Always remember this, when buying/renting a apartment..make sure the Fire truck ladder can reach that apartment unless of course, there is a near by stairwell with a fire door that with a hydraulic door shutter. the stairwell is made of concrete or cinderblock.
I checked properties listed for sale in KL. The first condo in your video the agent said was built in 2008. All listings in that building VISTA KIARA actually put the year as 1997. Anyway, KL is definitely very attractive for a retired American .. more affordable housing and healthcare, newer and more modern than the aging US cities, politically stable, everyone speaks English, amazing food and culture (I too love spicy Indian vegetarian cuisine). Not sure about the hurdles in getting permanent visa. The distance from America is the main downside. Thanks a bunch guys .. be safe and healthy!
As a full-time traveler for years and having lived overseas too . Date the place you like but don't marry it ..😊 In other words stay a renter , much cheaper and you don't have the hassles of building repairs and upgrades. Flexibility is key ! If you rent for a year or so and you really like the area then think about buying .... Just my 2 cents from experience..
My wife (a Malaysian citizen) and I ( British citizen) bought a brand new 3 bed condo in Malacca, West Malaysia in 2004. In those 20 years we pay a monthly maintenance fee, basic water charge and insurance. We have spent about 6 months total living there. It has never been rented out. It is now on the market but have had little interest. I have been told it is because it is a "low rise unit" and ours is at the top (5th floor) with no lift. The fact is, the Malaysians and particularly Chinese buyers prefer to buy new instead of "second hand". My advice is to rent as opposed to buying. There is a glut of condos (apartments) in Malaysia standing empty ( in my opinion due to the INCREASED minimum price a foreigner can purchase at). Rental bargains can be had and it gives much more flexibility.

Really enjoyed. I would like to see more like these from different cities/towns. My friend from there says to just rent for 1 month to year and then move to another condo to enjoy the different locations and amenities rather that straight out buying.
With the intention to live longterm and even purchase a property, it makes little sense to rent shortlease for one month. Most rental leases for expatriates in KL go from a 1 to 2 year lease with a so called expatclause (be able to leave after 1 year, in case or relocation for work or other reasons). Also pricewise a one month lease is relatively far more costly per month.

The UK couple from "Travel Beans" recently bought an old house in Italy. It's not 1 euro but they said it was "affordable". Those 1 euro houses aren't really €1 since they need a lot of renovation & you have to pay agent's commission + govt taxes. Also, buying property won't make you automatically eligible for EU residency. You can only stay in the EU/ Schengen zone for 90 out of 180 days. Buyer beware, do your due diligence.
These Condos in Kuala Lumpur were spectacular. The first Condo to me is a Wow factor. You guys did some really nice Condos in Equador. Equador is still probably better value especially by the beach.
Unlike Ecuador, most everyone speaks English in Malaysia, Thailand, the Philippines, et al. They have far more rich diversity of cultures, cuisines, night life .. and major world class cities like Singapore and Hong Kong are nearby. They have better and cheaper medics and hospitals than even in the US. Except for hot summer, distance from the US and slightly higher housing cost, KL and other metros in southeast Asia would be better than any Latin American country for digital nomads to retirees.

I recommend renting in the building before buying. We lived in what was a very nice condo in Bangkok but there were two downsides: an occasional bad smell coming from the shower drain, and sometimes no hot water or if hot water was available it only ran 4-5 minutes before going cold. This condo was only 5 years old. Maintenance was really spotty. The peek-a-boo bathroom was in every condo unit. A friend of mine said it had to do with the sex industry. Myself, I have no idea why there is a window between the bathroom and the bedroom.

What I saw there in this video tells me that I should take a trip soon. The sofistication of KL with pseudo-British undertones is great. English spoken is perfect. Guys you need to understand. In Malaysia you don't get ANYTHING included in new units. NO ac's no fans no lights no kitchen cabinets no closets...just 4 bare walls LOL. I know, my wife and I have bought several units during the last 20 years for living and as investments. As far as secondhand units they can be worth it, but you have to be careful as to the upkeep of the condo. If they have a good management company the common areas will be kept clean if not, it'll show. So, buyer beware.
If condos..yes. Most that are sold at RM300k above are usually semi furnished. In terms of quality expect them to be made in China products with weird brand names. It’s a miracle if it lasts more than 2 years 😊
I know you can't go everywhere, but I wish you'd seen the new condos and landed properties (houses) in Desa Park City. They''ve doubled in price from a year ago with big Asian demand. It's where you wanna go.

That first, older unit was awesome, and an amazing deal. Even the new, expensive unit was inexpensive by US standards. The older penthouse would list for $15 million in NYC even needing renovations. I'd buy the old penthouse. The outdoor pool was fabulous too.
That was a very enjoyable video and you had a good REN working with you. General rule if you buy new properties in Malaysia set aside another 10-20% for renovation and customization. You can go for a bit less if it’s for investment but you have to know which contractors and suppliers to go to.

#1 was too stodgy, too much wood and the staircase would be a problem for elderly or people with mobility issues. #2 was really nice, excellent price point but no balcony or outdoor space (except for the rooftop area). #3 was by far the nicest but of course the most expensive 😅. Still, for that price it was an amazing value. 😊

No, never knock down walls to open up the kitchen, unless it improves the layout in a dramatic way (from the photos, this one wouldn't) Open-concept plan was cheaper for contractors and builders, but takes away the elegance and privacy of having separate rooms. That trend is thankfully disappearing...
It's the time of the year to see Christmas decorations in the malls. You will be amazed how elaborate the decorations can be. If you can find the time do drop by at the Gardens Mall and the adjoining Mid Valley Mall to see the decorations.

You need to provide better numbers. It would be nice to see a break down on a table. SO all fees, taxes minimum down payment monthly morgage costs. Also it would be nice to see rental yield and price appreciation in that area over the past few years. Why is the older build which would obviously have more issues be better than a new build. A tour is fine. However we need numbers. lots and lots of numbers.
There are tons of good condos around (furnished or unfurnished). Just need time and a good agent to find it. Another consideration is condo management.
I was hoping this video was about luxury properties in KL. Unfortunately I could not watch beyond the first property as I felt the unit needed complete gutting and remodeling in order to be livable. Thank you
The last unit is beautiful .. The penthouse is however very old and will require a full makeover and new furnitures, though the ceiling is pretty low; i guess it's an old building and it was the way Malaysian built their apartment back then 😮
I like KL, but the fact that they require foreigners to spend at least 1,000,000RM/250,000USD when purchasing a property takes them out of the running for me.
KL would be my #1 choice to retire, but their visa requirements & levels are a little too rich. Off topic, can I just say how glad I am to see fellow Sony A7IV owner, JP, doing some videography work!

Caveat emptor. The purchase prices are low, but so are the rental rates. And for a variety of significant cultural and economic differences, the average real estate values in SE Asia haven't performed very well compared to the US market, so don't expect buying over there to be the same financially savvy move that it is in much of the States. When I do the math, I'd have to know that I was going to settle down full-time in a single SE Asian city for **at least** 15 years before I'd consider buying.
Thank you for the great KL video you guys have put together. Does the purchase come with a Residency Permit or passport? I would hope so but if it's like many other parts of Asia then probably not. This is important to me when buying property abroad.

That first place is very nice the only issue is the Oven placed right adjacent the entry exit to the kitchen thats a no no for flow. But you could move it near the refer is where it should be. It is a lovely place no clostraphonia here.
Welcome to Malaysia. Mont Kiara n Ampang Hilir are good for expats. Not Chow Kit area in my opinion ..as its too down town, busy, congested more for locals (not expats)

Morib doesn't have any apartments except for the Gold Coast Morib service apartments, and landed house are mostly old builds...as for teluk batik, it have severals by the beach but it seems to be run down, nearby marina island, manjong have several landed propeeties bungalows, terraces, but its 5-10 years old... PD is ok but mostly old builds too Kuantan, namely beserah, bachok has several good ones Melaka too
Hello JP and Amelia did you guys have to fill out MDAC form before you go to Maysalia? We are traveling in 4/25 and heard that MDAC form has to be filled out before arriving in Maysalia.

It’s too hard to do rentals because the current tenants don’t like to be inconvenienced and have no reason to make the place look nice. And the agent gets little value for his time.

WOW with these units! I will say that the last unit … in 2018 when we were coming up with a plan for Gerald’s retirement we were looking to continue my career in Los Angeles and he would pivot to writing there …. That price tag is similar to what we were looking at for basic bungalows in that area … again in 2018/2019, it’s gone up since. This is insane
I'm soooo tempted to become an expat. The more videos I see, the less attractive staying in the U.S. is, especially as a retiree. I could see renting one of these places for a year or so to enjoy the city life, but I'd probably eventually want a small home by the beach or in the mountains. I love nature and quiet!

You need to provide better numbers. It would be nice to see a break down on a table. SO all fees, taxes minimum down payment monthly morgage costs. Also it would be nice to see rental yield and price appreciation in that area over the past few years. Why is the older build which would obviously have more issues be better than a new build. A tour is fine. However we need numbers. lots and lots of numbers.

There are tons of good condos around (furnished or unfurnished). Just need time and a good agent to find it. Another consideration is condo management.
I was hoping this video was about luxury properties in KL. Unfortunately I could not watch beyond the first property as I felt the unit needed complete gutting and remodeling in order to be livable. Thank you

The HOA fees range from 30 to 60 ringgit cents per square foot in KL. We don’t have the exact number for each place.

The last unit is beautiful .. The penthouse is however very old and will require a full makeover and new furnitures, though the ceiling is pretty low; i guess it's an old building and it was the way Malaysian built their apartment back then 😮

I like KL, but the fact that they require foreigners to spend at least 1,000,000RM/250,000USD when purchasing a property takes them out of the running for me.
And then you won’t be able to resell it. That is proves way above their avg citizen and you can’t sell to another expat. A racket
KL would be my #1 choice to retire, but their visa requirements & levels are a little too rich. Off topic, can I just say how glad I am to see fellow Sony A7IV owner, JP, doing some videography work!
I checked properties listed for sale in KL. The first condo in your video the agent said was built in 2008. All listings in that building VISTA KIARA actually put the year as 1997. Anyway, KL is definitely very attractive for a retired American .. more affordable housing and healthcare, newer and more modern than the aging US cities, politically stable, everyone speaks English, amazing food and culture (I too love spicy Indian vegetarian cuisine). Not sure about the hurdles in getting permanent visa. The distance from America is the main downside. Thanks a bunch guys .. be safe and healthy!

Caveat emptor. The purchase prices are low, but so are the rental rates. And for a variety of significant cultural and economic differences, the average real estate values in SE Asia haven't performed very well compared to the US market, so don't expect buying over there to be the same financially savvy move that it is in much of the States. When I do the math, I'd have to know that I was going to settle down full-time in a single SE Asian city for **at least** 15 years before I'd consider buying.

Thank you for the great KL video you guys have put together. Does the purchase come with a Residency Permit or passport? I would hope so but if it's like many other parts of Asia then probably not. This is important to me when buying property abroad.
You can use the purchase to qualify for a visa 👍

That first place is very nice the only issue is the Oven placed right adjacent the entry exit to the kitchen thats a no no for flow. But you could move it near the refer is where it should be. It is a lovely place no clostraphonia here.
In the Philippines, the "wet" kitchen is called the "dirty" kitchen.

Nice condos. Great price !!! The renovation is always good, but the balcony on the 1st unit was awesome. I wonder how the beach towns are ? Morib Beach , Teluk Batik and more ....
Morib doesn't have any apartments except for the Gold Coast Morib service apartments, and landed house are mostly old builds...as for teluk batik, it have severals by the beach but it seems to be run down, nearby marina island, manjong have several landed propeeties bungalows, terraces, but its 5-10 years old...
PD is ok but mostly old builds too

I read recently they are offering 10 year visa if you buy a property in Forrest City a newly created special zone in Johore next to Singapore. Can you check the properties out there ?
And then in 10 years you have a property you can’t sell. What sense is that?

If you don’t have any sort of income, it will limit your visa options. Look into golden or investor visas.

It’s too hard to do rentals because the current tenants don’t like to be inconvenienced and have no reason to make the place look nice. And the agent gets little value for his time.

I will say that the last unit … in 2018 when we were coming up with a plan for Gerald’s retirement we were looking to continue my career in Los Angeles and he would pivot to writing there …. That price tag is similar to what we were looking at for basic bungalows in that area … again in 2018/2019, it’s gone up since. This is insane
That place would easily cost several million in Miami or LA.
I'm soooo tempted to become an expat. The more videos I see, the less attractive staying in the U.S. is, especially as a retiree. I could see renting one of these places for a year or so to enjoy the city life, but I'd probably eventually want a small home by the beach or in the mountains. I love nature and quiet!
You have to check out country rules. You don’t want to rent for a year and find out you had to leave after 90 days

Yes the long term visa requires a 1m ringgit purchase.
The new federal MM2H viisa requires a property purchase in Malaysia - cannot just rent.
