    In Russia, we do the same routine. Mike Ferry is the best, his rules are applicable everywhere.

    Good listing video presentation, I would have also like to have heard what he was going to tell the other agent he was canceling the listing appointment for the seller🤗👏😇😁😀👍👌✌️

    Good job with it, a side note for everybody role playing scripts or presentations is to remember to speak and act as a “seller or buyer” would. Mostly in the sense of terminology and such. (Ex. Don’t say “comps” or “3 and a half bath” either as the seller/buyer and especially as the agent, instead say “comparable home sale”, etc.)
    A good example is at 17:16 asking questions of “what does this mean?”... not only does this help the presenter be more present but also helps them when they go off script to answer questions and getting right back to it. Let’s make it as REAL as possible.

    Love seeing the business attire instead of shorts and tees! The too casual look takes away from the professional appearance.

    Overall its pretty killer. 9:40-10:05 in theirs a little too much pandering that I feel like the seller would catch on to and possibly could check you on and could lead to being put on the defensive. But I get the point. Good script. I guess its all about getting rid of the kinks in your armor when it comes to presenting yourself.

    Great job fellas. The only thing is why did he mix the one minute presentation with the entire presentation? Once he asked the third question “do you want me to handle the sale for you” if the response is yes. Then, why say the “one of 3 things will happen” portion? The one minute script is the quick close no need to go further if they already say yes just sign em up😂😂😂😂 other than that this was a good demo.

      @@Terrell_McClain Biggest problems are they didn't get into real estate to be a sales person or do things that sales people have to do which is prospect on the pone and door knocking. So they try to find all these other avenues to create business which are passive and not active. Most companies sell products geared towards getting you not to prospect and they make a killing off of it because no one wants to do it. Practice scripts and presentation like tom brady trains for football and you'll grow fast and efficiently. Take 1 hour minimum to practice and minimum of 3 hours a day lead generating shooting for 30+ contacts a day. New agents have nothing but time on their hands so utilize that time by lead generating 80% of your day. Prospecting is a skill and understand to master anything will take 10,000+ hours of action. You are going to get rejected, other people will lower their commission, & over price listings. You will have to keep a strong mindset and focus on consistency. Get to a mike ferry superstar retreat asap and get around agents doing 50+ transactions a year the mike ferry way which is the most profitable and duplicatable. Also most brokerages do not coach and train on actual sales skill which is why most agents sell very few homes a year. Where do you live and are you licensed? I can find you a Mike ferry trained brokerage if you need help.

    What’s the point of looking at the house by yourself? I’ve seen people say it in all these role plays but I haven’t seen anyone mention why

      Great question. If the sellers show you the home they will sell you on why they want more than it is worth. You want to look at it from the eyes of a buyer. Try to let them show you the home after you get the to sign the listing agreement.

    Hey Chris, I’m a 25 yr old licensee in Southern California, and have been utilizing my license selling vacation ownership timeshares for the pat 2 years and have learned a lot about sales techniques, handling objections, scripts, etc.

    You begin your presentation with a massive sucker question ?
    "So ... do you want to sell your home or do you want it to sit on the market for a long time ? "
    That's right in there with asking somebody .. if they like saving money ?

      The sucker that made that line has 5000 coaching clients who average over $600k a year in income. His scripts get downloaded by thousands every month. How many people download your scripts every month?

    I don't like the way he said right up front " do you want to keep it on the market or do you want to price it right" That is insulting to me and it sounds so old school, old sales techniques. People are more savvy now. I don't like the "fantasy land" comment either, I am not impressed... He doesn't sound intelligent at all using fantasy land as a reference, sounds arrogant. I think he could have used a better analogy. I feel like I would be completely turned off if I was a seller. It feels so fake and not personable at all.. He has all the right information, paperwork, etc... I feel there are better ways to talk to the seller. I would not hire him.
