Eco Botanic such a great places to stayed. We bought here and really enjoyed. The most satisfying part is security and environment around they take care very good. No complain at all 😉

@@KG-rd5rh My pick , Horizon Hills (individual,but I like The Cove Semi D), Sunway (mostly terrace, Emerald still have a bit semi d), Senibong Cove Area, Leisure Farm, East Ledang, Kews by Senibong( new launch).

Also, the density of houses, the road outside unit is narrow, and I like quite neighbors hood like horizon hill. But first phase is better than second phase. But I will stay nearby Eco botanic. I bought subsale East Ledang semi d during covid, rental return is very good.

Aiyo, the white Eco Boulevard is built to housed many eatery shops with " limited and Lousy toilets "facilities, its a waste of not filming it up .Developer is more concern of the the outlook of the building rather than its basic amenities such as toilets and Car Parks
I've been looking around to buy a house in JB Iskandar area. The earlier phases of Eko Botanic was great, with impressive landscaping, extravagance entrance and immaculate garden. However after comparing with equivalent projects nearby, I found that Eko Botanic 2 is priced higher but with inferior bulit quality. The windows are smaller and of mediocre quality, all doors are standard height(not as grand as the 2.4m once), cheap tiles in the wet area with cheap laminated flooring on the upper floor. Other than good cross ventilation design layout, there's nothing to shout about. No doubt the F&B vibes nearby is nice with a vibrant commercial area, I don't like to purchase from a developer that lower their built quality after having a relatively good success on their previous launches. I actually made up my mind to buy a unit in Eko Botanic 2 because I was very impress with their earlier launches but I was really disappointed with the underwhelming built quality with higher price.🙁
Thanks for sharing. Well the phase 2 were launch during lockdown, and construction cost increased 38% y-o-y but the market was not buying anything. But great observations, then maybe you should get their earlier phase products then haha. I would prefer doing that actually:)
Why do you need SG? Did SG need malay or did they dig where they were standing and pulled themselves up? Snap out of little brother mentality and go bold.
Houses look very nice and secure. But food prices around there are now very similar to Singapore price. And seems a lot of owners trying to re-sell or rent out their houses there. I dun mind renting for a month though at the current rent of 3-4k RM.
I stayed in eco nest for the last two years but unfortunately, i had to move out because the traffic has gotten absolutely horrendous. The problem with eco botanic at the moment is, it's a huge cul de sac (dead end). All cars have to go in/out through two entry points only and that causes traffic backups like crazy. JB desperately needs public transport and better road design.
Haha I think the local authorities watched your video! Immediately after you posted this up they removed the barriers and now the road from Eco Botanic Phase 2 to Legoland has opened 😂
Exactly. Their projects are all urban sprawls. As for Johor in general, it is difficult to build transit-oriented developments. The only real form of public transit is buses. It is sad to see that this is the direction that development is heading towards. The one potential pro for developing cities as compared to 'first-world' cities is the opportunity to leapfrog in terms of technology, and many cities in this country are not taking advantage of that.
@@ronnardkoay570 you cant compare with current DPC. At 20 years back, people cant afford a home in PJ / Bangsar, that's why they bought a home in DPC so called "Ulu" and deserted place at that time. Everything takes time, let's see what EW can develop in next 10 years.
Well this is an area review, so it wouldn’t make sense to have negative remarks on an address or township at this scale. We couldn’t venture too deep into the units too. May I suggest to check other area reviews too before jumping into conclusions:)
Unless you are a non local retiree or a foreigner then this isn’t a good place to buy. As a local, anything that is 10-15KM away from the city centre is a no go. If you wish to invest then think like a local, cause most of the time when you wanna exit/sell your property , the easiest people to sell to is the locals. JB have not reach the KV level yet, so I don’t think it’s worth it to live so far. there are similar priced property nearer to the city centre.
This place already can sustain on its own. They have jaya grocer, clinics, childcare, university and many more, its a township development. I don't see there's a need for the buyer often travel to city centre larh.
I’m Malaysian and I’m a resident in Eco Botanic and i can tell you: I only drive to City Centre if I have to pickup my friends at the customs. The traffic jam is just crazy.

Let me put it in a simple way, when you born and raise in PJ you will always want to stay in PJ. When you born in JB you will want to stay in old JB area that is familiar to us. For a local it’s not worth the money but for non Local or foreigner it’s good. For investment wise then its better to find somewhere the local will buy.
I dont think so, because the clubhouse is separated out and residence need to subscribe. The expensive part i guess is to maintain the swimming pool only. FYI, gated & guarded in Eco Sanctuary with its own clubhouse can cost up to 1K/month, but in Eco Botanic, perhaps 200-300/month?

Well for landed developments, it’s already not walking friendly. But at least for their first phase it’s still connected to the commercial area.
