As a former resident of 4 years, just wanna point out that traffic can be insanely long as the only means for us to commute to Jalan Kuching is through the densely narrow neighbourhood of Taman Wahyu along Jalan Sibu followed by the Jalan Kepong Lama around kampung Delima. There was supposedly a road that was meant to give us a quicker access to the highway as promised by the developers but work was constantly delayed throughout the years despite our attempts at reaching out for DBKL. It's only recently that the construction restarted and is scheduled to complete by late January 2024.
Those money-minded developer doesn't care about dat. They just good at finding empty plot of land & build highly densed pigeonholes & sell at exorbitant price & dupe ppl into believing buy nw or regret later scheme😊 Just take a look at projects nearby kepong metropolitan park. 🙃
Indeed Lakeville Residence is a nice place to stay. I am a tenant and have been staying here for 2 years plus. My brother bought a unit here and I am staying at the same block with him for my parents convenience to visit both of us at the same time. But the downside of staying at Lakeville is the morning traffic towards Jalan Ipoh and Jalan Kuching in the morning especially weekdays. You can queue for half an hour just to reach the junction. Then it takes another 10-15 minutes to enter Jalan Kuching. I am planning to move out by end of the year because I can see if Lake City's residents are moving in the traffic will become worse. Nowadays the jam queue will start at 6.30am and I think soon or later it will start earlier. I really like this place as it is really quiet and you can have a peace of mind to stay here. Unfortunately the traffic is so terrible and it is far from my current office.
been staying for past 3 years, one of the best taken care condo in my experience.. The community here very supportive and cooperative. only 2 issue, management very strict with payment (270/per month) but its actually good for the way this condo be taken care. only main issue is the morning traffic :(
Just FYI, my friend is staying in block D was complaining some residence there don't pay maintenance fees for few years, ended up their access card got terminated by the management. And so these guys just stand at the lobby waiting for other residences so they can enter the block. With that maintenance fees, the management could have more budget to make this project more appealing. Hopefully can see more of your videos in Kepong area (Kiara bay, Pintasan Segambut, Jalan Ipoh)
Sometimes we need to be stereotypical enough to avoid these sort of problems. A condo in this area is always going to have problems like this where owners don’t pay maintenance fees.. i stayed in Kepong and Jalan Ipoh before mind you, so I’m speaking from experience.
Should have a law to protect management n other residents , so when these basket don’t pay their maintenance fees there are proper actions taken like lelong their house lol. So irresponsible, they dint pay nvm but afraid management don’t upkeep the facilities bcoz of them

Stayed at Kepong area before. Its nice to see the area being developed. However, from a investments/rental income point of view, i think it will be a good place given the connectivity of the area.
i always wonder how does the interior of these apartments look like, actually not bad. The facilities is quite well maintained, and fish pond is so clean! The unit layout is not bad also. This project feel homey

Terrible single lane kampung road exit out of Taman Wahyu to go back to KL direction. Jalan Kuching also jam 24/7. For own stay, there's not enough amenities in the area. Maybe ok for investment
Having stayed in RC and in comparison, the feeling is that these shared facilities and the distance of it from own unit seems less convenient, i prefer own set of facilities in each block, and the experience of arriving the moment lift opens Higher density also will contribute enough people to flourish the commercial lots in a real mixed development that has more than 2 rows of shops 😊
Nice & lovely video to watch on the detailed explanation given of the project!! Keep it up!! Btw Sean, is there any possibility for your end to review & comment on the affordable housing beside it as well? It looks pretty decent too & would appreciate your feedback on it
Condominiums in Malaysia are usually not well maintained.. this always been the push back factor not to look into condos. Is this a normal or I am too subjective? Welcome any replies 🙂
Technically residents will first escape to the fire escape staircase where it’s pressurised to avoid smoke from going in. And to ensure that, there is a max distance between any space within the apartment to a door. Within the corridor space then there will be fire hose reels, for commercial title buildings then will have sprinklers. All just to provide more time for residents to escape via the staircase into the dedicated gathering zone on ground floor. Also, most main doors for apartments are 1 hour fire rated. Then the lift lobbies are also covered with fire rated doors. Something to also understand, smoke kills more people than fire yea. So the focus is to have more time for people to escape.
But it’s the only way to reduce the selling price. There will be other options with lower density but the price is drastically higher. Anyway, thanks for watching;)
@akane8615 it is driven by demand bro. Think about it, who doesn't want to live in low density condo or even landed in the city if their financial capability allows it?
