Well known plc Estate agent has 2 properties on for the same price, 20k more expensive than similar properties sold in last 6 months. Agent highly discouraged me to 1 property stated it needs 30k of work etc etc. Why has he overpriced it?

Look at the start of the video and pay attention to the window sills and you will see the end caps are missing !!! Just saying !!!!!!!!!!!

Would you recommend HMO investment if you don’t live in the city. Is it realistic to manage tenants/voids etc or can you appoint an agent. I presume this would eat majorly into margins?
It's now very difficult to make money developing. Auction fees for the buyer are now sky high, a rip off in fact. Add that to the stamp duty and selling fees and you've wiped out your potential profit margin.

That was your first mistake, asking a developer a deal. If a property comes up at that price most likely is that he would want that deal for himself...
The U.K. housing game is dead now if your letting. I just bought my second place of the Wilson’s (south east Kent) they had over 1000 properties and are now selling up!
Hi Adam, depends where you live but there is a flooring company cqlled Floors for you in the West Midlands which offer great deals and good flooring.. Hope this helps.

My dad bought some tiles from Birmingham years ago and though they looked nice they were bad quality and needed changing within a year. Does floors for you have good quality flooring? Because if they do then it’s worth a trip down.

Generally the property is mortgageable if the problem has been correctly fixed with the right paperwork.

Wilson's are selling mostly due to taxation.

Hi Adam, it depends. We put laminate on the ground floor and carpets on the 1st and 2nd floor to minimize noise.
