My comments as a owner/resident. 1. Solaris Parq is not in KL Metropolis. That is across the road and that development is managed/controlled by Naza. You can technically walk there if you want, or it's just a short drive (literally 1 traffic light away). 2. Personally I don't think the children's play area is thattttt safe. But I don't have kids so I can't judge and neither does it really affect me. 3. About the mosque noise, this was my biggest fear. But after experiencing it, I can assure you once you close the door of your unit, you won't hear it. You can hear it walking in the corridors between the lift and your unit and in the common areas. But it isn't thatttt loud. I've heard from a friend that faces the KL/Mosque side that they sleep through it (during Ramadan) and they are on a low floor. 4. The Friday afternoon jam is real. But the roads are wide so you can still get through. One thing Sean didn't mention are the jams when there are big conventions going on at MATRADE or MITEC. Those can happen on a weekend. 5. About the jam during typical work-day rush hour, there is little to no jam on this side of the greater Mont' Kiara area. The roads are wide and link directly to Jalan Duta/Jalan Kuching if you are coming and going from that direction (i.e. the direction of KL City Center). Jalan Duta and Jalan Kuching normally flow (even if you are moving at a slower speed). If you are coming/going towards Mont' Kiara via Persian Dutamas or Jalan Duta Kiara you'd probably face a jam. The whole point of staying on Dutamas side is to avoid the Mont' Kiara jam. 6. There is no issue with the court being close by (at least recently). If there is a high profile case with lots of media and supporters, I am not sure if that will still be the case. There are sometimes sirens from police escort vehicles & prisoners department transport vans. The sound proofing is good. 7. The stove is a 4 burner for all units except the smallest unit (Type A) which has a 2 burner. Kitchen ventilation is sufficient. The extractor fan above the stove is powerful. Maybe too powerful (i.e. a bit noisy) 8. Agree that in the master bedroom (for units type B, C and D) layout is a bit weird. Too many planes when you enter. Not a deal-breaker, you just need to know how to manage that space. 9. For the Type D unit with the bath-tub, you'd likely choose to frost the windows anyway, regardless if you were facing a mosque or not. 10. In terms of view, it is very unlikely the views get blocked on either side. On KL facing side, you have the mosque, government buildings and Kenny Hills. None of that is going anywhere anytime soon. LHDN may move and be replaced with something else but it doesn't block the view of the city anyway. On the Mont' Kiara facing side, you have Arte, MITEC, Hartamas Heights (landed). Even on this side there is unlikely to be anything right next to Parq blocking the view of Arte (which I personally like the facade). 11. A bit disappointed that the park was not built already. But looking forward to that, the connection to Publika and the MRT3. 12. Lastly, this is primarily an own-stay residence. If you are to rent it out, your tenants are nearly all expats. Like 95% of spam messages from property agents have been all request from expats. Very few Malaysians will want to rent here. Might as well buy it at those rates. AirBnB is not allowed. Compared to the surrounding area, specifically KL Metropolis, that is leasehold. The price per sqft for Parq will be at a premium. Personally I bought Parq at about RM1.1K per sqft. So if it's RM 1.25K now, that's not a bad thing 😁

To be honest, I like being around government bldgs as they won't change in decades. You don't need to worry about your view will be blocked later by other high rises. The project is in a great location especially high units that are facing the twin towers. The view will never be blocked since the area in front of the development will never be built up. Once phase 2 is completed, walking to Publika will be more convenient for F&B and shopping.
Good morning Sean, Watching this while sipping my daily dose of caffeine and some atas sandwich in Dutamas. This property quite good, the design of the entire property easily accepted by both locals and expats. Once the Parq finished the phase 2 hopefully it will complete the puzzle to the Publika mall I think.
Sean your conclusion is very logical and reasonable. This project overall is actually very nice but too bad the location is the non-selling factor where it is located in a very oddly surrounded place i.e. the Court and Masjid (and i can confirm that Friday during lunch that road is so jam it is actually not movable). Lastly, yes, I saw that there are easily 3 more ongoing projects around Mont Kiara area.
The mosque is actually a nice structure within the Dutamas area. The sound coming from the mosque from its daily prayers are controlled due to it being within residential developments. So I think that isn't much of an issue. The bigger concern is on the traffic surrounding the mosque during the Friday prayers, which can be pretty bad.
This road has 3 traffic lights on the same stretch before you get to hit Jalan Duta and the lights here are extremely slow. Facade wise, the golden color is just super classy and build looks solid.
Wow very nicely built project, until I hear the selling price 😮 definitely a price that’s banking on the MRT3 and upcoming office buildings around. The mosque and high court may be a plus point for most ppl as the view will always be the same. Mosques and public buildings hardly ever get relocated.

What do you mean ratio of floor area vs density?? I don't understand. But the trend is definitely towards higher density projects tend to have smaller units because they are cost driven. Luxury segment products will have less density and their product sizes will be way larger. But the price will be high like this Solaris Parq.

So, I want to know the plot ratio in KL and klang valley for high rise residential buildings Suppose you have 100,000 sft land and plot ratio is 10. So your total construction or built up area is 100,000x10= 1,000,000 sft. Now you want to build a 50 storied building. So now per floor, you can construct 1,000,000÷50= 20,000 sft area per floor.
1.7 million....for that kosong space and no furniture included..and there is no land..just up in the air space with few concrete walls...and someone bought it..
KL really has a lot commercial hub plans, KL metropolis, Pantai Sentral park, KLBB, TRX region etc. Which one you guys think would have best chances to succeed?
I personally think that this Metropolis development and its immediate surroundings is a nice touch as an alternative to the city center dwelling. On any normal day, traffic is lesser, equally convenient around Dutamas if not less convenient to within the city center, and travel time to city center is maybe within 30 minutes? Just my two cents worth... 😉
