This is to sell $49.95/month real estate listings (with a $1.00/7 day "trial"), that automatically charges credit card, which is required. It's been my experience that once a monthly (or whatever time frame) automatic credit card charge begins, it's difficult to discontinue the automatic charges.

Carl Lelandt any time you need to discontinue automatic payments, you need only notify the people taking the money to stop and then notify your credit card company to dissallow any further charges. After that you are no longer responsible for any charges approved by the credit card company. Read your fine print, you may need to do the notifications in writing or by email to specific addresses.
I had a VALID Visa gift-card with only $15.00 available on it to use for the $1.00 free trial & it refused to accept it, precisely because they plan on charging you that $49.95 a month NO MATTER WHAT! The number to clal and cancel will probably be to a foreign country who don't speak english, or they'll make you jump through hoops to cancel it, and if that isn't bad enough, then they'll SELL your personal info to anyone who will pay them! SCAM!

This strategy is stupid. Long ago rent to own didn't require 5k down. if we all had that much to put down we would just buy a house. Not everyone who wants to rent to own has bad credit. We actually have 750 credit but need to reduce our income to debt. Part of the point of rent to own is to save a down payment not already make one. If it was just to reduce debt ppl could do that faster by living somewhere cheap.

How much of the $1,000 / mo goes towards the tenants equity in the property?
The amount that goes into your equity is determined by the lender you are using to purchase the home. If the normal and customary rents are $1,000 per month for the neighborhood, the lender will not let any rent money be used towards equity. I owned a mortgage company and a client brought in her rental paperwork prepared by her attorney stating that half her rents to be applied to her equity to purchase the home. The lender stated that only money over and above the customary rents for the area could be used for her for her down payment. So if the rents usual and customary are $1,000 for the neighborhood, you are paying $1,000 per month for rent . Then zero down payment will be applied to your equity. So don’t let this mislead you, check with your lender first to see if they will allow this type of financing. This should protect you from headaches and timeless trouble in trying to buy a rent to own property. I’m all for rent to own so “Please for your sake check the lender first to see if they will accept this type if financing, before you fall victim to this. It could save you thousands of dollars.

if they made things more easier maybe the market would be a little more softer and the process will go a little more smoother without a whole lot of different paperwork in a lot of stuff like that
maybe if you can get the people into the properties I mean long as you have to have proof of income you can behave if the rent speaking hypothetically if the rent is 399 or whatever you can say hey you going to have to pay 450 or something like that just to get the you know the get the the money paid off cuz everybody doesn't have a way to put down money their credit is messed up so they can't get money but if they have a nice inn, study income coming in proof of their income if it's SSI social security or you know maybe they might work at a minimum job the job might not be a big-time job but they do have an income coming in if the rent is 450 you can say and you have to pay 5:50 until you pay off of that you no security deposit or whatever just get the house is filled up with people and maybe family didn't really need a place to lay their head

Mark Richardson it's not unrealistic at all. It will work well for those that are serious about it. It is a more expensive way to buy a home but it is still a legitimate way. The company makes it's money from pocketing most of the rent and you would need to read the contract to know what happens at the end of your lease if you were unable to make the purchase.
