In my opinion it is. This is because you are not paying an interest based mortgage. You are renting a product, adding value and re-renting for a profit.

Its through a letting agent and it's a terrace house near Stafford centre with off road parking and lovely garden: It's a 3 bed in good repair albeit slightly dated 650 per month 950 deposit 1 month upfront 575 corporate credit check So I'm looking at just over 2k to get in. I want to turn it into a 4 bed using the downstairs front reception as a bedroom. I will need to put up a partition wall though. Do you think I should aim for a HMO or just rent to 4 tenants? The letting agents want a 2 yr deal however I want 3yr
have a down payment, you'll have to get good at closing deals too. or just go straight to land lord cuts out the letting agent and the credit check I think

Hi Saj, I know this is a little off topic but would really appreciate your input. Seriously considering a HMO investment in Birmingham at the moment. What is the council like with HMO licenses at the moment? Are they still issuing them? Are their any particular areas where you are more likely to be issues an HMO license? Or would you advise me to avoid Birmingham for an HMO due to over saturation? Would really appreciate any advice. Love your content by the way. You are an inspiration. Keep it up!
As long as the property is set up in a compliant way then licencing is not a problem. It is more challenging getting planning for 7 or more people HMO's. Also, we are expecting Article 4 to be introduced Birmingham wide from June 2020.

Why would a landlord ever consent to this? The house would get battered by all the extra people so why wouldn’t they do it themselves to take the extra profit to offset the extra repairs and renewals? Load of rubbish. Ps I’ve been a landlord for 15 years

Yes, but only if you are working on good profit margins. Otherwise you will be making very little for your efforts.

Rent To Rent is not based on Credit History. Other options are also partnering with someone else.
