I had a similar little bungalow cabin in Ticonderoga NY some years ago and look forward to following your project.
That is going to be an interesting project. And a lot of work. Hopefully you will not have to move it, that is a nice spot. Amazing how much damage is caused by not having gutters.

It’s kind of sad…this place use to be a much loved home to someone years ago. Who can just walk away and leave behind all their little treasures they painstakingly collected over the years. It’s a harsh reminder that life ends, and you can’t take anything with you. And those who are left behind don’t give a toss about what was once important and sentimental to you…😞
On the other hand, I wish you much success and happiness as you revive this home and make it your own….the circle of life continues! 🙂
It's a very common practice. My cottage in the Thousand Islands came complete with all contents too. It was all good stuff so 90% was given away. I needed the place empty to begin repairs.

Ahh Shannon...I think that's a very nice place. As far as the lake shore, if they allow it, it would be good to line it with rock. When I worked for soil conservation back in the day that's what we used along river banks to help stop the erosion. Also get some deep root plants to plant along it.
The standard here is Geofabric and rock as well as different sloping. That's on teh back burner for right now , but stay tuned to see in the coming weeks for what's in store.

Adjacent crown land is really nice, build the deck on that side for privacy. Not sure if you have a field or holding tank there, hopefully if you have a field that's in good shape. Metal roof likely the way to go shingles just don't last with the debris.
Septic tank, no field anywhere here because of the proximity of the lake.
I wondered If this was SK (My homeland) The lake and coulees of in the distance remind me of Lake Diefenbaker where I spent a lot time , then the Roughriders flag confirmed it. Excited to follow along with this project. You could turn that into a nice sized 1 bedroom with a comfortable EnSuite

All right, another series! Congrats on the cabin! I wonder if this is the same place you were dealing with those boxelder bugs (you call maple bugs)? Crunchy grass, you've got some drought up there. Good luck dealing with the watershed authority, they are _very_ fussy how you handle the shoreline, at least that's true here in MN and WI.
Yup , same place. Very dry the last couple summers.
Yes dealing with the government authorities has been a challenge already.

FYI - certain waterfronts limit the vegetation that can be cut.
IE - Anything over 4 inch diameter needs a permit, under - no permit needed.
So plan according.
Absolutely, There are many rules and hoops to jump through here.
Awesome great view. You have to do a lot of cleaning and hauling off stuff. But it will be a nice place once you get everything taken care of. Good luck with it. Where are you located?

It's a project. Shore erosion is a big issue these days. I hope enough trees are left to hold the embankment.

Last summer
Shannon, you have a horseshoe built in, been trying to find here in Canada a place like that. Are the search methods the same? I live to serve God and build and rebuild new things plating a self-sustaining garden, razing Quail, and making custom furniture for clients the place I'm at is small for all the things still in mind. Any search ideas would be great. love when I'm stumped going to your site and gain knowledge. never give up.
We have been looking for 3 yrs and just kinda got lucky, I dont think most people could see past all the overgrown yard ,cobwebs and things scattered around. I know that is all work but it costs very little to clean up. If the seller would have spent even 1 week with 2-3 helpers cleaning up he would have made another 100K I'm sure.

That breaker panel is a bit close to the sink to be to code isn't it ?
Now days for sure, remember this place is built likley in the late 50s, things were not really done to the same rules

Yes actually only 5 feet of the one end is actually on my lot, the rest is on the crown land. Common years ago people did what they wanted in places like this, LOL

You bought the land and the cabin but the cabin isn’t on your land? That seems odd to me. Don’t you buy land and all improvements on that land? In other words, it seems reasonable to me that you didn’t even buy and don’t own the cabin! I hope it goes well for you - I will be tuned in for updates!
Kind of a grandfathered thing, it was common years ago for people to build off the lot and get away with it.
