I have to be honest, I think the brand new all-wood Woody is a much better deal and has more room, to boot. I wish this woman well in finding a buyer, though. You never know, someone might need a place immediately and that might help out.
Now this RJO has the WOW factor, its got style & class. (The inside is stunning) it would be perfect if it just had the maintenance free exterior, and a egress up top. Everything else can be customized to ones likes. One could: Put in an apartment size frig Put in a cooktop Move hot water heater Put on a wrap around deck, enclose part of it for the bedroom & a closet. Lots of possibilities.

It is a lovely home that she has made. My only problem with not having a home completely finished is I have a diseased back. I can not carry heavy items or lift. I am realizing any home that you need to finish any construction in I wouldn't be able to handle.

What does RJO mean? Why all the critics, don’t buy if you don’t like. If it sells then at least one person thought it was worth it. If it doesn’t sell the seller can adjust their asking price until it finds a buyer. Same way for any house.
I like those E. TN homes but would not consider one less than 12' wide and 40' long. Shoebox living is too small, and I'm also not into stairs. I think they are unsafe for everyone of all ages.

Randy says he doesn't want to raise the lease fee but with no contract saying that it means nothing. I bet in 2024 he will raise the lot fee and you multiply that by 12 months & it's a big chunk of money. It’s not just for seniors people of all ages are welcome and do live there, a lot of seniors live there because their income ( SS small pension etc) are too low to afford market rent or afford a house( I don’t have time to talk about how badly the US takes care of their elderly) and Randy is one of few who offers a affordable home with rent these seniors can afford to pay, but because they are older health problems are happening and their children want them closer to look after them or they miss their children, grandchildren and siblings and to live with or near them.
Let me count the ways: some have bought another tiny home and are living in it (I believe someone said that at the end of the video), some have health issues, some have moved to private land, some have moved to be closer to family and either don't need or don't have a legal place to put the tiny house where they are moving. This isn't seniors only, but a lot are attracted to it because it's affordable on a fixed income.
She bought this one to live in while waiting for her other model home to be built. She explained it was less expensive to buy this smaller one, than renting another one…..many have done this.
Same thing that happens in every other trailer park. If you do not move your home, and you do not pay your lot fees, they evict the "owner" of the home in court, and take possession of the tiny home as "abandonned" property. This is why the homeless population has gotten so out of control. Private equity firms have been buying up mobile home parks, jacking up the rent, and then doubling/tripling/even quadrupling the lot rent and those who are retired and kept up their mobile homes meticulously then lose the mobile home if they can't 1) afford to pay 3-4 times the rent they were paying and 2) afford to move the mobile home to a new property (which can be cost prohibitive, depending on the size, but a minimum $3-5K if you're not going far). In fact, FL had to recently step in and demand a new purchaser (private equity firm, of course) of a mobile home park give the tenants 6 months to come up with the funds to move their units...while still paying the new jacked-up lot rent...or else dozens of them (many retired and/or working single moms) were going to be homeless in 60 days. Thank god Desantis stepped up to the plate and delayed the inevitable process to give people time to sell, move, and/or find other housing. This has been happening in California since 2003, if not earlier. Now that they've bought up most of the mobile home parks in California, they've moved on to others states. ...so as the first comment stated, no one is getting reimbursed. This is why I worry so much about all these older people who've purchased rental lots there at ITH. These private equity firms come in...offer park owners so much money they can't refuse...and they do this with *the specific intent* to jack up the lot rent so high that most people will have no choice BUT to abandon their homes, and then the private equity firms rent those homes out to people who can afford to pay those prices. With the housing shortage as bad as it is, this has gotten more and more ruthless over the last 20 years. This trend started in Cali, and because it was so ruthless (private equity firms always are, as their CEOs are almost always psychopaths) and profit-producing they have never stopped. Seriously, what I've seen happen is almost too sickening to believe is true. Heck, there is even one tiny homebuilder in Georgia who just posted a video about doing this (buying up a mobile home park where the lot rent was low for low-income people just barely getting buy, and he was bragging about buying the lots so he could sell his 100K+ homes and place them in that park after evicting all the tenants...and he was bragging about this BEFORE he event purchased the lot, meaning that in his mind, he already had the people living there evicted...and he drove out to the lot and filmed this, talking about those people like there were nothing more than empty boxes to be tossed in the trash. This is the danger in buying these homes and putting them on leased lots anywhere, and there are HUNDREDS of instances of this happening all over the US, not just in California, but in every single state. These private equity firms are driven by pure greed and they don't care how many single moms or retired couples/widows they force out on the streets. It's pure greed-driven profit for them, and they're going to keep on until someone makes this illegal (read: politicians will have to step in, but they won't because these firms donate money to them come election time, and on both sides repubs and dems).
@leth2753 that's why before one leaps, everything must be in writing with tenant & owner signatures, if they can't commit in writing that leased lot rents will not increase within a certain time frame, don't do it, if your on a fixed income. Make sure that your signed agreement is with the original owner & if someone else buys them out, the new owners have to give you the typically amount of time to vacant, it is equally important to make sure the original owners have no liens on their property. With ITH they own everything out right, & everything is paid for. As far as raising lot rents, they have stated many times that they will NOT raise it. Again, it's a business venture & everyone should know to get everything in writing, not to say ITH would ever re-nig on anything he's said, however no one's knows what life can throw at anyone. Also ITH is not a trailer park, people have paid a good chunk of upfront money & it's a vested interest on their part. Owning land and a brick and mortar home is more secure. No HOA. These people, like you say, are RUTHLESS. Many of these seller's bought the smaller tiny's, and lived in them, until their custom made tiny's were built. She said that at first, she was going to rent this one out, after her other home was build, but decided to just sell it. I've noticed that the one's selling their tiny's, are people who usually had the money to buy two, have since moved into their custom tiny, and don't have the want, or need, to deal with renter's. The people on a much tighter budget, and only have one, (which are mostly lower income people ITH originally built the parks for, with a $200. monthly lot rent, so they would have a place to put, and live in the tiny) are not the ones selling. The exception to this would be someone having health issues.

No this is stick built and had some customized items in it.
It's all wood, 2' longer (16 sq ft bigger), has W/D hookups with a clothes closet above, shelving, a bathroom sink, a screen door, skirting, and more.

@@kingsdaughter3138 I like the metal ones. The new panels have great insulation. They don't need to be painted. Wood need lots of maintenance and can get termites.

You likely can’t actually say because you signed a contract with ITH saying that you will give up your freedom of speech and not say anything bad about them on social media. Flaky. Them and her. Especially if this was a $15K model. Asking more than double? No. I don’t even care if there’s upgrades. The upgrades can’t be worth more than the base price.
