How to find affordable land in the Ozarks

  • I get a lot of questions on finding homesteading and off grid land in the Ozarks. While I am not an expert I do have a few tips on finding that remote and affordable piece of land.
    Here are the site's I mentioned. I am not connected to them in any way. These just might be some places to start looking.

    Brothers should get together and buy a large parcel then split it up or just form a multi-family community placing the land into a trust for all concerned....but we have been taught we should own the land ourselves. But if you think about it, does anyone really own anything in the United States any more? The Government owns it, we just lease it for the price of Taxes.

    Wisdom: 1 acre of fertile bottomland is worth 40 acres of rockytop mountain. Food production is crucial. Rockytop soil is very thin and will wash away(downhill). Rockytop trees grow very slowly. Newbies to rockytop will end up buying / hauling dirt to start their garden, only to have it wash away. Jobs are few, often scarce. Newbies will have a lot of drive time... Some land Parcels don’t see the sun in winter months due to the high/steep mountain ridges and deep valleys. Want internet? Think costly satellite service. Look, the country is beautiful and peaceful, but life there is very, very challenging. If it was easy, then it would be highly populated, yes? This video spoke honestly and truthfully. So have I.

      moving to backwoods to get away from conveniences.....think about seclusion in bad times....no electric,no internet, etc makes land CHEAPER

      I agree with this view of the Ozarks. I ha e lived here my whole life. I have several farms and know the land. It can be a difficult place to live. Some years we have wonderful harvests, some years....terrible. It's very inconsistent. Cost of living is "low" compared to outside of here but jobs are very scarce and are low paying. Many outsiders come with great intentions and leave feeling defeated.

    I lived in Horseshoe Bend Arkansas near the Missouri border. Greatest place I’ve ever lived. Bought a beautiful 2400 sq ft home overlooking Crown lake for only $85,000. Same home in Arizona costs $250,000.

    We got our 30 acres in central north Arkansas for 1350 and acre beautiful two springs review right off the back of the property... quarter mile driveway.. very secluded

    Words of thought, I don’t like Real estate agents even though I use to be one. The best piece of advice is drive the roads. Look at Bulletin board in grocery stores post offices Barber shops. Back in the 70’s I wanted a place near Jasper Arkansas, come to find out Newton County was the pot Capital of Arkansas. People would not talk to me, because there was groups from Chicago came down here to grow marijuana. After talking to people face to face they could see I was just like them and I was able to find a small place. I bought just 10 acres at the end of civilization that required a 4x4 to get there in dry weather. It cost me $400. And I ended up giving it away to some local deer hunters. I now have 1300 acres south of Berryville, Arkansas. My ex-wife lives near Ava, Missouri and loves it. Drive the back roads and look for, for sale signs by owner.

    Good insight. One thing I will say though, is that NWA is the largest metro in the Ozarks. I believe it is approaching 600k in population.

    You want land cheaper move out towards Greenville Wappapello Poplar Bluff or outside of Poplar Bluff Patterson Piedmont these are where you'll find the best deals for land this is my neck of the woods

    I'm from Joplin Missouri, couple of other things that I don't see how it wouldn't effect the price. 1) small creek, streams, both above and below ground, caves rivers even lakes on the property or at least borders the property. A guy could also put a pretty good dent in the land payment, if not pay it off quickly. Most the property's are heavily forested, Missouri walnut fetch a pretty good price at the sawmills. Depending on size time of year, how it's cut, etc that's may be an option.

    Shalom! I wrote down the names of those three real estate companies. Your information is truth. I remember older friends telling me that they always rented for one year before buying to make sure that was the right place for them.     Stay away from shared wells. I have a shared well with 2 neighbors. I live in the Missouri Ozarks, sure you share the expense of repairs on the well but what if 1 guy does not want to pay on time. It is a big pain in the butt. So do yourself a favor and make sure you have your own well.

      Depending on where exactly you live anywhere 19ft below dirt should hit water (look for water flows under ground, several ways) and dig your own!?

    I bought 21.3 on thunder mountain ranch through landwatch. Tract 47. Plan on coming up in May . It’s around 1700 an acre. Wooded so I’m going to try and get a company that does forest mulching to clear a couple acres to start out with.

    Considering the lots here are quarter acre and they go for anywhere from 45,000 to 85,000, 25,000 for an acre does not seem like a lot of money. Great video… Wonderful information. Thank you so much

      It's a conservative state and they want to keep it that way. They are concerned outsiders might vote like they did where they are fleeing from. Can't blame them.

    We just bought 5 acres north of Mountain Home, AR. Can't wait to get down there and start prepping it for a cabin. The Ozark region is a great area for living a simpler life.

      @@ridgerunner9072 When I replied, I meant specifically the area mentioned, which is in Baxter County. On the whole, stay away from Baxter. I would seek in other states first, but if one insists on Northern Arkansas, there are better options. Stone County, near Mountain View, is a much better option (imho). Boone and Carroll, norther Marion, A-OK.

    It is one of the best places, Kentucky Mountains and if you can live in the snow then Idaho would be my top three

    Hardy Arkansas is kinda of a tourist place in the summer. Because of the Spring River.

    Affordable land is usually in natural disaster prone areas. Save up and buy future proof land in the north west, heck most of Texas is still a pretty safe bet. Anything left or right on a map when you draw a straight line down between Lake Michigan and the Gulf of Mexico is flood central and predicted to be the next San Andreas like fault line. Many geologist predict a sea dividing the country in half following that aforementioned line.

      I have raw land in an area that seems pretty disaster proof. The recent fires didn't seem to reach my particular 'lot' area (slight elevation is an advantage). My lot is in 1.24 acres in a big game area, near Nature Conservancy land (for bird watchers, especially if you're interested in bald eagles).
      My land is about 45 minutes from a real town/hospital, in southern Oregon, Klamath County - cheapest land on the west coast -> less than $7k-10k/acre near Sprague River, if anyone is interested.
      Camping is allowed part time (locals say no one is looking if there isn't anything to complain about). There are neighbors with wells. A lot of absentee land owners too, if anyone wants to buy up the small lots (Ferguson Mountain area). It could be easily set up for rv parking with a cistern & solar for leasing to hunters.

    I'm looking to purchase land near Green Forest in Carroll county. A half acre is sufficient & probably an acre or less based on national average cost for undeveloped land. The piece I'm looking for would be on one of the rural county roads. Available utilities will influence the price. Usable water source, either a spring or municipal line & electrical are necessities. Gas line is also welcome, as I'm not necessarily looking to be off grid. I would prefer no structure though. I have contacted multiple realtors in the area, but this is probably a transaction between myself & a private land owner. I'm just looking for an affordable lifestyle in a warmer climate (I'm from Wisconsin). I've been to the area multiple times so I can easily meet at Cattleman's or the new City Hall if a viewing is arranged. I've been looking for almost a year with no luck so far. If you or someone you know is interested in selling a small piece of livable land & having a good neighbor please feel free to respond & we can work out further details. Thank you

    And no, east of Springfield is not where the Ozarks are more rugged and hilly. That would be south of Fayetteville. The tallest peak in the Ozarks is south of Fayetteville and it's called Magazine Mountain. It rises to 2,753 feet above sea level. The tallest peaks in Missouri are about 1,500-1,600 feet.

    Steep hills, away from population centers, with a year round creek along one side-- so a good spot for buildings but lots of steep slopes--hubby grew up in mountains and he hates flat. hmmm, we need 40 plus acres anyway.

    Thank you for this valuable information. I am looking for small land in the Ozarks (MO) to start a homestead. I noticed that many land on the websites you mentioned have no address established. Is this a problem? how difficult is it to establish an address in MO? Can I establish an address without any house or structure on the property?

      We bought land in Ozarks with no address. Just needed to go to post office and get 911 address established. Not difficult at all. Google still doesn't know where we are but that's kind of a plus. LOL

      I use onX offroad.
      It shows the property owners and acreage.
      I can usually locate the property by cross referencing the road and description and confirming it when the acreage listed matches the one I found.
      Hope that makes sense.

    what are the restrictions typically? for example, If I get 4 people and we get a much larger piece of land, say 100 acres, will it likely be a problem for all 4 to put a tiny house on it? or how about living in an RV, tent, etc? thanks in advance

    I have been in the Ozarks for over 70 years and don't want it to be crowded so if you are looking for a place to live look for land in Kansas or Arkansas. I like the Ozarks just the way it is.

      The entire Ozarks region is quite tornado prone, really. Exploring the info on City-Data will readily bear that out.

    My wife and I are wanting to get out of northwest Illinois because of what is going on in the world.. can a truck driver and a registered nurse with a 11 & 13 year old have a decent living down there with work and is there any older farm houses with a few acres available in the area

    In the cheapest parts of the UK you are looking at $15,000-20,000 an acre! Got little chance over here

      Well, I would suggest you sell and move to America. I personally like and would suggest S.W. Va. Our Appalachian mountains are very much like the ozarks.

      Its just a big decision taking my wife and child thousands of miles away from the rest of my family.

      @Au Prospector that is crazy we have a place like that called sandbanks in England but without the nice weather lol. Went to California a couple of years ago and not being rude wasn't overly impressed. Went to Venice Beach thinking it is made out to be amazing and it was rough. As soon as it got dark there were cop cars all over the beach and on horseback. The cops said get yourselves back to the hotel if I were you!

      You do have to search for it. One thing to remember when moving to areas like the Ozarks or Appalachian or PNW is that these are areas that people go to for a self sufficient lifestyle so chances are you can eventually find community. You have to work to build it in an urban area too. People are just more spread out in rural areas. As much as I don't like Facebook it tends to be a good place to find local homesteading type groups where you can connect with people.

    What are your suggestions for the top three best counties to homestead in the Missouri Ozarks? I'm thinking about moving there, but I can't decide on which area to move to. I'm in southern Illinois, and I'm wanting to get out of this high tax-you-to-death state. It's getting bad here! Any suggestions would be grateful. Thank you.

      look around Gainesville,Missouri ..... small town...., they need people....few restrictions of any kind... residents there are more friendly

      @@3basketliving Gainesville is like many small towns.....many of the young people have gone to larger areas for excitement..... nice people though.....so their population in Gainesville has shrunk some.....soooooo, they need some people to add to their population numbers..... yup

    Can you put a tiny house on land, in arkansas, and chicken shack and outdoor outhouse until you self build house over a few years?

      I am not worried that there's no insurance for the outhouse and that it may fly away in the tornado or hurricane

I am also a Land sueveyor. because MH has 2 lakes and 3 rivers land can be higher, we are also more populated but you can get off the grid clarkridge AR ,Rea Valley,three bothers almost in mo.lake lots my parents you can see the Dam for Bullshoals youre looking at some money. bad credit camps reality in clarkridge bfe.

    Do you really think it is a good idea to recruit people to the Ozarks? The "old timers" down there can really give newcomers a hard time.. Experience speaking.

      The way I look at is that properties are selling all the time around here and many to people from out of state and with money. I would rather see more like minded people buy up those properties that will sell to someone anyways.

      Yes, bring the money in because very few good paying jobs. Yes Ava has a factory and Walmart, but to support a family, I had to drive all the way to Caterpillar in Pomona. also, the SDAs made it hard for Jews. My rabbi was right, Get out of the cities, but Ozarks isn't it.

    Yikes, I have been telling people about the good deals available, but I have since stopped. Pretty soon it'll be like Florida overcrowded millions of "healthcare" buildings everywhere and not a place to go too not see people.

    Thanks for this video. I own 20 acres in North Central Arkansas that I'm not able to live on at the moment, so I'm selling 15 of those heavily wooded acres. I'm looking to buy land in Missouri, currently living in Jefferson City, and want to stay fairly close, within an hour or 90 min drive because my kids and my family live here. Having trouble trying to get acreage that is comparable to what I have in Arkansas, very frustrating. Keep running into building restrictions, something I don't have in Arkansas LOL

    Anxious to see how long the money trees last when the economy goes bust.
    Hope for many of these people they don't find out the hard way although they could probably care less until it happens.

    I just started buying land up in the Ozarks. I from California. Been buying it up left and right. My house in California cost me 3 Million to buy. So it is like buying candy for me. Up to 1500 acres so far. Kentucky too. Bought a crap load of land there too. All cheap as dirt. I'm renting those properties out. The ones in the Ozarks I'm going to be logging some of those soon. Paid Cash. So I don't have to wait the 15 years on the loans. To log the land. Then I'm going to sale the land for triple the money I paid for it. A lot of Californians r going to start buying that land up.

    People want to live off-the-grid and be self-sufficient...can't figure out how to buy a piece of land without someone's help. If you are unable to even educate yourself by researching something this basic maybe you should re-evaluate your goals and abilities. IMHO.
