All good, the scale pasting/automation doesn't apply to me with air ( 2 spaces vs Sean's 200) but is a big part of my 9-5 job. One thing though, I have security cameras, disclosed, and I am a super host since my first quarter ( I can legitimately say- years ago)- no issues and my occupancy is very high. They are property access sentinels essentially and you can't access without being recorded- large estate properties. My hard copy house manuals are artworks, reflective of the theme of the spaces- virtually every guest reads them.

Since Airbnb measures so many metrics on the listings, I always make sure to fill out the caption section for every photo too even if it's something simple like 'Patio'. Thanks again for all the great info Sean!

Any photo is that is arguably a duplicate or near duplicate. Cut it. Any photo that doesn’t highlight a best feature, amenity, or core offering, cut it.
Like photos of a hallway. Not necessary.
Listening to “noise” is still surveillance, I wouldn’t rent a place listening on my private conversations

I just started to host but i need more ideas to improve my hosting
Thank you, great video, my thing is I have a property for rent it has 3 units an efficiency,1 apartment and a separate private bedroom, I pull a permit from my county, for this property.
I'm trying to list, all of them separate and they don't let me do it because they are different listings in the same property.
I'm going crazy with this my wife wants to put it for long term rental we can figure it out.
We live in Florida Palm beach county.
Stil can't get it going.

Question - just had my photos shot for a new listing and same exact situation happened - he forgot to take some key photos in kitchen. Would you recommend hiring another photographer or could I just take a few of those shot from my iPhone and upload them?

I could use help with the “where you’ll sleep” section. I have a pull out sofa I didn’t have made up in the original photo but wanted to go back and update it with one where the bed is made up; only I can’t find where or how to do that on Airbnb for the life of me.
Can these particular photos be modified after setting up the listing?
They can be and that part is quite insignificant. I prefer not to assign my photos
Do you think pricing software is needed right from the beginning? I had my Airbnb matched super host person tell me I don’t need it for my first listing, but I don’t know about that…
I teach all of my students to learn how to manually adjust prices. Dynamic pricing yes. A software, no.

Going into slow season is relatively the worst time. “Slow season” May not exist in some areas and changes location to location

@@alexnoochkolbe1346 Well... When do you see less people on the street? xD Here in Algarve, Winter is the slow season since it's a summer beach/wild area. But, because our winter is still waaay better (and cooler) then other european countries, people are starting to spend the winter here. Also digital nomads spend the whole winter here. It's still way slower than mass tourism summer months though.
EDIT: You can also ask store owners in your area, they will know 100%
If you're independently wealthy, leave the money on the table, but otherwise seems crazy to wait. You're going to leave your place empty for an entire season?
hi. a quick and important question. the girl who listed out apartment, and did it few years ago, when no government document verification was required, she left for dubai. we lost contact with her as she is on another continent and has a new job. i do not think she will give us her government ID to use. i don't even know if i have a way of getting in touch with her at all.
in six days we are supposed to upload the government photo to verify the identity OR the airbnb will block out calendar. how can the cohost become the listing owner now? note: the cohost is also the person who has been receiving payments for the property (his bank account details are already listed on the account).
there are already 2 bookings confirmed for the upcoming period! i i dont want to lose them. I also dont want to relist, lose our reviews etc.

Youre not a hotel and you can’t get a second guest as a backup plan. If someone cancels last minute you WILL lose revenue

What's your feeling on Strict vs the new Firm cancellation policy? They're almost the same exact thing but I've been testing the Firm policy recently and I feel AirBNB seems to be more favorable to the Firm policy so far.
Any software wants to favor a new feature that makes total sense. Let me look into this
So I'm clear on the camera thing, you're saying that if you discover a party going on and you find it via your OUTSIDE ring camera, for instance, you can be banned for that?
Need clarification on this too. I run an Airbnb out my two flat which I have the Blink system for the outside of my property. I feel like most landlords/STR operators have some sort of surveillance system for their properties.
