- HOW TO BECOME A REAL ESTATE AGENT IN 3 STEPS
1. Look for a licensed real estate broker.
Ito ay dahil kailangan may authorization from real estate broker para makapag-apply sa Professional Regulation Commission at kailangang nagtatrabaho sa ilalim ng licensed real estate broker.
2. Get 12 units on real estate brokerage. (Now reduced to 8 units as per PBRES memorandum)
Pwede mo yan makuha sa pag attend ng training/ seminar na isinasagawa ng mga accredited organizations:
- PAREB / parebonline
- PREVAIL / rebapnational
- REBAP / realestate.prevail
- Cesar E. Santos Real Estate Academy / cesacademy
3. Get an accreditation as a real estate salesperson in PRC.
Kapag project selling ang ginagawa mo, maliban sa accreditation sa PRC, kailangan mo ring mag-register sa Housing and Land Use Regulatory Board. I-check niyo yung link ko para malaman kung paano.
10 TIPS FOR STARTING REAL ESTATE AGENTS
1. Listen to your mentor and follow his teachings.
2. Put your sphere of influence into action.
3. Look presentable ALWAYS.
4. Don’t forget to register your clients.
5. Be honest and transparent.
6. Follow through.
7. Save money whenever you can.
8. Work smarter not harder.
9. Expect rejections.
10. Give 100% time and energy.

Hi thanks for the info..ive read na magkaiba ang real estate consultant sa real estate salesperson.hindi lang po sia basta job title lang para mas maganda pakinggan pero meron po xang certain years of experience sa pagiging real estate broker before you can be called a real estate consultant.☺️
Yes, it is certainly true that real estate consultants are different from real estate salespersons. In order for a person to become a real estate consultant, he/she should be a graduate of BS REM and he/she should have been practicing as a real estate broker for 10 years/ 5 years as a real estate appraise. Sad lang na real estate developers use property consultants as job titles for their sales agents.

Sayang hindi ko po agad ito napanood ... i am 32 yrs old na ang currently studying BS financial management. Kala ko pwede pa dn mag take ng licensure exam kahit anong course basta bachelors degree . Iba na pala ngayon 🥺 civil service nalang pala pag asa ko .. madami na kasi ako experience sa pagiging ahente insurance at ilang mga peoperties

Medyo torn lang to pursue my change career plan since I am the breadwinner of my family and like you said from the start of being a real estate agent hindi agad makakakuha ng clients medyo kailangan ko isipin mga dapat ko i-consider. Marami namang success stories na ganyan ang simula. Iyon lang talaga, pray for wisdom para maisip mo kung yung career na ito ay para sayo since it's a very competitive industry. Need mo talagang mahal mo yung ginagawa mo para magtagal ka 😊

Thank you. I used to worked as RE Agent way back in 1990's before I become OFW since 1992 till 2020. Now I want to be accredited sa PRC as RE Agent to do part time. I currently working as Project Manager here in the Philippines but I want to do Part Time REA for occasional selling. I mean if I have a genuine buyer then I will find a property to suite him or her. Will appreciate your feedback.
Yes, if you're doing it part-time then you may apply as an accredited real estate salesperson 🙂 If you want to be a real estate broker, you still need to get a Bachelor's degree in Real Estate Management and pass the licensure examination.

Hello po! Mag 2nd year na po ako next school year taking real estate management. Kinakabahan po ako kasi wala pa po akong any idea in the field of real estate hahaha. May maisusuggest po na kayo na readings or gawa po sana kayo ng mga vids about basics sa real estate world.
In the past, we just studied fundamentals of property ownership, legal requirements for real estate service, subdivision development, real estate laws and taxation, and may more 😊 I guess you can start diyan sa mga nabanggit ko.
P.S. Naabutan ko yung batch na hindi kailangan mag-B.S. REM pero I'll be taking B.S. REM this year para makapag-exam ako ng real estate consultancy in four years. Balitaan kita kung anong readings namin. 😊

Technically, kung sino po ang nag-accredit sayo yun lang po dapat ang pinagtatrabahuan niyo. Lalo na pag kailangan niyong i-renew ang accreditation niyo, kailangan niyo ng pirma po. And I don't think fair din po sa nag-accredit at nag-train sa inyo na hindi po kayo naka-focus sa listings nila 😀

Paano pag high school graduate ka lang pero nakakabenta ka naman mas.marami kapang benta kaysa mga may PRC license pero high school graduate ka lang so wala kankarapatan buminta at Hindi LA din makaka Kuha ng PRC
Kaya po nilagyan ng educational requirements ay para ma-professionalize ang real estate industry, mas maprotektahan ang mamimili sa mga unethical real estate practices at maging respectable po gaya ng ibang profession ex. lawyer, doctor, etc.
At kung benta lang talaga ang gagawin, pwede naman pong maging accredited real estate salesperson. Nabalitaan ko na may offering po si TESDA na mabilis at mura lang matapos. So may makukuha pong PRC accreditation. Ang hndi lang makukuha agad ay license kasi hindi lang benta ang ginagawa ng real estate broker: general brokerage po ang ginagawa. Need talaga na competent ang broker 😊

Marami kasi akala na pag nag-post lng sa internet, madali makabenta pero hindi po talaga ganun nag-wowork yun kaya malaki rin po ang bayad sa mga real estate agent dahil matagal din bago bumili ang mga buyers at napakalaking desisyon ang gagawin po ng buyer 😊

Good day mam, matagal na po ako real state agent, start po ako as a part time 2012, tapos nagfull time napo ako last year. Gusto kopo sana kumuha sa licence sa PRC, nagpa under po ako sa broker. At nakakadeal naman po ako. Pero ngayon ng papa pirma napo ako form ayaw pa ni broker. May 72 units naman po ako. May id po sila ini isue sa akin na nka sign si broker.

Hi, supposedly, hindi dapat ginagamit ang term na property consultant kasi merong real estate consultant na profession. Pero may mga real estate developers na ginagamit nilang job title po yun. If ever, mas ok ang property specialist po 🙂

These are the requirements needed for accreditation:
1. Original and Photocopy of NSO Certificate of Live Birth / Birth Certificate
2. Original and Photocopy of NSO Marriage Certificate / Contract (For married female only)
3. Original and Notarized Certificate of Educational Attainment on the Completion of at least two (2) years of College
4. Original NBI Clearance (Valid)
5. Original and Notarized Certification of twelve (12) credit units on Real Estate Brokerage seminar.
6. 6. Photocopy of Broker’s PRC License with 3 signatures (- supervising REB’s PRC ID validity must not be less than 6 months upon application of SPs application/ renewal)
7. Photocopy of Community Tax / Cedula
8. Passport size photo on white background, with name tag below showing complete name.
9. Documentary stamp
10. Duly accomplished Application for Accreditation as Real Estate Salesperson form.
