I am reading and hearing there are big problems with the housing market in FLA. (among other states) and am having second thoughts about buying a home there. Not all areas in FLA are like this, but the overall picture does not look good for buyers. Cost of homes are inflated, homeowners insurance has increased and some places dramatically, (and it looks like there is no end in sight,) taxes continue to rise, both home and car. Many seniors are spending their last dime just to hold onto their house because they can't afford the expenses any longer. There are only a handful of insurance companies left. Some, if not all of those companies have stipulations. For example; if the roof on a house is "x" number of years old, some, if not all insurance companies will not insure you unless you replace it. I read that if the house has solar panels, an insurance company may not provide insurance. I haven't even mentioned the HOA fees that are required in some areas. Don't forget, you still have to buy food, wear and tear on your car, doctor visits, life expenses. DON'T TAKE MY WORD FOR IT, PLEASE DO YOUR OWN HOMEWORK BEFORE YOU BUY IN FLORIDA.

To those outside Florida, central Florida is incredibly hot and humid in the summer as it doesn't get the Gulf and ocean breezes! You might say I can handle the heat, but remember that heat comes with a lot higher electric bill also!
Here's what mystifies me. The Villages has a large contingent of conservative Republican homeowners who claim to value personal liberty and freedom, yet they will live in a place that tells you that you cannot have a FENCE in your yard, or chachkis on your lawn (Does the chacki restriction include copper wind scupltures? Those are really big up here in Missouri), and requires approval for what color you can paint your house? Why would someone tolerate that? I'm a centrist Democrat, and I would never tolerate it. I landscape in in some of the most exclusive areas in Kasnas City... homes that are over 1 million dollars, and they have far less deed restrictions. Yet one thing that never seems to be required in deed restrictions that I feel NEEDS to be there, is that I think all utility boxes should be masked with some type of plant material. I think there is nothing tackier that seeing utility boxes in the yard.
Would you consider showing mobile home park 55+ communities? For us Snowbirds it works and price point doable. Its just a place to escape the winters 4 months out of the year. Tks

Our issue is we live in a traditional 2 story home. It's great; but, it's work. Starting to become too much work for me. So in the future, I guess you'd say we're looking for more of a low maintenance house. Maybe even a condo. So very interesting to hear this. I think the Villages would be too expensive for me.

Maybe Florida is different, but don't be fooled by gated security. Can make entry more difficult for honest guests, but not necessarily for the nefarious prowler.
Spruce Creek and Stonecrest don't compare to TV. When they build-out, the developer leaves and you are on your own. What do you have against CDC? Works fine. The key to The Villages is the over 3000 activities you can choose from to stay active.
No one is knocking TV’s. But a CDD fee is an added cost factor for those retirees on budget. Many cannot afford TV’s real estate prices. Plus the houses are ridiculously close, might as well be attached row houses.

I think 200k for a mobile home is extreme. I like the Villages concept. Getting together with people that share your interests. My fam may move to Orlando. That is an hour away. I would like to get out of Missouri again. I am researching constantly. Single and still gave a big life in front of me.
Spruce Creek South is lost in a time warp price wise. My realtor says owners there are routinely selling homes for at least 30k less than they should be asking for their homes in this market. Crazy but true and it makes no sense but for a buyer it's great.
Most of the homes in the Villages clearly have been designed for a married couple, with lots of stuff, and with children and grandchildren expected to visit. There do not appear to be any homes for a single person (that just wants to play golf), with not a lot of stuff, and no children or grandchildren.

The Villages is not as expensive as people think. Monthly amenity fee is $161.00 a month. Very favorable to other communities. Nobody can beat the golfing in TV.
The amenity fee is not that high in TV - it's the CDD or CDC (can't remember what it's called). And if you're not golfers or interested in most of the other 2000 + activities. Maybe just a handful.

It’s used for road work, landscaping, maintenance, golf cart trails, etc. Its what makes the difference between The Villages and other retirement communities. You get what you pay for.

You can retire as early as 62, but monthly pay out will be lower than if you waited til older. You can find youtube vids on to educate yourself about!

I don’t like to make a negative comment but my mother lived for four years in Spruce Creek south before her passing and the people were not friendly there there’s not much to do in that community as far as activities either some of her neighbors were nice but that’s about it

If you are collecting Social Security, Federal welfare, you should be able to afford the Villages. You did not earn Social Security so you may as well spend it. Right?
Mr. Rodgers, I wish that I could have been in control of my SS investing. If I had it would generate a much higher income stream than it is currently projected to pay. The most egregious example of politicians putting their grubby fingers on our money. The voters should have dumped everyone in office when the raided the SS trust fund for operating expenses.

The Villages are terrible. A bunch of greedy seniors, acting like jerks. Their monthly, undeserved, Federal welfare checks should be eliminated. Their Medicare premiums should be tripled. These common sense policy changes would benefit all Americans.
