I sell both projects but most of my clients prefer purchasing DMCI units because of the value for money, build quality, resort-like amenities and not having single loaded hallways 😊 Suntrust is okay but I heard for some of their condos have problems with admin and maintenance. Hope that helps 😊

Hi, those are usually covered by the condominium association fees unless it’s DMCI Homes whereby payment for those are separate but they provide a breakdown of those fees in the Statement of Account 😊
If you plan to live in the north, then Avida Land Sola Towers is a good option. It is in a good location since you’ll have an easy access to the train systems and bus stations. Any comments about CDC Homes? Planning to buy condo unit in River Place in Mandaluyong since pre selling stage palang sya. I have done research that property management of their other condo kasi puro negative ung comments ng tenants. Is that a red flag na? Thank you po.
Their financing options are definitely attractive. However, personally, I would rather get a pre-selling condo project from other real estate developers or buy a house outside of Metro Manila rather than buy from CDC Homes because based on what others have experienced so far, they changed the prices of buyers despite the presence of a Contract to Sell. Others who have paid in full amount have yet to get their Condominium Certificate of Title. Management is poor as well so it definitely will affect the quality of living. Hindi worth it yung mura sa sakit sa ulo para sa kin po 😀

Sabi nga mga nakausap ko mababa ang quality of living at substandard yung materials na ginamit kaya may iba’t ibang problems gaya ng water leaks, manipis na pader, etc. So worry ko doon structural integrity lalo na di pa nangyayari yung “Big One” na earthquake. So kung ako, I would rather buy an affordable house & lot outside of Metro Manila kung kapos sa budget like Cavite, Rizal, Bulacan, etc. o mag-rent ng apartment. Mahirap ma-stuck sa isang property na gnyan kasi 😅

Is it for residential or for investment? Cityland is okay since it's spacious compared to other condominium projects and it's fairly affordable but check closely if they already allow bank financing at the end. They have projects that only have in-house financing and the rate is high.

Hi po, I regret to inform you that I can’t share an opinion yet since I still haven’t been on any of GFL’s condo developments. But upon checking the project details, the condo seems promising because it’s energy efficient then the it’s designed by Asya design. The location is also great. It’s just discouraging to know that for a project that was launched last 2012, they still haven’t completed the building. For a real estate investor, that is lost income and the real estate developer can be compelled to give a refund 😊

Meanwhile, for Sunshine 100, it’s more spacious for its price point. Kung mamimili ako sa dalawa based on location, mas ok po sa Ridgewood kung sa BGC kayo ngwowork po 😊

I assume you’re already fully paid with your condo. If yes, you should already have your Condominium Certificate of Title by now and you need that so you can sell your condo as planned 😊

Hi. Question about balcony area, are they normally counted in determining selling price? I see condos marketing 50 sqm for 2BR but turns out, 10 sqm is balcony. So when determining the price per sqm, I'm counting the balcony as well? Seems there's a varying degree of standards here among developers.
The balcony is usually included in the selling price. There are actually real estate developers who classify units with balcony as premium. Balconies add value to the unit especially these days when residents are cooped up at home because of the community quarantine. Some also turned into #plantitos and #plantitas so they put plants on their balconies 😊
Both projects are offered by good real estate developers. However, the two projects have a different target market. SYNC Residences are geared more toward young professionals. Meanwhile, Allegra Garden Place is better suited for families, couples, or retirees. So whichever you choose will depend on your target market and the unit type you are purchasing.
Nakukuha po yung Condominium Certificate of Title after transfer process so need po ng Deed of Absolute Sale which nagkakaroon kapag fully paid na unit 😊

Pwede naman mag-flip ng 2 or more condo at a time and kahit magkaibang real estate developer. Basta ma-sure niyo po na may demand talaga yung condo projects. Kasi maiipit po kayo kapag hindi nabenta before turnover 🙂

Hi, ma’m, wala po akong feedback sa Ridgewood Residences kasi hindi ko po nahandle iyon. Aware lang ako sa location niya and it’s an affordable condominium in BGC. Meanwhile, for Sunshine 100, it’s more spacious for its price point. Kung mamimili ako sa dalawa based on location, mas ok po sa Ridgewood kung sa BGC kayo ngwowork po 😊

I assume you’re already fully paid with your condo. If yes, you should already have your Condominium Certificate of Title by now and you need that so you can sell your condo as planned 😊

Hi. Question about balcony area, are they normally counted in determining selling price? I see condos marketing 50 sqm for 2BR but turns out, 10 sqm is balcony. So when determining the price per sqm, I'm counting the balcony as well? Seems there's a varying degree of standards here among developers.
The balcony is usually included in the selling price. There are actually real estate developers who classify units with balcony as premium. Balconies add value to the unit especially these days when residents are cooped up at home because of the community quarantine. Some also turned into #plantitos and #plantitas so they put plants on their balconies 😊

For example, for the usage of the swimming pool, the registered owner may use for free then his visitor has to pay. Meanwhile, a function room can be used by the registered owner at discounted rates 😊

Pwede naman mag-flip ng 2 or more condo at a time and kahit magkaibang real estate developer. Basta ma-sure niyo po na may demand talaga yung condo projects. Kasi maiipit po kayo kapag hindi nabenta before turnover 🙂
