Why are these houses not priced reasonable for Jamaicans who actually want a good house to buy and live in comfortably? Why isn't there a price point that real estate companies cannot past, we are a third world country for God's sake.

The plus that i see are, split floor plan which was fail to mention, double door entree, walk in closet, wood vaulted ceiling which are too high.

I heard that they've been in phase one for several years now, and some of workers haven't been paid...which is one reason phase 1 hasn't been completed. Also the grounds haven't been kept up with some of the properties, and the company is slow to respond ---which is another turn off. They also require 20% down payment although the standard in Jamaica is 10%. And keep in mind this was an additional 10% ALTHOUGH the bank was financing 90%. So HOW does that make any sense? I watched another RUclipsr who was looking to purchase in this subdivision, and although they lost the $1k usd earnest money, they walked away from the contract. They broke down the entire process and they had an attorney to represent them. There is also another monthly fee in addition to the mortgage for just under $600.00 usd for the airbnb arbitrage. It's automatically included.
Yes and no. There are five homes that have 600 square foot basement walkouts, with a washroom, in addition to the 3 bedrooms upstairs. The basement walkout could easily function as an extra bedroom with ensuite. The five untis are immediately to the north of the clubhouse and back on the ravine. I believe that at least two of these units are already sold, but I am not sure. Bedt to inquire with the sales personnel.

No HOA has ever taken care of each homeowner's yard. The fees are a little expensive at $124/mo for it not to be a golf course community.
