You would be surprised, condos have been appreciating a lot. I used Homer AI by Ohmyhome to see how much my condo had appreciated without having to talk to an agent. I ended up selling and getting a BTO, but it was nice to see how accurate of a valuation it gave me.

How about those at Sembawang Park / wak Hassan? Type 1 Freehold but some even list below $3m - although buyer discretion, I suppose got good reason for the low price.

Buy out your neighbour. So that you can get above 400 square metre to become detached. Then donate remaining land to the next adjacent neighbour so that he can hit 200 square metre to become corner terrace. Then everybody will be happy

Those landed houses behind joo seng at jalan mulia, jalan setia, jalan muhhibah and etc is not cheap for their asking prices! And very small houses and freaking narrow road. All the cars park along the roads are so congested and hazardous to road safety.

But it is dangerous to buy places strictly for investors with zero homeowners. Bear in mind that people who want to live in landed want 'space'. The land ownership and freehold status are secondary.

I think get a strata landed freehold which has bigger built up is better than a small landed like Macpherson and Thomson.
The problem is not many freehold cluster around...the goods one hard to find. 99years one Thomson grand have already...

no choices. they are like that becos of site constraints. Just have to buy n live with it.. usually psf should be lower too.

How about Lorong Sarina with house number 5-8? Eg 7A, 7B. What’s the average psf? Generally older and might need some A&A but freehold
