Gators can crawl up a door, seen that before.
Personally, I wouldn't want to live by any water "pass".
Are there any such thing as, monitors or alarms if gator close to your home?
We just came back from traveling 9 States. I couldn't believe how crowded Las Vegas are, overwhelming.
I was just there to look. It’s very tight living. You can hear your neighbor sneeze inside the house. Etc.
I tell all my buyers if you are looking for land and space between homes this is NOT the place for you.

The villages web site has a bunch of brand new homes under $500,00 with more space and features than these older homes. At that price point, what attracts buyers to these older homes that often need work, roofing, and decorating ?
In buying a rental property, of similar size & features, how much different is the demand and rental pricing for an older home, compared to if i buy a brand new home to rent out in the newer villages?
Agreed. The new construction seems to be the way to go, and it's not even close IMO.
I'm the rare person who can not live in a brand new home. The fumes from new construction make me sick. Sure wish it could work for me.
@@noreenn6976 Noreen, keep hope alive. When i managed commercial construction projects, a few years ago, it was common to see people allergic to many building products, including paints, carpet adhesive, laquers / finishes, and other common products. Many projects were designed using "Low-VOC" (volatile organic compound) materials, which greatly reduced or eliminated allergic-type reactions. The EPA has lots of info, you might find of interest.
Usually the added cost of using low-voc was minimal.
Maybe that "new low-voc" home could be in your future.
The "IMO" comment above yours, made me scratch my head. I had no idea IMO meant "in my opinion". Lol
So i hope the VOC comment does not make you scratch your head.

@@tomr.2907 Yes, I am aware of voc's, was not aware that any builders were building with low voc's, haven't seen it advertised. Plywood is one of many issues for me.
@@noreenn6976 the adhesives in plywood & o.s.b. could be an issue, if inside the building shell. I.m more familiar with ftequent sensitivity issues to chemicals in adhesive in carpets, and in standard paints, and maybe floor or wall tile adhesive & glues. Since the exposed carpet, paint, & vinyl tile have direct room contact, they may be much more of an issue than plywood in the roof. You could also be sensitive to the preservative chemicals in pressure treated wood.
I.m not aware, if or how any builders in the villages or florida deal with this. But with 140,000 people in the villages, i.d expect many others are also impacted. Hopefully, the villages, or major national builders like pulte have models that everyone can enjoy without any sensitivity issues. Sorry.

What r your LOWEST apartments prices and do you have ASSSISTED living in your property’s?
The lowest priced apartments are about $1650 a month and there are assisted living facilities

We just paid off our mortgage. Those prices are closer to 2002 here in Los Angeles County. Obviously, the higher priced homes look nicer, usually. The only thing is that you Floridians don’t cook with natural gas.
I have gas in my home
me too ... stove/oven, heat, hot water and dryer... not all of Florida is gas free . . .
I'm also in California. My home is 100% electric. Of course, that's because we generate >100% of our own electricity with rooftop solar. It even charges the cars. The future is here. Oh, I was born and raised in Florida.
Guests have a long walk to the bathroom if you use that room closest to the front door. (😅 Here's your hat. What's your hurry)

Not that I am aware but you would need to check with ARC before making any additions to the exterior of your home.
This would be a great place for people who need other people to have fun. And if you like drama, its here also lol

@@dixiekijowski399Taxes all depends on the county you reside. There are no lower tax rates because you are over 55.

What are the hoa fees?
We have an Amenity Fee of $195 per month for all of the activites but no HOA fee
Are there any sinkholes there?
There has been sinkhole activity is a few areas in the Northern section
My wife likes modern homes, but I think they lack the charm of old houses. I just can’t get excited by these houses.

Same here. I lived in houses / apartments built between 1644 and the 1920s my whole life. In Europe (right now in a 1905-building) and the US (NYC). I like real neighborhoods, which developed over time, a mix of people and ages.
All looks generic and too big. You are not planing of raising a family there, so why so much room? But all individual choices. People are different, you should just find common grounds as a couple. My in-laws used to live in such a community and I felt extremely foreign there. They also moved again to a more mixed neighborhood.
It will buy me a nicer place in Myrtle Beach.😊

People own 2 or 3 homes here. The Villages cannot build home fast enough. It's a great place to live

These prices are crazy, I can’t believe people would pay that high a price just to live in the Villages. Not to mention all the high fees and insurance rates.

I think the fees are pretty good for the amenities, how clean and kept up everything is.
@@Robyncavallarocan’t build them fast enough because of the Baby Boomers retiring who can’t afford anything better. We’ll stay in California. That house reminds me of a section 8 neighborhood in the suburbs of Los Angeles.
That said, a gorgeous 3500 square ft one story with a pool on a private PGA Championship golf course in La Quinta next to Palm Springs California will run about 1 million to 1.5 million and it has much nicer amenities, is gated and close to the mountains for skiing , San Diego for the beach, and Los Angeles- as well as Phoenix and Scottsdale Arizona. Can’t beat California. It has literally everything. You can’t buy anything truly nice for 500k.
As soon as she said 2 agents required (huge red flag) i decided my money stays in my pocket.
You do need two if purchasing a pre-owned home. 1 to view MLS listings and 1 to view VLS listings. The seller pays commission so you only need to spend money on a home.
Roofs are a big issue, are u allowed to have a metal roof
No. Any improvements to your exterior must be approved by Architectural Review
Some of the home floorplans, odd side entrances, lots of cement, unattractive siding, and the garage being out front...are off-putting.

$500K for an older 1700-1800sg house on small lot with pond view? Folks buying in The Villages are out of their minds. There are FAR better choices in Florida for the same money in REAL towns and closer to the beaches. And your not living around 100% old people.

These homes look pretty generic..They are not worth the money..No view, no R V parking, no individuallity, ---In a FLAT state that is subject to hurricanes...DEFINITELY not for us..

I believe the message is : make sure your car fits in the garage HOA wont allow cars outside, and i agree with pictures taken by a professional if selling, no offense to anyone but only the fool falls for a picture, no alligators in the yard maybe but how is that area about snakes?
We have snakes. I primarily see the black racer, harmless, snake but not often. People park their cars in the driveway all of the time. Thanks for watching

WAY overpriced.
Been doing winter in the villages for about 10 years. The place is way over priced and has lost its charm. Its expanding like a malignant tumor. I never bought there because there are too many extra fees that you don't see in other developments that are just as nice. There's a lot of hyped up advertising for this place. Also who wants to spend that kind of money to have your neighbors so close?
This place is not for everyone. Agreed you can find more for your money elsewhere but if you are looking for a lot of activities or play golf or pickleball The Villages is it!

Anyone would be a fool to buy in today's market! The market crash has started and is going to get much worse~
It will be interesting to see what happens. Most people moving to the villages don't seem to have an issue with current pricing.
Maybe those Patio villas will go back to what they are really worth....under 200k for sure , or less.
@@barbaraallen3054 I sure hope so but I'm not convinced that's going to happen. Seems to be too many investors and folks 55plus buying at current prices, it may keep prices inflated. I'll just sit and wait.
Residents live there for the lifestyle, not so much for the house. They want golf and socialization and are willing to pay for it. All power to them.
I am going to skip gods waiting room.
