I've been a real estate investor for 6 years. It aint THAT easy. Trust me. Also, there's an enormous amount of risk. I'm not saying you shouldn't invest, but if it were THIS easy EVERYONE would be doing it and doing it successfully. Hypothetical: Your first tenant is adversarial, doesn't pay rent and you have to evict. Can you handle losing out on 6+ months of rent payments? Here's another real life scenario: housing market corrects OR tons of multi families get built by a corporation close to your investment property. Those projected rents don't meet up with actual rents... wah wah waaaaah. Do you know how to do your due dilligence? Do you know operating costs? What's yearly maintenance? Who's going to do the maintenance. ETC. Not hating, but I've seen enough over simplification of real estate investing and I feel an obligation to tell the public (once again) it's hard work. You won't get rich quick and there is enormous risk involved.
opannefrank what about wholesaling at an insane level? You take out massive amounts of risk but the biggest hurdle is having a system in place to bring you buyers and sellers. Also figuring out what the best niche is to find th e sellers from, because in those differing niches we have different levels of motivation in the sellers.
Being in the real estate game is not easy at all not even for a 20 year experienced person. Obstacles is part of business if a tenant won't pay you you have to know that going in the real estate business that could possibly happen and go through the proper legal course and be at peace with that mindset that it could happen. If a person can't handle losing 6 month of rent that person shouldn't go into that field because of the stress it can cause on a person health.

At 11:44 the math is wrong. "Another $300.00, $600 no, no, $300 per unit" (x12) is not $7,200. Would be $12,800 not $16,400. If he's going on the erroneous math of $600 per unit, he paid too much and the differential, of the his pre-stated bank factor vs this deal's payout, is less than claimed.I think he did not clear the 600 from the calculator before he ran the equation. Unless he can get 600 more per, then it's phat city.

basically any earnings above your living costs should be saved, I heard grant talk about how you could use this method to get into real estate, because the only way to make decent money there is to buy the entire house, no mortage, buy it and either flip it or rent till its worth more. This is what I hope to do anyway!

Well, I am late to the party, but I believe commercial real estates, as in multifamily units, can deduct basically all the interest on their loan.
