    Very insightful, especially regarding buying in cheaper areas and the issues that might present. I'm educating myself and your channel is one of the best I've found for honest, no nonsense information. I am a mortgage advisor by profession and have lots of experience in the property market.     Hi Saj, I came across your channel a couple of days ago, and I am watching your content as much as I can during my free time!
    I'm 24 and my focus and studies are more related with the corporate world and the stock market, but I admit, i am starting to understand that I clearly have a passion for Real Estate too.
    I find your channel extremely helpful, the knowledge and experience you share in your content is definitely inspiring. I know the RUclips world myself and.. lots of gurus and blabbermouths out there.. you are legit and I would say a must watch!

      I prefer to fully furnish HMO's and provide single lets as unfurnished.

    Could u give examples with numbers plz , if I end up buying property in cash in liverpool majorly for rental yields, and eventually selling it 3 to 4 yrs down the line at a profit,what should I look out for??

    Hi Sam, i'm 20 and want to buy a property in Birmingham, do it up a little and then rent it out. However, I live near London which means i'lll be over 2 hours away. Do you think this would be a major issue for coordinating mild renovations? All property near me is way out my budget and Birmingham is ticking all my boxes! Thanks.

    How to get them out if you happen to inherit the tenants.

      My preference is to buy property with vacant possession.

    Saj, I'm on the verge of buying two btl properties in London, however, there seems to be a bubble recently and I wouldn't want to buy at the peak. Would you suggest waiting the storm till June/July or buy now? Also what are you opinions on ex local authority maisonettes as they have less service charge, larger and cheaper. They have higher yield compared to private flat/maisonette

      @@TheSajHussain also what do you think about ex local authority properties? So as an example I can get two ex local authority maisonettes for 300k each (3beds) with 1550-1600 rent and lower service charge compared to a private flats that are around 280-300k but 2 bed that brings in 1350 rent and higher service charge. Am I missing something? My objectives are both cash flow and capital appreciation.

      @@MrCommandert10 generally speaking they are a good investment. Well built spacious homes. However, the location is absolutely key.

    Hi Saj, i have a small block of flats, rent out £600pcm each., im thinking of converting the attick into another flat. My theory is if it costs me 30-40k, i can get another £600.
    In order to get £600 from a seperate property, it would cost me around 150k for that property, so if i can just spend 30k i figure im saving a lot of money.
    The additional flat and income will add value to the building surely,
    Am i mssing anything or is this a bad idea?

      Yes, absolutely! On these figures you are generating an 18% annual return on investment.
