at first i was thinking to just rent a condo in bangsar area, and then landlord keep increasing rental every year. then pindah. next landlord also same increasing rental. increase a bit okay la but its not, its like rm2k jump to rm2.5k 🥴. maybe they take advantages thinking we earn a lot. 3 times pindah every 2years. penat laaa. moving cost lg. i dont get the idea renting is better than owning a property. maybe I'm not lucky enough? now i just bought a condo in montkiara. no more headache.

If you can’t live without city centre lifestyle, condo. If you can, gated and guarded landed slightly outside of the city centre. If you don’t mind travelling, a fancier landed house outside of KL. No matter what it is, the value will still appreciate.

Not really. It’s about the intent of renting that’s the difference. Some may rent because they couldn’t afford to buy, or not wanting to buy. But they are investors like myself who rent for the sake of investing more. Our banking system takes housing installment as commitment within the DSR calculation, but when we pay rent for a house to live in, it’s not calculated as commitment. This means by renting we will have an extra slot to use property as a vehicle to build equity.

So the guard post actually has no right to stop cars enterting those old taman with individual titles right? We dont even need to present our lesen or ic as well, technically, who are they to ask us to present it since those are public roads.

Example given Back then 300k (Assume 20 years back) now 800k for terrace house. That is 2.5x. If my memory recalls correctly 40 years Subang landed was 20k back then and now probably 800k. That is whopping 40x. Apartment has no record for 40 years back and you would argue too specific example if I quote any. Just for a reference some raw land near setia eco was 20 yers ago RM200k per acre, now probably RM2mil ++. If i stretch 40-50 years, those land like RM5k per acre. There is no arguement on the basic fact here that land is superior than landed homes and the last apartment(no land own at all). While you can argue rental ROI etc, yes it is because landed are very highly priced in good location so yield will be much more subpar. Those statistics on appreciation is too averaged out in location and data is probably taken back to less than 20 years from today. My take is landed homes vs apartments is hard to compared apple to apple from ROI. You haven’t got good data on 50year old condo to compare to 50 year old terrace. So whether to buy landed or or aprtment should always boil down to location, price . Both can have good and bad ROI and shouldn’t be generalized.

Condo rentals incl maintenence fees which older houses dont need to pay. Assessment fees etc all higher for condos. So ofcos rental is higher to cover these cost.

@keat-wong that's so true. Condo, you can't control your budget you must pay maintenance fees if fees increase and highest restrictions. That's why malaysia has tons of empty vacant condos..Malaysia good at poor maintenance after few years. Unless you pay rm 3000 to 5000 monthly for maintenance.
Older landed house you will need to use money in one go to fix the stuff. And if your area have those Ronda (they will come door to door to ask if you want to join) you will still need to pay. I don't think "free of fee" is going to last for another 10 years even for older houses. It's just the evolution of how "neighborhood" works.

Why is it in Penang the property agents asks 1% of their agent fee + 6/8% of SST from the buyer? I thought the seller is the one who hires agents to sell their property. Any info on this?
if you settle all paperwork yourself, then no need 1% agent fee...seller agent only settle seller problem...your problem either you do it yourself or agent help u....if you buy something from store, you do pay SST right!

Is there any worry (concern) for staying at a condo overlooking a shopping mall (building complex) roof? Shopping mall is just infront of my future condominium. It is 5 floors/levels lower than my condo unit. Would the heat from such building roof and aircond chiller create heat that may rise up and flow into my condo? Where would normally their airond chiller installed? at the roof top?
No need to worry, the heat will dispear vertically up. The only thing you might worry about is the noise of the chiller although it just minimal noise sounds
