One thing I noticed while viewing the decor of the house and apartments, bungalows...was that the images of any children and adults on the walls were not people of colour? I wonder why they couldn't include images of black children and adults? Could they subconsciously/ consciously be targeting this development to white buyers only. That doesn't sit easy with me. Jamaica is made up of a beautiful mix of different race of people. Therefore this marketing needs to reflect the real Jamaica I feel. People of colour can purchase properties at these prices also, in my humble opinion.

I’ve been telling people for ages, look at every medium to high end developments and all the computer images are off white people. It’s clear who they think will buy these properties

The developer is telling homeowners to buy dehumidifier to get rid of the mold. They knew of the issues and did not disclose it to unsuspecting homeowners. Some homeowners have to leave their homes because of the mold. Please do your research before buying from them because once they get your money, you have almost no recourse because no one want to take them on. Book a Airbnb stay in their development, walk around and talk to the neighbors before buying from them. You will love to regret not doing so!

Big ups, I see this regularly as its right near the Texaco gas station. North Coast you cannot go wrong, but dem price? dem nah easy, i'm so happy I bought when I did or I would have been priced out of the market. Also the older I get the less time I have to pay the mortgage so people must act, be decisive. Blessings

But that are where it ends! The homes are poorly constructed, water pooling of the roof, around the house, seeping through the windows, all ingredients for mold growth.
I bought a home from Manuka, so excited to move back to Jamaica to live, shipped down all my household items. Within two weeks of moving into the home, mold started to grow on my things. I contacted the developer and I was told that 70% of the homes in the Pyramid Point community has mold and I should go buy a dehumidifier…all this after spending $345,000 USD for a luxury home and none of this disclosed prior the the sale of the home. Since then, I have had to abandon the house entirely because the mold aggressively spread all over the house. To date, I am unable to live in the luxury home with beautiful presentation and pictures. The house has roof issues, water issue, sewer, electrical and mold issues. Before buying a home from Manuka, please conduct your research, ask to have the house professionally inspected. My excitement quickly turned sour and I now have nowhere to live and all my furniture are being ruined by mold!

@@davebigs what happens is the developers advertise these houses in US dollars, but for anyone wanting to purchase for example a Jamaican, they will convert the price from US dollars to Jamaican dollars using the currency rate of exchange at the time.

Its lovely, but for 2 million it better be and to be honest 4 bedrooms isn't that much for the price point it should be at least 5 bedrooms with 4.5 bathrooms. But lovely concepts a welcome addition to the north coast. Richmond Estates is beautiful absolutely lovely concept, building quality of the homes not the greatest but not the worse either. It's overall concept, layout and amenities that set Richmond Estates apart. So this should be a baton exchange not a competition, the whole Jamaica is better for it with the different building concepts, my only gripe is that at these prices it's going to limit access to a lot of locals, returning residents and anyone from other countries interested in buying into Jamaica 🇯🇲. So keep this in mind as more builders are considering these idea's and concepts. Am all for profit 📈 but affordability is also equally important. We need balance in our homeland it can't be only about people with money or deep pockets.

Everything is gonna be too close for those prices. I wouldnt make apartments at all. Make all villas with a lot of privacy. Use trees to give the feeling of seclusion because 1000 is a lot.

When you are showing these properties please research if the developers are Jamaicans or foreigners. You viewers should know who they are supporting if they purchase units.
I was at particular development in St Ann and the white American Property Manager was obnoxious. He said " This is how properties should be built not like what Jamaicans are use to".
The owners were 90% returning residence. Purchasing these homes from foreigners does not put any money in St. Ann.
Developers take their money back to the USA.
Are the developers waiting for sales before they kick off this project?

Richmond is not luxury and cannot compare to this. Richmond is dated/ old fashion design inside and out. Also some parts of Richmond has ongoing termite issues for a while now.

Please use images that reflect us, we are not invisible. Nice to look at but from an environmental perspective wow!! too close to the sea. Also doesn't look sturdy enough to withstand the angry and destructive hurricanes that visit these parts. Some of our structures are close to ending up in the sea 'cause people didn't listen.Need I say more.
I wish the developers and the people that put these videos together did use images that reflect us, unfortunately we see this time and time again. This needs to be taken up with the developers for sure. Having said that, these will sell out due to supply and demand.

Someone mentioned earlier about the images - Lol. Very obvious clientele aiming to attract. At these prices the ordinary/typical working class (starting out and just going up the ladder!!) residents are unable to afford these houses. Are there any developments in the area that offer rentals for Jamaicans wanting to return home? I have no spouse or children, so buying a house doesn't make sense for me at this time.
Viewers, be careful buying a home from this developer. Not saying not to buy from them, but before you do, check out pyramid point and great pond. Pyramid point is the same design as this home and more than 90% of the homes has mold. The homes are not built right and have a lot of issues. The developer is telling homeowners to buy dehumidifier to get rid of the mold. They knew of the issues and did not disclose it to unsuspecting homeowners. Some homeowners have to leave their homes because of the mold. Please do your research before buying from them because once they get your money, you have almost no recourse because no one want to take them on. Book a Airbnb stay in their development, walk around and talk to the neighbors before buying from them. You will love to regret not doing so!

It’s not the homes that makes Richmond Estate though. Richmond Estate homes are poorly built (the apartments have too many flaws to list and the houses has termite issues) what makes up Richmond are the well kept clean grounds the security and the people living there. Calling this the new Richmond is actually not a compliment. This is way nicer I just hope the houses gets a backyard unlike Pyramid Point.
Book a stay at one of the Airbnb in the community, walk around and talk to the neighbors. Please do your homework. Once they get your money, you will live to regret it!

Sorry this place doesnt wow me. It feels claustrophobic to me. Very small, no kitchen windows .the living and dining small so are the bedrooms. I am not impressed. Overpriced place for nothing ..why the heck they want to rob Jamaicans of spaces. No yard space, nor front porch and small rooms. Then to qoute it in us lol.. you can make 2 houses for that money in my opinion

I'm jamaican and i bought one and well yes, by my peers I'm not average financially..but still jamaican people are getting them...and also I grew up in st ann's Bay (winza-heights) to be exact.

Jamaica will not stay stagnant or cheap anymore it is catching up with some caribbean island as well as the rest of the world. These homes are for those who can afford them you are getting ultra modern amenities and beach front. They are not not for the average Jamaicans. I can't understand why Jamaicans people not necessary those living there but those living abroad are complaining, if it was in the USA or the UK they would not be complaining because the prices are what it is!!!! They expect to get things for cheap; the country is now moving forward after many years of no growth and an underperforming economy. The government are building home that some of the average Jamaicans can afford and those who can't will rent. That is what happening in todays world.
