sell very seldom, how do you get a receipt to issue when you are able to sell something? like you only make a sale when the opportunity comes to you but i don't actively look for a sale since i have another job. do you know how to have a receipt without paying an accountant monthly since i have zero sales in 2 years. with developers, they are asking for receipts whenever a broker make a sale, without a receipt, commission will not be released.
Hello, you need to get a BIR Form 2303 (Certificate of Registration) and BIR 1906 (Authority to Print receipt). But just ensure that your license and payment for Professional Taxes are up to date so you will be able to get those requirements. Indeed, you won’t be able to get your commission if you don’t issue a receipt to the real estate developers. Every time they give you your commission, they will also give you a BIR Form 2307 (Certificate of Creditable Tax Withheld at Source) which you may use to file for tax credits through a Summary Alphalist of Witholding Taxes at Source.
Filing for taxes can be quite tedious if you don’t have the time. Plus paying for an accountant can be costly especially when you don’t do real estate brokerage full time. So I recommend using Taxumo (an online tax compliance tool in the Philippines). Their subscription plan is way cheaper than hiring an accountant and you can get 10% discount for any subscription plan if you use the code: ownpropertyph. Hoping this helps 😊
Ask lang po, urgent lang po, for transfer of tittle, may deed of absolute sale na po (settled all taxes and already released the eCAR), natatakan na ng BIR yung deed of sales para sa cgt at doc stamp but the RD said magpagawa daw po ng Extrajudicial settlement with sale (since pumanaw na yung asawa).

Ano pong date ang ilalagay sa extra judicial settlement estate with absolute sale. All heirs are agree to sign, DATE lang ang concern namin.

The official receipt of the real estate brokers are used for the services they rendered. For the DP, they provide an acknowledgement receipt signed by the seller 😊

John Daniel Are you going to be a licensed real estate broker or a licensed real estate appraiser? 😊 Kung real estate broker path ang pinili mo, it’s either maging in-house real estate broker ka or independent real estate broker (“not freelance” kasi profession ang pagiging broker. iyan ang term usually ng mga colorum broker). I agree sa sabi ng iba. Mahirap magsimula ng walang experience or walang real estate mentor.
If you want work independently agad, be sure to have funds dahil hindi agad makakabenta at join an organization like PAREB or REBAP para matuto lalo. If you don’t have the funds yet, work for a real estate developer or a brokerage firm 😊

Hi I have a question since I bought a condo unit. Can the developer get payment already your approved Bank Condo Loan without signing the Certificate of Acceptance of the Condo and without Turn Over Date ? Also does the developer needs to present to the Bank the Certificate of Acceptance signed by the buyer before being paid by the bank ?
From my experience po, the real estate developer gets the release of the loan proceeds first before the turnover of the unit plus documentation of turnover. The real estate developer only needs to present the Contract to Sell 😊

Adventure ni Mike I regret to inform na unless RESA law or RA 9646 is abolished, hindi i-allow na mag-exam ang non-BS REM graduate kasi marami ng schools nag-ooffer ng BS REM. I think ok din talaga na BS REM ang course, more equipped in pursuing the real estate brokerage profession. Kasi ang real estate broker, hindi lang benta ang ginagawa ha. Need ng strong background in law din 😊
@@OwnPropertyPH Tama ka po mam, hindi lang about sa pag benta, dapat may background din sa law, peru matutunan naman yan lahat pag nanjan ka na sa trabaho na yan, ofcourse iba parin yong may knowledge ka na bago ka sumabak, peru lahat ng profession sa simula lang ang mahirap, ma kabisado mo rin kala unan.

Kasi karamihan sa Pilipino ang alam lang basta nagbebenta, ahente kaagad.
So sa unang tanong mo po, yung accredited salespersons, pwede po silang magbenta. Sa second question, kung tinutukoy mo ay licensed real estate broker, hindi po pwede maging licensed real estate broker ang hindi graduate ng REM 😊

@@iamyourfather7761 unfortunately, wala pa akong nakikilalang bank guarantor. At hindi pwede maging guarantor ang owner.
Usually kapag walang proof of income, ang advise is to get a co-owner for the property. Dapat yung co-owner should have a good financial standing. Walang pki-alam yung bank kung nag-eaearn yung property or not, mas concern nila yung capacity to pay ng borrower 😊
