    MaCenna! I hope you read this - I think you should seriously consider making the downstairs room into Romeo’s office/guest room and the upstairs larger room into the master. Romeo will have direct access to the laundry and storage for his business and you will have the privacy of having the master upstairs and not attached to the main living area. In the future, you can build an en-suite master using part of the room since it’s so large and part of the closet with window inside. Then you’d have a three bed three bath home. The downstairs room would work so much better as an office - it’s much too small to be a master even though it has an en-suite bath. I can imagine stubbing your toes on the step down during the middle of the night since it’s so tight in there! Sorry for the long comment but I have an interior design degree and that is what I would do if it were my home. Congrats on the purchase!

      I thought the same thing! Ultimately it’s up to them, but an office/guest room would be lovely. 😊
      I can also imagine them using that room as a future children’s playroom!

    The vibes of this house are definitely more English cottage (with the roses and the quaint magical atmosphere) + Tuscan villa (brick floors, tiles in the kitchen and the back garden with the lemon tree). Not much of the french provincial, I would definitely leave it behind!
    And that back wall in the living room is screaming for some bookshelves!
    Also, totally agree with someone else who commented on the switch of the master bedroom with the room upstairs and wanted to add that if you switched, both of your closets could be upstairs and Romeo wouldn't have to go that far to access his clothes!

      I'm not sure I'm in to the bookshelf idea. I like that the room has a more open feel and the bookshelves will close it in.

    Love how everything is put together. I agree with the idea of eventually swapping your master bedroom to more privacy on the second floor. The present master area could be a playroom/office for Romeo. I think some large live plants would add so much to the main living area.

      Or large fake plants. 😂 I think she’s mentioned before she doesn’t have much of a green thumb. Lone Fox had a large faux olive tree that looked really good. Something like that would work and so much less maintenance.

    You don't need a style because you already have one. If you fill your house with the things you love, it will reflect you. Call it boho, call it Eclectic, it's about you. You have beautiful paintings from your mom and all your flea market buys, the art you created, etc. This is a homemade home. Mixing old with the new is perfect. You will love the results. Trust you heart! You are doin' GREAT!!!!!!

      Building off that top comment on making that Romeo’s office, how about builts in for that en-suite? That would definitely be a great space for a moody library/ office. Maybe you could somehow still plan for a Murphy bed as part of the built ins just in case you need a guest bed.

      Personally I think a game table Backgammon or puzzle table centered perhaps surrounded by some type of bookshelves or storage; some thing is throwing me off about the desk it’s either the chair or the utilitarian aspect?

    It's like your furniture was made for this house. Everything just looked stunning in its placement. Those beams are going to look amazing when the white paint is stripped and stained a warmer colour.

      Love the new home. Just a thought, you could move the chair back( closer to wall) and move the new (old) lamp over there and create a cute reading area. The light would showcase the beautiful picture …. Can’t wait to see everything decorated

    I am pregnant and have been feeling ill; we just moved to a new house in a new state that we have never been before. I haven’t had the energy or motivation to decorate or make my house feel like a home.Thank you MaCenna for helping me find my way back to my passion of decorating. ♥

      I’m a Mimi with a grandchild 15 miles away. I Have chronic illness; during our move to a new house, new town it was difficult, I agree. Tip: Decide what HAS to be done today (dinner) get that done early, then rest. Take care of a second goal,then rest. Rest yourself throughout the rest of the day. Only way to do it when you’re sick. Some days you wont be able do that. Pray, meditate, talk or read to your baby. You might be “expecting “ too much of yourself. With love- 💕💕💕

    I would say it has a French/Mediterranean vibe. Looking forward to seeing the styling of each room evolve as time goes on. Just one thing…wouldn’t it make more sense to have your bedroom in the private areas upstairs near a nursery and Romeo’s office downstairs?

      Definitely leans French country to me. I agree about making downstairs Romeos office. You could use frosted or decorative window film on the glass in the doors to hide office mess.

      Agree. Mediterranean...is the best fit. (There are a few scattered architectural features that seem more like California Ranch, Monterey Colonial and English countryside...but its lack of OTT stylization says it's definitely not a Storybook.)
      Where the French vibe comes from might be the remodel. It seems to me like the back part of the house (likely an addition) was done when 'French Country style', brick floors and two-sided fireplaces were all massive trends.
      She found a gem. I think the best thing about Mediterranean architecture is it's versatility. It's romantic. And it's a clean, neutral backdrop for just about every decor style. Everything in her aesthetic will feel 'right' in it. And it'll give her endless options for how she can change things, over time.
      Also agree: For them to truly settle in for the long-run:
      MBR + future nursery / kids bedroom upstairs.
      Granny / nanny quarters on main.
      Once baby arrives, I'd suggest Romeo's office in:
      Near term: A new office/studio in the garage..if it's a 3-car.
      Just replace the current oversized door with three period-authentic doors (they had a generous amount of paned windows). One of the doors would be his office front (add an interior wall too, of course).
      If it's not a 3 car, add a gorgeous MaCenna-designed shed in the back yard?
      Eventually: Add a new outbuilding.
      I'd cut it into the hillside of the dining terrace. It could eventually be repurposed as a covered entertaining area. That'd leave the area in front available to convert from brick to grass for the kiddos to play on.
      It'd be fun to watch them build any of these. 🙂

    The new living room rug is GORGEOUS!!! I feel like once the beams are darker this house has a lot of French influence ( just my opinion).....The livingroom looks so good👍

      Agree 100%. The most beautiful homes are the ones that look like they evolved over time. Only things that are loved are brought in. When that happens it tends to all work together.

    The house definitely gives off english cottage or french country. My grandmother had a similar house and French country was very popular in the late 70s early 80s. She put in brick flooring, beams, had similar windows/French doors leading out to a brick patio. This house screams my childhood home and I love it. I’m so excited for you.

    I feel like someday you're gonna be that mom that all your children's friends secretly want to be their mom, because everyone is always welcome and the house is always warm and cozy and everything smells like home.     Later when you guys are settled and ready to do some Reno’s i think opening up the kitchen to the little dining nook would give u a better use of space for that area. Even if that wall is a supporting wall taking it out and putting in a support beam and cladding it with some reclaimed wood would look amazing and add to the character of the house plus make the area flow better

    ya i think it's a hybrid of english and french cottage (because of the windows by your desk and in the formal reception room, and also the fireplace, and the french doors and such)
    architecturally, the english and french cottages are somewhat similar (sometimes, depending on century/decade and area), i think, so it's basically up to you whether you go a little more ornate like the french or a little more rustic like the english - however, a mix of both will probably be best suited to the hybrid-house LOL

    I have to confess that I didn't fall in love with this house like you did until now. I felt weird about all the steps, and the floor tiles... But as soon as you started decorating it, it felt more welcoming and seeing your own things made it feel warm and homey

    I am simply amazed with how smartly you plan your days and accomplish it. You are not a tad bit worried about how you will tackle so much, with the cottage renovations and then a new home, moving out, packing... I mean you make it look so simple and fun, the amount of work that you do is crazy! I would be overwhelmed and confused to even decide where to begin... Your ability to zoom in and zoom out of situations and projects is something I wish I can learn and acquire from you. RESPECT!!!

    You could consider using the room behind the kitchen as a small office/library space since it's small. You could easily fit the dining table in the living room.

    if you end up doing bookshelves, you should
    consider doing a window seat in from of one of the windows/ continuing into that area. It would be a great place for reading/morning coffee/ watching out by the pool!

    That looks so cosy already! The rug is great. I was doubtful any rug could avoid clashing with the brick but that is beautifully subtle. I look forward to seeing the rest of the rooms come together too ☺️

    I LOVE how the family room looks! Not overly decorated, and a wonderful combination of old world and transitional. I love the murals but would hang them a little closer together.

    If you do the built in shelves you could also do a built in bench in the bay window area. Then you could put a round cafe table in that corner that would double as an office area and a little dining nook.

    Put a round desk or table used as a desk in your bay window. Set a couple of chairs there so whenever anyone wants to sit and talk to you while you work there will be a chair there. Everything is so beautiful, I am so proud of and for you. I just love watching every thing you do 😘

    What a beautiful home you have. I love what you’ve done with the family room. Another viewer posted an awesome recommendation. Turning the downstairs bedroom into Romeo’s office because it’s next to the laundry area. The upstairs room would be roomier for a master bedroom. Later you can add a master bath up there.

    I enjoyed watching you personalize your informal living room. It is beginning to look like you now. What fun. My overall impression of the downstairs is that it leans towards Mediterranean style. I think the upstairs could go in any direction you choose. I agree with the previous comments that the downstairs bedroom would work well for Romeo's office but you would need hidden storage for your diy supplies somewhere downstairs if you made that switch.

    From this video in particular, I got a sense of cape cod architectural design elements in the living room from the beams and wall of windows overlooking the pool. The second you said your gut is telling you to go French provincial with this house I was 100% with you! I can totally picture you making lemonade with homegrown lemons in your warm, moody kitchen.

    My heart skipped a beat seeing your beautiful vintage art layered behind the couch - I could SO imagine an incredible statement gallery Wall behind the couch on that huge wall. And I was so surprised the you didn’t go for that look!
    Im sure you had your reasons (MaCenna ususally knows her stuff!) but dang it, I just feel it would be such an impactful and memorable moment walking into the room. Oh, and MOODY too 🙌🏻

    Everything is coming together so well. I love that rug, glad you grabbed it! I also like the idea of the bookcases on the back wall. But to add to that since the office area has such an odd shape maybe you can make your own desk to fit it? That way you can put storage options and such and it will look like it was made for the space.

    I've never been to Monaco, but I feel like this house gets vibes from there. French but on the Mediterranean with Italian influences. Idk I like the vibe but I agree, I lean toward French as well. I cannot tell you how excited I am to see you decorating this space. I'm excited to see how to live in it and make it your own

    This house definitely has a South of France, Saint-Tropez/Monaco, French-Italian border vibe... perhaps "Provincial Mediterranean". Lean into those grey-blues to balance all that red brick. Play-up the height of your ceilings & largeness of the living room by installing the shelves (I'm thinking of arched shelves with that gorgeous limewash you did at the TX cottage 😍).
    Also, keep your primary bedroom downstairs for as long as you can. When the family begins, I agree with sleeping upstairs near the nursery, even if you take over the guest room for a couple years... But I have my primary bed/bath on the first floor, & it's amazing. Plus, those skylights need to be enjoyed!!

    I really love the concept of decorating with what you already have!! of course it's great to go source the perfect piece for a space, but I think there's so much creativity involved in rearranging things that maybe are not quite right, and make them work for a new home!!

    You could build box beams to cover the existing beams. It would be something you could do outside and easily install. A lot less messy than stripping since Romeo doesn't want to live in another contruction project.

    I love how you’re not scared to drill or nail things into the walls. I moved to a newly rehabbed home (pristine walls) 8 months ago and barely hung an entry mirror and living room tv. That’s it! I’d like to do a picture wall but the idea alone gives me anxiety 😰 Lol!

      I want a picture wall but also have anxiety hammering a bunch of holes in the wall. Someone commented in another video she did too until she decided to use command strips/hooks. She figured out which ones she needed for weight, etc. It’s a brilliant idea I’m going to have to barrow:)

      Yes, command strip all the way.
      Or, try to find the reference of the paint your landlord used. If you can't, repaint everything with whatever reference of white you like, hang your decor, and when you leave you'll only have to fill the holes, lightly sand and repaint over those little spots with the same paint you used, you'll probably have some leftover. No-one will ever know 🙂. It's more work now but it's not gonna be overwhelming when you move out

    First thing that popped up in my head as a name for the house is Briar Rose ❣️As an ode to the rose garden and because it reminds me of a home that old Disney princesses would live in (Belle’s updated French Provincial cottage/Sleeping Beauty house in the forest)
