    Thanks for such an honest look at the figures Saj, a lot different from some other property trainers! A lovely house and street too. Wouldn't mind living there myself. Great idea with that basin on the cistern, never seen that before!

    Hi Saj, brilliant and detailed as always. I looked at rent2rent a few years ago but for a number of reasons didn't pursue. Back in a position to approach owners now, so this video was great at breaking down the numbers.

    Interesting about the shower and basin. I find most ensuites are so small you end up in the bedroom pretty quick anyway.

    Excellent video as usual. R2R is the strategy I am planning to embark on but the problem I am encountering is that most estate agents want to work with companies that have been in operation for at least 3 years. How can I overcome that objection? Any tips? Thanks in advance

      Maybe for your first few deals you could partner with an existing R2R operator. Another option can be to pay rent upfront. It's really about understanding the agents underlying concerns and how you can overcome them.

    Hi Saj, I have a question; how to R2R a house/flat and rent out one or two of the rooms to lodger(s)? What contract? (AST - subletting illegal, Company let - you can't live in a Company).

    Hi Saj. how do you deal with who the responsibilities of minor/major works within the agreements, that take place between all parties ? I feel this is a grey area and isn't covered as much. how can one avoid arguments and disputes with the landlord and the housing association ?

      Ranjit these can covered in detail in the agreements. Any easy way to do this is for example is set an amount, you cover repairs under £100, Landlord over £100.

      It's not a problem because you are controlling property and not owning with Rent to Rent.

    How would you approach a estate agent with this idea and I assume it would be easier to do with a mortgaged house but how would u deal with the lender etc

      When approaching letting agents you are looking for landlords that will consider a guaranteed monthly rent with no voids and possibly no maintenance. If the property has a mortgage (this one doesn't) then you would use a Management Agreement instead of a Lease to control and property and income.

    Can I legally buy a hmo deal by someone who is running the hmo (sub letter) deal now in a article 4 area avoiding planning permission? If so how much would someone (sub letter) sell the hmo over to me?

      You would buy the contract or take over the contract. Value is dependant what it is worth to you.
