Great information Robyn, especially about checking out the age of the roof and the a/c on preowned homes. I know from other RUclips channels I watch that inventory is low in The Villages now, and prices are up. It is definitely a seller's market.

In this community, The Villages are the developers they do all of the building and you have to build immediately you can’t hold onto the lot and build a later time. I hope that answers your question.
In a courtyard villa such as this one, can we change out the sliding doors for vinyl ones? And are the windows vinyl clad? Do these changes necessitate an "approval" by architectural committee (i.e. the owners of The villages?)
All of those homes look nice to me! I didn't see a single swimming pool- do 'Village' homes tend not to have them or are they prohibited by the HOA or what?

Good question. I like the accessability to the turnpike and 1-75 from the Fenney area since many of my activites are not in The Villages. I do not golf much and not big on the Squares etc so being close to them is not important to me. I love the modern look of the homes in the South and lastly more people are my age in this community. South of 44 is the place to be! In 4-5 years it will be the middle of The Villages!
From what I have seen on other RUclips Channels, Sawgrass Grove, which is scheduled to open in the falll in the Xillage of St. Catherine, will have nightly entertainment like Spanish Springs, Lake Sumter Landing and Brownwood have. Plus some dining available. If you see how far the developer is building south , I think Robyn is correct that by 2025 or 2026 , the area around Fenney/DeSoto will be the center of The Villages.

You obviously haven’t visited here and only getting information from the media. There are a fair share of older retired residence. But south of 44 is filled with young, employed residents in their 50s and early 60s. Every place that I’ve ever lived during my lifetime all of your neighbors are in your business. That is not exclusive to the villages
Agreed BUT HOA keep the developments maintained and looking great. Without an HOA you may find broken down cars, trash and junk piled up in your neighbors yard. Please understand that is not ALL cases. I have been through plenty of neighborhoods with a gorgeous home and yard next to a home with living room furniture on the front porch.
Land of the STD's and loofas on your car to say what type of sex your into. Daughter worked in clinic there and had daily drop ins to fix this Uh---oh---gee whiz thing down there.
Why do all you people feel something has to be updated? That's just a way of coercing people to spend money that they DON'T have. Shame on you. Those cabinets were just fine . . . they didn't need staining in the second house you showed. $4500 is a ridiculous price for "painting" them. Also just because there are white appliances doesn't mean they need to be replaced. Some of us don't like the look of stainless steel. The countertops probably could use replacing, but a client shouldn't feel coerced into that decision. SHAME ON YOU>

If the home is older and does not have all the "modern" amenities like Stainless Steel appliances, luxury vinyl plank flooring, granite, or quartz countertops, or newer-looking cabinets they plan to make the changes after purchase. I am not coercing clients into anything this is what THEY want. Also, if you watched the entire video you will note 2 homes I showed that did not need to make any updates. My out-of-town clients provide me with their wants and needs, it is up to me to discuss that in the video. I don't like to argue with people on this channel and will leave your negative comment because you are entitled to your opinion but a personal attack against me is uncalled for when you do not have all your facts. The "Shame on you" comment is unnecessary, and out of line

Have to agree with Robin on updating. People see model homes when they first start looking at areas like this, unless the development has been built out. As such, they see all the fancy trends and then want to think about updating and the costs. All she was saying is that in the older resale market, the more affordable homes will have areas or items that may require updating. Thats why there are folks buying, updating and flipping homes also. Of course those homes will come in with a higher price tag. Its just your preference.
This was never meant to be a complete video yet an overview of homes in the price range. When a client is requesting a full tour of a home and they are out of state, I either do a complete FaceTime or video tour for them.

Lots of them under 500k. That gets you 1900 - 2000 SQ ft, stucco construction in a two to four year old home.

If you purchase a lot when do you have to build on it and do you have to use one of the communities house plans?
In this community, The Villages are the developers they do all of the building and you have to build immediately you can’t hold onto the lot and build a later time. I hope that answers your question.

Not all lots allow for a swimming pool. Also, right now there is about a 1 year waiting list for a pool and they can be very expensive.
