  • Join us on an exciting journey as we venture into the heart of the Ozark Mountains to explore the ins and outs of buying land in this picturesque region. Whether you're dreaming of a sprawling estate or a cozy hobby farm, this video is packed with essential tips and insights to help you navigate the land-buying process!
I'll talk about the unique terrain of the Ozarks, showcasing its rugged beauty and diverse landscapes. From rolling hills to dense forests, we'll discuss how understanding the terrain can play a crucial role in finding the perfect piece of land to call your own.
One of the key points I'll emphasize is the flexibility in acreage size. Unlike some areas with strict HOA regulations, the Ozarks offer plenty of options for those seeking a hobby farm or recreational purposes. We'll share expert advice on how to identify the right area that suits your needs without compromising on space or amenities.
But that's not all - we'll also cover important considerations when buying land, including title work, surveys, water sources, sewer requirements, and potential flood risks. Our goal is to arm you with the knowledge and tools necessary to make informed decisions throughout the purchasing process.
And for a touch of adventure, join us as we embark on a scenic drive through the woods with my dad behind the wheel. Get to know what it's really like living in our neck of the woods!
Whether you're a first-time buyer or a seasoned investor, this video is your ultimate guide to unlocking the potential of land ownership in the Ozark Mountains. Don't miss out on this opportunity to turn your rural dreams into reality! Here's some helpful links that you may be wondering about!

Thank you! This is exactly the type of information I needed to help me with my planning. This video brings back great memories of cutting firewood with my dad.

I've been trying to find a house just outside of Springfield (not in the city) but may consider the Ozarks. Based on my research it may be cheaper to just buy land somewhere in the Ozarks and have a pole barn built followed up by a house down the road. I want 10-20 acres. Sadly land prices seem to have sky rocketed.

Yes, land is not going down in price, like they say- "they're not making more of it." I see a lot of new Barndominium style homes around here. it's a huge trend. Buyers just want a small home with a few acres and chickens. I hear it all day long. 🐔 I'd be glad to get your search started? You can email me details at carrie@bransonhouse.com:) Thanks for watching!

Again thanks for the well presented information. Is there a vibrant timber industry in the area? Also are larger tracts described in meets and bounds descriptions or Section, Township and Range (GLO)?

You are absolutely right; I am looking for 20-30 acres. I've had small hobby-farms in the past, but I don't think the Ozarks are good for that. Now I'm just looking for privacy and enough land to keep people away. I'll be in touch to explore those possibilities. I believe that north of your location would be good for small independent farm setups... but I don't know the area. I might be interested in that too, just not sure yet. Anyway, thanks for the video info.

Hi there! thanks so much for watching! 20 miles north of Branson Missouri and east and west Springfield, turns into nice rolling hills with some trees and pasture, and not as rocky! Perfect for a small farm!

10:22 I lived in upstate NY in the late 60s to 70's. I know we cut and burned hardwoods just like that but seeing a rail straight oak cut into rounds for splitting kind of breaks my heart now in my late years. I'd have that up on a saw mill! I know you have to burn something and nothing catches and burns quite like split wood but still.

I hear ya! It is beautiful 🪵 and I was imagining someone may tell us to make something useful out of this oak, lol!

@@LivinginBranson Firewood is quite useful. And there's nothing quite like the heat and clean burn of aged hardwood. It's all we ever burned. Oh, I forgot to mention, where I lived in upstate NY is just about identical to the woods in this video. We had more conifers and birch on our property. The incline on our place was a lot more steep. Like only a log skidder could get to the top on the 4th level.. The farm next to our place (we bought our land from that farmer) had an easier grade and you could ATV and snowmobile up his side of our property line.
