One person can make a 20% ROI whilst another 40% ROI on the same property simply from reconfiguring a property the right way. Also means you have the confidence to pay a higher price securing the property knowing you'll add vaule that maybe others won't see.

The overall finish to the house is stunning, congratulations. If I was to give any constructive criticism on the property. I would of personally kept the walls more neutral without the wallpaper feature walls, and also used a better finish on the radiators for a house of that value. Yes, that can help and we may do that in the new houses we build. However, this property is not difficult to sell because of its location. We have already pushed the ceiling price, so it would be difficult to make more profit.
Out of all the videos I've watched, it's one of the best presented in terms of your strategy in the deal so well done on that - keep up the fantastic work. Of course this particular deal was given to you by a property sourcer, I'd be reluctant to pay such a hefty fee as it does reduce profit margin. That £10k could've been used towards a contingency plan if something were to go wrong with the renovation, contributing towards void mortgage payments or put towards another property deal if you were to find something yourself! However, you're clearly very experienced and know exactly what it is you're doing in the market and wish you nothing but the best Saj.

For a late 20's first time buyer would you a) Go for a habitable property with a bit of a refurb needed or b) Go for a complete project where everything would need to be done? This would be with the end goal of living in the house for 5-10 years. And how should I budget for a refurb if needed?

Thanks for the suggestions. With this project we have already pushed to it the limit of the street ceiling price. There are many more things that could have been done however it would not really increase the price much further.
Also, with this type of property, extending the full width at the rear makes the dining room (rear downstairs room) really dark as you cut out all the natural light.

As a QS I'm surprised the refurb cost was as high as 130. But there's certainly quality everywhere you look. Some nice tips, thanks for the vid. Maybe I will try a bit of feature wallpaper on my next flip, I've always been of the opinion that no-one hates a low key paint colour but at least 10% of viewers will absolutely hate your choice of wallpaper. But it works here. Nice job.
How did you find the right builders? Or if you were starting again where would you look for a good builder and how would you know they were the right ones?
I would ask other local developers/architects who they recommend and then go meet them. I would look to meet them several times and ideally whilst they are working on projects. I would also look to start them with small jobs to see how they work before giving them a large refurb.

Yes because people want to make money quickly and don't care how the property has been made. they portion 3 bedrooms to 5 , 2 to 4 bedrooms and rent it out! they will look horrible because it will be overcrowded!

Hi Scott, it was all private investor funds and not traditional lenders. However, it would have not been difficult to get bridging finance on a deal like this.

Yes, doing this in affluent areas helps push up the end value as the ceiling prices are higher. We focus on South Birmingham around B13.
