    I would have to physically see those replaced rafters without paint. I heard your partner earlier in this video state that the contractor was going to paint over them to hide the evidence of burnt rafters.

    If you can't sell it for a good enough profit, hold it for a few years to get some of your money back, then sell it as appreciation dictates. This will also lower your taxes a bit because as a rental, you can expense these repairs and your capitol gains tax will be 15% instead of 20%. Just my two cents.

    I just completed all videos from 1 to this one! I have capital & and everything I need to get the ball rolling! I’m also located in Houston so for the next few weeks I’ll be looking for deals and doing comps until I find a deal that’s fits what I’m looking for.
