Personally I LOVE the rules that hosts have on airbnb. It gives me peace of mind that the place is not a dump or smells like smoke. The host cares about his place as much as I, the consumer, cares about being in a clean, well-kept, respected place.

Just a heads up. I turned a spot with great water views under an eave into a desk by getting custom glass put over two nightstands. Airbnb let a guest cancel a $7000 reservation mid-stay because by stating I had a dedicated workspace, I was apparently expected to provide a certain speed of Internet (which they did not specify.) Total BS, but just be careful on that one if you don’t have fast Internet.
I was just about to post my first place and was unsure about crossing off "dedicated workplace". We have slow internet speed so you probably saved me from experiencing the same with this comment. Thank you!

We are still in the process of building our air bnb can we setup our account and listing with Air bnb now and keep adding to it but not publish it until we are ready in about 4-6 month? Also is there a fee to pay when you setup a listing and does it have to be paid before you publish it? Love all your videos they are very helpful.
I manage a motel in a popular vacation town and I just so happened to be asked by several people this year if I would be willing to manage their properties. So I guess that's going to be a new income stream lol but I'm just saturating myself into AirBNB and VRBO videos and info right now to get as deep of an understanding on as many levels as I can. Hey great video, my thing is I have a property for rent it has 3 units an efficiency,1 apartment and a separate private bedroom, I pull a permit from my county, for this property I'm trying to list, all of them separate and they don't let me do it because they are different listings in the same property. Is there a better way to do the calenders when using both VRBO an Airbnb. If I have a back to back booking on VRBO the Airbnb calinder just shows a solid blocked out space. Some times it causes confusion with my cleaner as I have the calinder sent to her

What if a guest refuses to leave your property after living there for 30 days..they are now considered a tenant by law..how to avoid this? However, I won't mind having travel nurses stay longer than 30 days because they are represented by their hospital.
Random question - do you know if there's a way to remove the 'Rooms & Spaces' feature that organizes photos by room? As I was setting up my listing I filled out this part and then realized it automatically displays my photos by room. Not ideal as I'd rather customize the order of photos to put the best ones first!

YOu show up to your place -there's a party and you just said beat it and they say okay? lol..... I would anticipate them refusing- do you have leverage?
