  • The property investing industry is not a bed of roses. Refurbishment on this HMO project has fallen off track due to a number of mistakes the builder made and failed to rectify. We unfortunately had to sack the builder.

    This is an amazing video, I learnt so much from this. Its a refreshing change to see where projects have gone wrong, the reasons why they have gone wrong and how to resolve the issue. You even showed how you may be able to get money back from the builder and how to move on. Thank you for this.

    This was a great watch. So often do you see landlords speaking on the pros and of doing refurbs and never on the unfortunate events that occur in the process, particularly involving unreliable or incompetent builders. This video gives us some insight into the, somewhat inevitable, issues we may face as landlords. Great vid Saj👌🏾

    I love the fact your still sympathetic with the builder , us builders usually over stretch ourselves because we dont want to let people down , i have seen colleges go under juggling jobs , i have done it myself but its better to say no to work and keep existing customers happy.

    These are super useful. I'm an architect and photographer in London, and just love the tidbits of info.. wow. those contractors can be quite unprofessional sometimes..

    Unless it's a design and build project. The builder would simply be given instructions and drawings as to what to do. Which is what he's done.
    So none of this is his fault.
    if you want to hire an architect who does very little, or simply tells the builder what you want without details. That's all on you.

    Love the honesty. Sounds like the builders we originally used for our project. Just awful. Huge learning curves which we’ve taken the lessons and positives out of.

      It was just disappointing that this was a builder we had worked with before on other projects.

      @@TheSajHussain I can imagine the disappointment. Mine were individuals I’ve known for a very long time and trusted implicitly and they left us in a horrendous situation in the middle of winter with 2 kids under the age of 2 living there. Awful times and many many lessons learned which is the great thing about it. Glad you managed to get it sorted in the end.

    Would love to see more videos of things going wrong, so much content showing success in property but more of this would be great as it gives us viewers the problems so we can see them before they happen, and also the solutions!!

    Timber door frames should have been installed after the plastering they’ll just soak up the moisture and become a problem

How to find a good contractor for our big scale renovation projects and small scale maintenance work. How to find a good project manager like Aidas to monitor the project on our behalf?     Im a builder and i can tell you that the clients dont have the works fully designed or specified and the consultants are not employed thru the works to save money and then blame the builders for all the issues. The builder is not the designer only a contractor

      I agree the builders are not designer and we do not give this responsibility to them.

    Another great vlog, Saj. Is there a reluctance from another set of builders coming in to a job which is half finished? If an issue arises down the line how do you establish which builder is at fault?

      Yes, there can be. However, we have several build teams that work with us so it wasn't really a big problem changing over.

    Thanks Saj, really helpful to see how these things can go sometimes. Just a question about boarding up the walls - I'm guessing this is cheaper than plastering the walls? Or would you board them and then plaster and then paint? Thanks!

      We will be skimming the walls and ceilings just like the attic rooms they started in the video. This is to get a better finish.

      Not from auction, usually direct from the property owners. In and around Birmingham.

I am looking to take on a big victorian style end terrance and converting to high end 6 bed hmo in Nottingham. I appreicate you work in Birmingham, but if you have any recommendations for hmo builders in that area please let me know.

      Absolutely, end value will be circa £500K. It won't cost a huge amount to rectify the problems and get back on track. Make sure you click and subscribe and notify as I will be doing a follow up video in a few weeks.
